Part I: Provide short and precise answer for the following questions (40 Pts)

1. Briefly describe the purpose of specification in construction projects. In case if a contradiction


arises between drawing and specification in construction activity which one do you think will
govern and why. [6 Pts]

2. a) Briefly discuss the effects of mistakenly small or large quantities filled in the BOQ of a
specific project. [6 Pts]

b) A contractor after carrying out of 15,000 m3 bulk excavation in bank state for foundation
work he has requested the employer to pay him for the cart away work based on the number
of trips that the haulers (dump truck) has transported. The client has completely refused the
contractor request and insisted that he will settle the payment based the volume of soil
excavated in bank state. Who do you think is correct in this case if MOWUD 1995 standard
condition of contract is used? Justify your answer. [6 Pts]

3. a) What is Front Loading and what are the possible effects it can cause on a specific project.
And point out some of the ways it can be controlled. [6 Pts]

b) Enlist at least five major factors which a contractor has to carefully asses when he decides
to participate in tender of a certain project. [5 Pts]

c) Describe the different components of indirect cost which has to be considered in cost
establishment. [5pts]

4. If you were required to carry out the valuation of 12 years old G+5 office building with a total
built up area of 10,000m2 and land plot of 2,000 m2, state the possible entrants that you will
carefully consider in order to valuate the property and which method of valuation would you
prefer? Why? [6pts]

Part II: Answer the questions based on the information provided. (60 Pts)

1. From the Explosive Storage drawing given on page 5-10, Take off the quantities for the
different items of work and prepare the specification and BOQ with the engineers estimate
based on the information provided here under. [60 Pts]

Note: Neatly present the takeoff sheet, the reinforcement bar schedule and the unit rate
analysis for concrete.

Specific Information for unit rate analysis of Concrete


Note: The unit cost of concrete need to be calculated based on the following information.
• Concrete grade 25Mpa, The constituent material per m3 of concrete is: Cement Content = 365 Kg,
Sand = 0.52 m3, Gravel = 0.8 m3, Water = 0.213 m3
• Cost of material delivered to the site; Cement = 340 birr/quintal, sand = 310 birr/m3, Gravel = 190
birr/m3, water = 12 birr/m3
• Crew formation and their monthly salary per person are; Foreman=1, (4,000birr); Carpenter=1,
(3,000birr), Mason=2, (2,400birr), Gang Leader=1, (1,500 birr), Daily Laborer=25, (1,050 birr) and the
hourly labor output is 1.2 m3.
• Assume that there are 4 Sundays in a month and the labor index factor is 1.45.
• Utilization factor for the foreman is 25% and for the rest of tradesman is 100%.
• Hourly rental rate of equipments are; Mixer=42 birr, Vibrator = 18 birr and tools = 5 birr
• Assume 15% profit and 10% overhead cost
