DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and executed this ______________________

at Iloilo City, Philippines, by and between:

xxxxxxxxxxxxxxxxxxx, of legal age, Filipinos and residents of

Block 5-I, Lot 39 Schubert Street, Jade Hts, xxxxxxxxxxxxxxx,
Muntinlupa City, Philippines, hereinafter referred to as “SELLER”;

and

_____________________, of legal age, Filipinos, and

____________________________, Iloilo City, Philippines,
hereinafter referred to as “BUYER”

WITNESSETH: That

WHEREAS, SELLER is the rightful and registered owner of a parcel of land and
all improvements standing thereon, and more particularly described as follows:

“ TRANSFER CERTIFICATE OF TITLE

NO. xxxxxxxxx”

A parcel of land (Lot 1, Block 3, of the consolidation-

subdivision (LRC) PCS-8915, being a portion of the
consolidation of Lots 1058-B and 1071-B, PSD-37 L.R.C.
CAD. Rec. No. 9959) situated in the Barrios of Dungong
& San Isidro District of Jaro, City of Iloilo. Xxxx
Containing an area of THREE HUNDRED FIFTY EIGHT
(358) SQUARE METERS, more or less.xxx.”

WHEREAS, the SELLER desires to sell the aforementioned parcel of land and all
improvements standing thereon and the BUYER is able, willing and ready to buy the
same under the terms and conditions herein below set forth:

NOW, THEREFORE, for and in consideration of the sum of

_______________________________ Philippine currency, VAT-inclusive and
receipt hereof is hereby acknowledged by the said SELLER, the SELLER hereby SELLS,
CEDES, TRANSFERS and CONVEYS by way of Absolute Sale unto the BUYER, their
assigns and successors-in-interest the aforementioned parcel of land and all
improvements standing thereon free from all liens and encumbrances in favor of any
person or entity.

SELLER hereby undertakes that she shall warrant and defend the title to the real
property of this Deed against all claims of all persons or entities.

SELLER also warrants that she can transfer the title and possession of the
aforesaid real estate property to the BUYER and that there are no other transactions
pending registration with the Registry of Deeds in Iloilo City that will adversely affect the
rights of BUYER.
 SELLER further guarantees the right of BUYER to take possession of the properties
subject of this agreement upon the signing and execution of this agreement and will
defend against all judicial or administrative actions for eviction.
