PREVENTATIVE MAINTENANCE

and
that

3 Check the satisfactory operation of the fire alarm bell. Y Y
4 Check that the fire alarm zone facility is reset to normal. Y Y
5 Check and test each alarm zone facility to confirm its ability to operate the Y Y
master alarm facility.
6 Check that all visual and audible indicators are operational. Y Y
7 Check that all control and indicating equipment is in a clean and operational Y Y
condition and effectively dust sealed.
8 Check all fire indicator panels (FIP),extiguishant local control stations Y Y
(LCS),repeater panels and mimic panels are clearly visible and readily
accessible (see AS 1670).
9 Simulate fault conditions on all alarm zones to ensure that fault indicators,both Y Y
audio and visual,are operating correctly from each alarm zone facility.
10 Check the battery condition by operating the battery test facility for 1 minute and Y Y
record battery condition in the log.
11 Check all extinguishant containers,manual mechanical release mechanisms and Y Y
all other ancillary equipment to ensure they are secure undamaged and
unobstructed.
12 Check
and
record
gauge
pressures
where
applicable.

If container pressure loss is greater than 10% of the normal filling
pressure,report to the owner or agent for corrective action.
13 Check the function of all extinguishant manual initiate switches and the Y Y
extinguishant inhibit switch on each LCS.
14 Check
that
all
discharge
nozzles
are
not
obstructed
and
are
correctly
aligned.

Conduct a visual inspection of all exposed pipework,support and mechanical
controls.

17 Check all detectors and sampling points for any condition which is likely to Y
adversely affect their operation,such as dust deposits.
18 Check at least one detector on each alarm zone circuit and confirm that the fault Y
signal

registered
at
the
appropriate
alarm
zone
facility.
Check that an alarm on each detector registers on the correct alarm zone facility.
19 Determine
the
sensitivity
of
all
detectors
by:-

testing
in
situ,
or
(2)
removing
the
detector
and
replacing
with
a
detector

This check shall include the operation of the valve actuators,where this can be
done without discharging extinguishant or damaging the actuator,in which case
the
test
shall
be
carried
out
using
a
device
to
simulate
actuation.

inadvertent
discharge
of
extinguishant,
(2)
allow
leakage
of
extinguishant
from
the
area,
and
integrity
is
re-established.
-
record
the
results
of
maintenance
procedures
in
the
log.including
all
items
requiring
corrective
action
or
adjustment.

check
the
items
previously
recorded
as
requiring
action
have
been
attended
to,or
record
reasons
why
corrective
actions
have
not
been
completed.
-
inform
the
building
owner
or
agent
that
the
maintenance
is
