1. Preface
Welcome to be our tenant at Changsha International Financial Square (IFS).
This fitting out guide will provide relevant information and guideline to assist tenant
carrying out fitting out work safely, effectively and efficiently, and at the same time
giving guidance for tenant to comply with relevant house rules stipulated.
“International Financial Square Property Management Limited” , or simply in the name
of“Management Company”, acts on behalf of landlord of IFS to provide quality and
satisfactory tenant service to assist our tenant at all time in completion of fitting
out work.
Besides, Management Company will also provide one-stop property management services by
means of answering any fitting out or technical enquiries. Should there be any query,
tenant is welcome to directly contact the Management Company any time.

Under normal circumstances, representative of Management Company and Proxy of Landlord


will be responsible to vet, advise and provide recommendations to tenants’submitted
fitting out proposals and drawings. All comments or recommendations will be collectively
consolidated by the said representative and / or proxy, and will be dispatched to tenant
prior to fitting out work commencement.
Tenant is highly recommended to read through and follow all rules and responsibilities
stipulated in this fitting out guide and corresponding appendices, forms and agreements;
making those forms and agreements clearly filled, duly signed chopped with company chop
and returned (with supplementary proof if applicable) to Management Company within
reasonable time and / or prescribed period required in this guide. Tenant and / or his
employed consultant(s) and contractor(s) in all time shall comply with the requirements
under this fitting out guide and relevant local code and statutory regulation throughout
the fitting out design, work and operation, and would be liable to any incompliance /
irregularities (if any). Tenant and / or his employed consultant(s) are required to
verify / inspect all onsite conditions of the premises prior to any fitting out design.

Prior to work commencement, Tenant shall be responsible to make application and


secure all authorities’ approval, and obtain relevant approval document for the work
at its own cost, and post all relevant approved document inside the premises prominently
as well as returning the same full set approved copies to Management Company before the
work.
Besides, Management Company reserves the right to make requests for amendment, addition
and omission of tenant’s submitted design proposal if necessary and/or if statutory
required, while tenant is responsible to bear all relevant cost and responsibility that
directly and/ or indirectly incurred before and / or after completion of work.

(This fitting out guide only describes the normal circumstance and conditions of fitting
out work while this guide may not be contractually affecting any terms and conditions
stated in the concerned tenancy agreement. In case of any discrepancy between this
fitting out guide and tenancy agreement, tenancy agreement will prevail.)

Fitting Out Work Application and Approval


Management Company is authorized by developer and landlord to be the focal point of contact for
any enquires of tenant. Tenant should note that any fitting out work within the premises under
the lease shall obtain prior approval by Management Company.
Tenant shall be responsible for all cost arising from any unauthorized work and mistake(s) from
any inadequacy or inaccuracy of its submitted information.

Tenant's Consultant
To ensure interest of tenant and smoothness of work, tenant is recommended to employ his local
design institute, consultant and contractor with the following qualification:
a. The local design institute should obtain state-recognized qualification equivalent to the
highest level.
b. The fitting out contractor should obtain state-recognized qualification equivalent to 2nd
level or above.
c. The work inspector should obtain state-recognized qualification equivalent to the highest
level for site work inspection and coordination within the premises.
d. All professionals, including structuralengineer and architect, should obtain state-
recognized and registered qualification.
Tenant should assign an experienced and qualified designer for preparation of design drawings
and document for authority submission and at the same time submit the same copies to Management
Company for vetting. All relevant direct and indirect cost of consultancy and submission shall
be borned by Tenant.

Tenant's Contractor

Tenant is required to submit and duly fill “Form 6”of ‹Tenants’Consultant and Contractor
List› to provide required information of his employed designer, professionals and contractors.
All works at common area and / or works affecting third party of the mall and / or specified
works shall be carried out by Recognized Nominated sub-contractors while such sub-contractors
shall be directly hired, paid, coordinated and supervised by Tenant. Tenant is required to
submit relevant information to Management Company for approval.
Tenants can refers to “Appendix 3”of ‹Recognized Nominated Sub-contractor List› and“Appendix
4”of ‹Works by Recognized Nominated Sub-contractor› regarding relevant arrangement of the above
Relationship between Landlord / Management Company / Tenant / Recognized Sub-contractors:

Landlord Includes any person, other than the Government, who is entitled to receive rent
from time to time in respect of any premises, and in relation to a particular
tenant means the person entitled to receive rent from tenant.

Management Includes any authorized person of landlord, who is from time to time entitled to
Company receive management and administration fee in respect of any premises, and in
relation to a particular tenant means the authorized person entitled to receive
building management and administration fee from tenant.

Tenant
Includes any person, other than the Government lessee, who has the right to use
leased area under the control of house rules shall be person being obligated and
responsible to comply with law, regulation and other restriction of location
Government at time of usage of leased area.

Recognized Being recognized sub-contractor, who provide one-stop feecharging fitting out work for
Nominated Tenant.

Tenant shall submit full set of fitting out design proposal to Management Company for
vetting and approval. The vetting and approval progressing time will depends upon the
complexity of design, completion of information, and mutual agreement between Tenant
and Management Company of the submitted fitting out design proposal. The vetting and
approval process is displayed in the flow chart refers to the following:

a. To avoid unnecessary delay, Tenant is recommended to follow the above submission


flow in respect of fitting out design proposal, drawings and design substantiation.
b. Tenant is required to inform Management Company regarding to Authority approval
period in case of works that requires Authorities submission, and shall have
obtained Authorities’ and landlord’s formal approval prior to any work
commencement.

c. Upon the receipt of fitting out design proposal, Management Company will normally
revert comment(s) to tenant in approximately 30 working days or else agreed period
in particular on situation in respect of any design change and proposal of the
fitting out proposal. Approval of submission by Management Company will highly
depend on the compliance of stipulated fitting out requirement of this guide.
d. Tenant is recommended to submit the complete set of fitting out design proposal to Management
Company directly for assessment to aviod unnecessary deviation and error and get Managemenet
Company’s feedback within desirable period.
e. The comments and/or approval of any documents by the Landlord or the Management
Company will neither guarantee that the construction can be proceeded, nor imply
that the Tenant’s proposals will be acceptable to the relevant Authorities /
Government Departments. Therefore, Tenant’s consultant shall make sure that the
fitting out design is submitted after obtaining approval from Authorities /
Government Departments together with approved document to the Management Company
for vetting.
f. Work commencement is allowed upon obtaining approval document from Authorities and
work permit from Management Company.
g. Tenant shall be responsible for any cost and delay caused by incomplete information
submitted, incompliance of house rule and / or regulation, irregularity and etc.

6. Handover of Premises
7. Fitting Out Design Proposal Submission

Handover of Premises
a. The Management Company will provide handover certification once the Tenant has completed the
leasing procedure and settle the Management Company fitting out service fee, construction waste
disposal fee and fitting out deposits and else considered necessary. Management Company will issue
written document and arrange premises handover at specified date. To speed up the handover process,
tenant should duly fill in and submit company chopped “Form 1” of ‹Agreement to Authorization›
and “Form 7” of ‹Tenant’s Emergency Contact List› to Management Company at least 2 working
days prior to handover.
b. Representative of Landlord, Tenant and Management Company will hold a handover meeting onsite for
verifying landlord provision with premises’ key, actual condition survey and record, handing
over of premises as per “Form 8” of ‹Unit / Shop Condition Survey Record› to complete the
handover procedures.
c. Prior to fitting work commencement, tenant is required to fill in and submit “Form 2” of ‹Fitting
Out Application Form› together with relevant cheque settlement to Management Company for obtaining
work permit and confirmation to work.
d. Besides, Tenant and Tenant’s contractor are required to fill in and submit “Form 4” of
‹Agreement to Fitting Out Obligation and Responsibility› and “Form 5”of ‹Agreement of Fire
Safety of the Premises› to Management Company for ensuring any site work, management, protection,
control, supervision, safety and else activities done inside the premises by Tenant and Tenant’s
contractor being satisfactorily in compliance to house rules of the building and government
regulation.

Fitting Out Design Proposal Submission


a. The proposal together with relevant information, including but not limited to drawing details,
equipment checklist, specification, material, method statement, loading and vibration calculation,
noise, electromagnetic interference information shall be duly chopped and submitted for vetting.
b. Whatever related to structural and / or building addition and alteration work to the building,
Tenant is required to submit detailed proposal to Management Company, including but not limited
to structural calculation, addition and alteration methodology, method statement and etc. All
those information shall be well prepared, clearly presented, verified, signed by recognized and
registered structural engineer or other approved professionals.
c. Relevant proposed fixing / installation method, dimension, flooring and else architectural aspects
shall be shown on the submitted drawings and plans in detail.
d. Management Company reserves the right to require for additional information from the tenant any
time during the approval process by Management Company whenever necessary.
e. To facilitate and speed up the above approval process, Tenant shall duly fill in and submit “Form
3”of ‹Tenant’s Technical Questionnaires and Checklist› to Management Company for approval and
record.

Documentation and Drawings Submission Format

a. Four (4) sets, which contain two (2) sets of whiteprints (A3) and two (2) sets of
blueprints (A3), of documents and CAD drawings should be submitted. All submission
document and drawings shall be in compliance of local regulations, duly chopped,
signed and verified by tenant’s designer, consultant and auditor of the local design
institute with state-recognized qualification equivalent to the highest level prior
sending to Management Company for vetting.

b. All drawings shall be in metric unit and contain adequate and clear information,
including accurate drawing scale, dimension, unit, floor level, title, shop number
and name, date, drawing number and etc.

c. Tenant is required to submit 3D color rendering computer drawings to show the real
dimension of proposed fixture and furniture inside the premises, including details of
shop layout / elevation, shop front elevation, signage, facade and etc.

d. Any amendment, addition or omission of resubmitted drawings shall be duly marked with
revision cloud for identification and speeding up of returning of comments.

e. Tenant shall follow stipulated requirement in accordance with “Appendix 1” of


‹Fitting Out Guide Checklist›,“Appendix 2”of ‹Sample of Fitting Out Drawings› and
the following drawings format submission requirement for its fitting out design and
installation submission. All related AutoCAD electronic copies should be submitted to
Management Company for record.

f. Material sample and information shall be submitted for approval, including but not
limited to proposed finishes on suspended ceiling, floor, wall, signage, lightbox and
etc.

g. Tenant shall submit full set of as-fitted drawings and relevant information both in
electronic copy and four (4) hard copies duly chopped by construction party to
Management Company within 2 weeks upon work completion.

h. To mitigate the likelihood of fire risk from shop front lightbox installation, tenant
is recommended to read“Appendix 5”of ‹Tenant’s Lightbox Installation Requirement›
for any related design and installation inside the premises.

i. Tenant is required to connect the shop front lighting (at a horizontal distance of 2m
measured from shop front) and lighting for signage to the dry contact provided within
the premises. This serves as building's on/off control for shop front lighting and
signage.

j. To unify shop front design of the mall, any supply, installation, addition, alteration
and reinstatement of existing shop front shall be done by recognized building nominated
sub-contractor.

Upon the approval of submitted fire service drawing by Management Company, Tenant is
required to directly hire Recognized Nominated sub-contractor for any fire services
installation authority submission to Fire Service Authority of the premises at tenant’s
own cost.

The approval of any documents by the Management Company does not in any way imply endorsement
by the relevant Government authorities of the specifications upon which the proposal has
been based. Similarly, such approval will neither guarantee that the construction can
proceed, nor imply that the Tenant’s proposals will be acceptable to the relevant
Authorities / Government Departments.

Besides, Tenant is required to submit amended fire service drawings together with relevant
document to the Authorities for approval in case of any alternation and modification of
fire services facilities or the fitting out design.

The work may be allowed to proceed upon obtaining written approval by relevant Government
departments / Authorities and full settlement of related services fee and charge to
Management Company.

a. Fitting out deposit is payable to the Landlord prior to work commencement by Tenant or
Tenant’s representative for the purpose of indemnifying the landlord to all direct or
indirect damage and loss incurred by acts of the Tenant / Tenant’s contractor work or
mishandling of fitting out construction waste disposal by Tenant / Tenant’s contractor
work during fitting out period.

b. The Landlord and Management Company reserve the right to impose additional fee and
charge to the Tenant or Tenant’s representative for reimbursement of deficiency of any
difference in case of fitting out deposit is insufficient to indemnify the loss incurred.

c. Prior to work commencement, the Tenant or Tenant’s representative shall be required to


pay monthly fitting out management fee to the Landlord or Management Company.

11. Fitting Out Deposit and Construction Waste Disposal Fee

Remarks: Tenant or Tenant’s constractor is responsible for carting away daily waste of the
premises to the designated area of construction waste disposal. They are advised to contact
Management Company for further assistance and coordination in advance, in case of disposal
waste greater than 6m3 per day. The construction waste disposal fee will include packaging
of waste and delivery fee to cart away the waste from the building to disposal district
recommended by Environmental department. Tenant is liable to penalty for any violation of
rules if waste is dumped beyond the designated area of the mall.

f. Work may be allowed to commence after the Tenant has duly filled in and submitted the
“Form 9” of ‹Fitting Out Fee and Charge Payable› and has settled relevant fee in full
to Management Company upon obtaining valid working permit.
g. Prior to refund application of fitting out deposit, tenant shall submit all outstanding
as-fitted drawings and document to Management Company. Otherwise, Management Company
may reserve the right of rejecting the deposit refund application of tenant until the
receipt of the said full set as-fitted drawings and document.
h. The deposit will be returned in approximately 20 working days after completion of the
fit-out work with no interest, minus any deductions for damages and provided that there
is no outstanding payment or penalty.

Application Form› together with associated fee and charge, innot less than 2 weeks in
advance, to Management Company. (Tenant is liable to any direct and indirect cost,
delay of work in relation to any building system suspension arising from above
application that may sometimes require coordination with other premises / involvement
of Government Authorities, and thus Tenant is recommended to check and make application
with Management Company as early as possible) The relevant fee and charge payable are

possible . Illegal power connection at common area / building is prohibited.

Management Company designated location in order to avoid water spill out and
contamination of public area during the fitting out period. (Collection of water with
approved water container at designated location is free of charge.)

Payable› and “Form 11” of ‹Pipework Cleaning for Air Conditioning System Application
Form› together with associated fee and charge, of not less than 2 weeks in advance,
to Management Company. (Tenant is liable to any direct and indirect cost, delay of
work in relation to any building system suspension arising from above application
that may sometimes require coordination with other premises / involvement of
Government Authorities, and thus Tenant is recommended to check and make application
with Management Company as soon as possible.) The relevant fee and charge payable are
as follows:

Cleaning of pipes for air conditioning system at retail and food & beverage shop

(Tenant is required to directly employ the recognized building nominated sub-contractor cleaning of newly
installed, modified, added and omitted pipes of air conditioning system. Chilled and heating water will be
supplied by Management Company upon satisfaction of cleansing condition)

Remarks: All pipework of air conditioning system shall be properly cleaned and Tenant’s
MVAC contractor shall be required to coordinate with Recognized Nominated sub-contractor
for interfacing work of air conditioning system in the building. Any modification,
addition and / or omission work of MVAC work and touch-up at common area shall be carried
out by Recognized Nominated sub-contractor while the said nominated sub-contractor shall
be directly employed, supervised and the relevant cost shall be settled by tenant. The
duration of those works will vary and subject to complexity of work. Therefore, Tenant is
recommended to notify and coordinate the above reqirement and arrangement with Management Company
as early as possible .

b. Except otherwise approved by Management Company, Tenant is not allowed to install


split type air conditioning inside / outside of the premises in order to avoid rejected
heat and condensation affecting adjacent occupants and tenants.

c. Air conditioning service will not be provided to the premises / unit during fitting
out period.

A crossed cheque of fitting out deposit, in the name of ““International Financil Square Property
Management Limited” shall be submitted to Management Company on or before the shop handover
date.

Upon the completion of work, satisfaction and passing of fire service inspection, tenant may make
application of interest free refund of fitting out deposit together with submission of relevant document
and full set as-fitted drawings to Management Company.

Tenant should duly fill in and submit “Form 16” of ‹Fitting Out Deposit Refund Application Form›
to Management Company for application of refund.

The deposit will be returned to Tenant with no interest, minus any deductions for damages and loss
of any public facilities and properties, mishandling of waste proposal or damage and loss arising from
any remedy work incurred due to negligence of Tenant and etc. Tenant is required to pay the balance
in case deductions are in excess of the deposit. In principle, the fitting out deposit should be paid by
Tenant’s contractor.

14.2 Insurance

Tenant is required to arrange and maintain an insurance policy against loss or damage from the fit-
out work and any legal liability towards the physical injury and / or property damage caused by a third
party during the fit-out period. Beneficiary of the policy shall be joined named of Tenant, Landlord,
and Management Company.

The Tenant must arrange a Contractors’ All Risks and Third Party Liability insurance policy for the
duration of the fit-out work. The Management Company shall require evidence that such insurance
has been established with an appropriate insurance provider prior to the commencement of the work.
The Tenant will be responsible for any damage that occurs as a result of work in progress during the
fit-out period, including the work and behavior of the nominated contractor.

Tenant shall be required to arrange an Employees’compensation insurance policy for all his employee
and employed parties in the duration of fit out work in respect of any personal injury to or the death of
any person whomever arising out of or in the course of or caused by the carry out or negligent of
employer of the works. Besides, Tenant shall duly sign, chop and submit the “Form 17” of
‹Agreement of Insurance Indemnity› to Management Company prior to work commencement.

Prior to the work, Tenant’s contractor shall purchase valid Insured sum (¥)
insurance policy in which the number of claims shall be (not less than claim of every incident)
unlimited per every accident happened until completion of
work.

14.3 Work Identity Card

To implement strict access control during site work, Tenant’s contractors and suppliers are required
to make appropriate registration prior to entry of the leased premises for work. All workers and
contractors in building shall wear work identity card at prominent spots at the mall.

All related workers of the premises are required to bring along their personal identity card to
Management Company for record and apply for work identity card, 3 days prior to any work. The
Contractor shall pay non-refundable administration fee ¥10 per card and deposit ¥50 per card. Details
refer to work identity card application in “Form 12” of ‹Work Identity Card Application Form›.

The contractor shall be responsible to provide written notification to the Management Company, not
less than 3 days prior to any change in the workers list.

14.4 Work Permit

Upon the submission of required information requested in the technical meeting and complete
settlement of fee and charge stipulated in this fitting out guide by Tenant, the Management Company
will issue “Form 13” of ‹Work Permit› for permission of fitting out work in the premises.

Nevertheless, Tenant may make application in “Form 13a”of ‹Temporary In / Out Permit Application
Form› to the Management Company for carrying out any design measurement prior to the obtaining
of the work permit.

14.5 Emergency Contact L ist

Tenant shall duly fill in and submit “Form 7” of ‹Tenant’s Emergency Contact List› to Management Company for
record. Every individual on the emergency contact list shall provide 24 hours direct contact to responsible
person for coordination of fitting out work in the premises in case of necessity.

14.6 Fitting Out Meeting

A fitting out meeting will be arranged by Management Company prior to work commencement.
Tenant’s representative, designer, supplier and contractor are invited to attend the fitting out meeting.
According to work progress and actual necessity, Management Company will further arrange regular
meeting during fitting out period. Therefore, tenant should assign a representative who will be
responsible to keep contact with Management Company for the work.

14.7 General F itting Out Consideration Factor

a. No work beyond the lease line.

b. No nuisance and vibration created during mall operation hours.

c. No occupation and alternation to common area and facilities without permission from
Management Company.

d. Proper protection to common area and facilities; Prior to any work commencement, Tenant shall
provide adequate protective measures to common area and facilities as per instruction of
Management Company to prevent damage and loss of common properties. Tenant and Tenant’s
contractor shall be responsible for cost of any direct or indirect damage or loss of building property
caused by any fault, negligence of its work.

e. All doors of the premises shall be at all the times closed and all transparent glass panels inside
the premise shall be protected by white-color stickers during the course of work. Full height white
colored hoarding along the shop front shall be erected as per requirement specified in this guide
and kept clean at all the times by tenant in case of any modification / alternation of door panels
and glass panels. Any decoration / visuals on the hoarding panel or glass panel are subject to
approval by Management Company and Landlord.

f. No display of company logo, advertisement or else signage at common area except approved by
Management Company.

g. No cutting, sawing or chisel work of existing flooring and structure except approved by
Management Company.

h. No alternation and modification to original shop front design except approved by Management
Company.

i. Provision of sufficient blower for discharge irritating and volatizing smell from the premises during
the course of work.

j. All duct work, including kitchen makeup and exhaust ducts, connecting to façade wall and external
louver shall be duly insulated with minimum 2m horizontal distance from façade and external
lourver to avoid unpredicted condensation problem due to temperature difference between indoor
and outdoor areas.

k. The overall fitting out design shall consider factors of regular maintenance and inspection by
Management Company, including evacuation path, fire hydrant, lift door, escalator, fire shutter,
fire damper and else mechanical and electrical installation (i.e. lighting fixture, sprinkler and
bulkhead), making sure that the ingress or egress being free from obstruction.

l. No alternation and modification to existing building structural wall, beam and column for the sake
of structural safety. Installation work on existing building façade is strictly prohibited.

m. Floor loading shall not exceed its allowable supporting structural loading. For details, please
contact Management Company.

be in good condition and be skillfully operated by every worker.

o. To avoid any unpredicted interfacing impact to existing landlord provision, it is recommended to


make the least alteration to fire facilities, MVAC facilities, smoke extraction louver and else
existing landlord provision of the premises during the preparation of fitting out design. If alteration
is required, Tenant shall submit written application to Management Company for approval; or
Tenant shall submit proposal to relevant Authorities for approval in case of necessity while the
associated cost and responsibility shall be borne by the Tenant.

a. Fitting out work to be confined within the premises. No object shall be placed along the public
corridor and any common area.

b. Neat clothing of workers when leaving the premises.

c. Sound volume of any radio program during work shall be kept minimum to avoid nuisance to other
tenants and occupants.

d. No gambling activities and smoking inside the mall.

e. Storage of any weapons, ammunition, fireworks, radioactive products, pollutants, poisons, and
other dangerous and explosive material are strictly prohibited.

f. Tenant to provide adequate rodent and pest control device within the work place.

g. Tenant to provide security and guarding measure within the premises during fitting out period.

h. No urination, defecation, noise, sleep, accommodation, cooking, alcohol drinking and etc inside
the premises.

i. No violence inside and outside of the mall.

j. No thieving of Mall or other shops property.

k. No illegal operation by workers.

l. Management Company may reserve the right to terminate power and water supply of the
premises if any violations / irregularities to house rule until full compliance of house rule and
requirement of Management Company. No matter any direct and / or indirect responsibilities, work
delay, damage and loss arising from violations / irregularities by tenant’s contractor shall be borne
by Tenant or Tenant’s contractor.

Tenant must comply with any house rules and would be liable for penalty of any violations /
irregularities in accordance with “From 18” of ‹Agreement to Responsibility of Fitting Out Rule
Violation›. The Management Company may reserve the right to claim for any damages or loss
incurred by the violations / irregularities / else misacts of Tenant and / or Tenant’s Contractor while
the resulting work delay and cost shall be borne by Tenant and / or Tenant’s contractor accordingly.

a. Only trolleys with rubber wheels can be used to carry materials and tools to and from the premises
being renovated via cargo lifts. At no time may building materials be transported using passenger
lifts and escalators.

b. Extra care should be taken to prevent scratches or other damage to floors, ceilings, walls, lobbies,
passages and other common areas. Debris, rubbish and other wastes should be stored in the
premises being renovated and may not be left unattended on staircases, corridors, garbage rooms
and other common areas in the building. Fit-out contractors should be responsible for arranging
proper disposal of debris and rubbish every day.

c. Specified loading and unloading area will be provided to facilitate normal good and material
delivery. Tenant should make application to Management Company of not less than 3 days in
advance to reserve the parking spaces so as to avoid any inconvenience caused.

d. Unauthorized loading and unloading activities in non designated area is strictly prohibited.

e. Tenant is required to inform the Management Company for arrangement of any heavy good
delivery and removal of construction waste. Otherwise, tenant is liable for any damages and / or
loss such as damages of cargo lift / building properties arising from overweight and collision of
any unarranged delivery activity. However, only specified cargo lift will cater for tenant’s fitting out
activity in the following normal service operation time:

Management Company of not less than 3 day in advance for approval in case of any fire / welding
work during the fitting out period. Besides, the Tenant shall also provide adequate and appropriate
protection and fire suppression equipment inside the work place and provide a qualified person
for supervise for any related fire / welding work. Making sure that non-volatile paints or material
should be used during the course of work.

liability that may be incurred in this respect should be borne by the fit-out contractors.

14.11 Waterproofing Precaution Measure

To prevent water seepage of floors in this building, a bond coat is recommended and should first be
applied onto the concrete surface of the floor before screeding is done. If the relevant area is to be
used as a toilet or kitchen, waterproofing materials should be applied and anti-seepage test should
then be done. Flooring work could be done after a 24hrs water anti-seepage test is conducted by
Tenant’s contractor and satisfactorily inspected by Management Company. Tenant’s contractor is
responsible for proper completion of all waterproofing and anti-seepage measures before further fitting
out work is carried out and for informing the Management Company of the relevant work process;
otherwise, the Tenant and / or Tenant’s contractor concerned should be responsible for making
compensation for any and all damage and loss caused to others as a result of his negligence.

Attention: no bitumen or else intensive thorn smell waterproofing material is allowed to- use inside the
premises.

Tenant needs to take appropriate precautionary measure to prevent construction waste blockage to
drainage pipe.

Tenant needs to provide sufficient sand bags, plastic tube and / or else possible ways to divert water
to adjacent drainage point due to any accidental blasting of sprinkler head and / or water valves and
/ or seepage of air conditioning pipework and etc for minimizing of associated damage and loss
incurred.

All workers of the premises shall be qualified and registered in accordance to the prevailing
government legislation. Any alteration and modification work to electrical work and welding work shall
follow the prevailing statutory requirement and carried out by eligible registered electricians and

Tenant’s contractor shall notify and make application, of not less than 2 weeks / 14 days in advance,
to Management Company whether any system suspension including electricity, potable water supply,
fire services or else common facilities will be so required for his fitting out work. (Tenant is liable to
any direct and indirect cost, delay of work in relation to any building system suspension arising from
above application that may sometimes require coordination with other premises / involvement of
Government Authorities, and thus Tenant is recommended to check and make application with
Management Company as soon as possible) Management Company shall coordinate with related
sub-contractors on suspension time regarding to electricity / water / fire services / any systems for
proceeding the facilities interfacing work. However, unauthorized system interruption by Tenant’s
contractor is strictly prohibited and his unauthorized act will be liable for any damage and loss in this
regard. To minimize the affected area and inconvenience to other occupants, Management Company
will normally suspend the system at non-office / non-mall operating hour or else approved period.

For the sake of safety, Tenant is required to carry out work after completion of thorough insulation test
at operating time of power suspension.

In case of fire service system suspension, all smoke detectors signal should be disconnected from
Fire Services Department for fear of any fault fire alarm during the fitting out work. Fire services system
will be suspended upon approval of application by Management Company but the Tenant is required
to provide temporary fire preventive measures prior to the suspension (including sufficient fire
extinguishers, fire sand bucket, water retaining sandbags and etc.). Upon completion of replacement
of smoke detectors or fire hydrant inside the premises, all respective fire systems shall be restored to
normal operation on the same date of work completion with all related smoke detectors to be
reconnected, sprinkler and fire hydrant system to be water refilled. Tenant shall be required to inform
the Management Company for completion of fire services system restoration on that date. Any
damages, loss and claims arising from any fire services system suspension shall be responsible by
tenant.

Attention: all water based fire suppression system shall be fully refilled with water every night and
ensured to be capable of normal operation upon completion of work. Under any circumstances, the
employed recognized fire services nominated sub-contractor shall be required to standby onsite and
duly refill either sprinkler system or fire hydrant system with sufficient water for normal operation
every night in case of incompletion of work. The said nominated contractor may be allowed to leave
the premises upon completion fire services system restoration. Furthermore, it is required to ensure
that any water supply suspension work shall not affect normal water supply to all fire services
system in case of fire.

All fire services system drain off and refill shall be done by recognized building nominated sub-
contractor while such sub-contractor shall be directly employed, supervised and settlement by the
Tenant. Working schedule of any addition and alteration works will highly depend on the complexity
of work therefore, Tenant is advised to coordinate with Management Company as early as possible
for arrangement.

15. Architectural / Structural Addition and Alteration

15. Architectural / Structural Addition and Alteration

No addition and alteration work to existing building structures, except with formal approval from
Landlord.

In any case of structural alteration required on tenant’s fitting out design proposal, the Tenant shall
formally submit to Management Company of structural alteration proposal of the premises together
with relevant information including effective dedicated chopped drawings and calculation by state-
recognized Registered Architect and Structural Engineer. Work may commence upon formal
submission and approval of structural alteration proposal from Landlord and Local Design Institute
and / or relevant Government Authorities.

Any alteration, reinforcement, demolition works to any glass façade of the premises is subject to
written approval from the Landlord and compliance with local regulation and code of practices.
Besides, the relevant design drawings, construction / installation drawings shall obtain prior approval
from Fire Services Department,Local Design Institute, Architectural Bureau, Town Planning Bureau,
Electricity Authorities and etc. Besides, work may be allowed to commence upon proposal approval
and proof of being reasonably practical with regards to aspects of structural safety, drainage,
waterproofing, display or lighting effects, appearance, insulation, environmental protection and energy
saving, system maintenance and cleaning, warranty and etc. All façade work shall be done by
recognized building nominated sub-contractor and the relevant cost shall be borne by Tenant.

a. No installation of display boards, luminous markers and advertising, slogans, except with written
consent from Landlord and Management Company.

b. No alteration of original material and style of façade and no installation of any additional external
lighting facilities on the façade, except with written consent from Landlord and Management
Company.

c. No drilling work on existing façade mullion. Interior newly installed partition wall should align with
the façade mullion and reserve not less that 5mm expansion joints. The partition wall should not
directly touch on the façade mullion.

d. No chisel, opening works and else to existing structural walls, columns, beams and structural roof,
except with approval of original building designer, landlord and Management Company. Otherwise,
the tenant shall be responsible for related reinstatement immediately and liable for related cost
and consequence. Should there be any violation, Management Company reserves the right to
terminate all the work of the concerned premises.

e. The tenant is required to bear all cost, in regard of any consultancy, approval, demolition,
materials, construction, maintenance and cleaning, reinstatement and else related.

f. All façade work shall be carried out by recognized building nominated sub-contractor for ensuring
the integrity and warranty of the original façade.

g. In case of any façade modification or alteration work, tenant is required to formally, in written
format, confirm with the Landlord that the tenant will undertake not less than 5 years (including
post-tenancy period and after reinstatement of façade) façade warranty and in coordination with
existing façade warranty.

16.1 General Rule for Food and Beverage Shops
16.2 Kitchen Ventilation and Exhaust
Tenant is required to pay attention to and consider the following guideline for premises of food and
beverage (F&B)
design.

16.1 General Rule for Food and Beverage Shops


a. No F&B shop containing more than 6 nos of cookstoves or seating of more than 100 nos in the
mall, except with approval from local environmental protection department and landlord.

b. Dining, entertainment hall, bar lounge and else business operation in the mall that seriously
creates nuisance to adjacent occupants shall require prior approval from relevant local Authorities,
together with related feasibility study, application and satisfactory environmental assessment by
the Authorities.

c. Design of F&B shall comply with requirement of local health department, fire services department,
environmental protection department and other relevant department, including kitchen, operation
room, sewage, kitchen exhaust and etc. shall require approval from the related Authorities and
any cost incurred should be borne by Tenant.

16.2 Kitchen Ventilation and Exhaust


a. No objectionable odors and visible smoke of the kitchen exhaust.

b. Noise and vibration of any mechanical fan shall not create adverse nuisance to adjacent tenants
and occupants.

c. No obstruction to any exhaust outlet while the exhaust outlet shall be kept away and minimal
nuisance to occupants.

d. External exhaust outlet shall be properly installed with weather proof louver approved by
Management Company.

e. Provision of sufficient kitchen makeup air while the makeup fan and exhaust fan operation shall
be interlocked. The relevant makeup and exhaust design air flow rate shall follow local regulation
and code of practices. Keeping appropriate air pressure between external and internal of the
kitchen or odor room for fear that the odor spreading to adjacent occupants and public area.

f. Kitchen makeup shall be positioned adjacent to stove to enhance effectiveness of kitchen exhaust
and reduce possibility of mall air conditioning being directly or indirectly extracted.

g. Provision of sufficient exhaust and grease filtering facilities, including appropriate fume exhaust
equipment, hydrovent, electrostatic precipitator and else possible measures approved by
Government and Management Company for reducing emissions (Any grease or stains on the
external façade arising from kitchen exhaust shall be cleaned up and responsible by Tenant at
Tenant’s cost) .

h. Fume exhaust device / facilities shall be cleaned regularly to ensure normal operation of those
facilities. All relevant cleaning report shall be submitted to Management Company for inspection.

i. Tenant shall be required to clean the installed kitchen exhaust filter equipment and facilities and
comply with local relevant regulation and code of practices, while the relevant cost and
arrangement shall be responsible by the Tenant.

j. All kitchen exhaust ductwork shall reserve sufficient size for routine maintenance and inspection.

k. Rat preventive measures and appropriate sized mess wire shall be provided inside all installed
kitchen exhaust ductwork.

l. All kitchen exhaust ductwork and exhaust hoods shall be made of stainless steel with proper
safety precautions.

m. Tenant is required to coordinate with local environmental protection department and relevant
Authorities for regular inspection of kitchen exhaust system. All cost incurred shall be borne by
Tenant.

16.3 Drain and Grease Interceptor


a. Kitchen drainage can only be connected to Building specified sewage point while the kitchen
drainage is strictly prohibited for connection to building rainwater pipe, condensation drain pipe
and else general waste and sewage pipes.

b. All kitchen waste water shall be pretreated and filtered by appropriate size of stainless steel
grease traps (under wash basin) and then discharge to building centralized grease collection pool.

c. All grease trap or interceptor shall be regularly cleaned for normal operation of facility by Tenant,
the relevant cleaning report may be required to submit to Management Company for regular check
if necessary.

d. Do not use any corrosive and chemical cleaning detergent to any main drainage pipe in building.

e. All kitchen drain or trench shall be provided and designed inside the kitchen and shall be made of
stainless steel for ease of cleaning.

f. Tenant is required to coordinate with local environmental protection department and relevant
Authorities and Management Company for regular inspection of kitchen exhaust system. All cost
incurred shall be borne by Tenant.

16.4 Kitchen Waste Treatment


a. All kitchen waste shall be pre-treated at tenants’ cost and the disposal arrangement shall subject
to coordination with Management Company.

16.5 Floor Drain and Water Proofing


a. Provision of adequate drainage point and appropriate drainage pipe gradient.

b. No alteration and modification to existing sanitary fitting of building except with written approval
from Management Company.

c. Any floor slab raise up construction for kitchen drainage shall be done with lightweight material
(such as lightweight ceramsite and / or else approved equivalent) without adverse implication and
exceed to allowable building structural loading.

d. Waterproofing work shall be provided to all floor wet area and wall of not less than 1m (H), together
with water test of not less than 24hrs without water leakage. Water test shall be witnessed and to
the satisfaction of representative of Management Company before proceeding with next step of
work and waterproofing warranty of not less than 5 years shall be provided.

16.6 Potable Water


a. Appropriate size of break tanks shall be provided for any hydro vent installation, while check valve
and non-return valve shall be installed to the potable water supply pipe to avoid backflow of
contaminated water and overflow.

b. Provision of appropriate size and lockable water meter cabinet to house the water meter and valves
between the meter while sufficient space in front of water meter shall be provided without normal
visual obstruction for regular meter screening and recording activities. The key of the cabinet shall
be kept by Management Company.

c. All water pipeline shall be installed according to factory recommended installation methodology
while appropriate pipework insulation shall be provided to minimize the effect of temperature
difference at indoor or outdoor space during supply of water..

16.7 Fire Services


a. Promat enclosure or fire damper inside the kitchen shall be provided for any ductwork by-passing
the kitchen area from wall, flooring, or ceiling of the premise.

b. Provision of adequate and appropriate heat detector and sprinkler head inside the kitchen for
compliance to relevant fire services regulation.

c. Provision of adequate means of escape together with sufficient and appropriate safety exit,
directional sign and emergency lighting facilities.

d. Provision of adequate, appropriated and qualified fire extinguishers and equipment.

e. Provision of fire rated partition wall and door together of relevant qualified proof for compliance to
relevant regulation.

f. No blockage to control cabinet of the fire shutter and no fixture and movable furniture underneath
the fire shutter.

g. Compliance to fire safety requirement such that flammable / wooden materials shall be used as
least as possible.

h. Shop signage, advertising lightboxes, lighting reflector shall be fire rated materials in compliance to
approved fire services standard.

16.8 Gas Installation


a. Provision of appropriate size and lockable gas meter cabinet to house the gas meter while sufficient
space in front of gas meter shall be provided without normal visual obstruction for regular meter
screening and recording activities.

b. Gas leakage detection system and appropriate safety precaution measures shall be installed and
provided for kitchen gas installation while the gas leakage detection system shall be interlocked
with building fire service system for sake for fire safety.

c. Any diversion / modification of gas installation shall be carried out by Gas Company.

d. Standalone automatic fire extinguisher system shall be provided at hood above cooktop. It shall
also be interlocked with the gas supply at the kitchen. Gas supply shall be cut off in case of
activation of the fire extinguisher system.
16.9 Self-maintained Wash Room
a. If self-maintained wash room installation is approved inside the premises, the wash room shall be
equipped with drainage booster pumping system to pump out waste water to nearest specified
drainage interfaced with the building.

b. Provision of all possible and practical anti-back flow facilities to avoid waste water, object and odour
back flowing to the wash room under various pressure conditions.

16.10 Aquarium, Waterscape Pool and Cold Storage


a. Structural loading of any addition or newly installed aquarium, waterscape pool and associated
equipment in the premises shall be installed and operated within building allowable structural
loading. The Tenant is required to submit relevant registered structural engineer certified structural
calculation report together with reasonably and practically loading diversion feasibility study / else
structural strengthening proposal to Management Company for approval. All aquariums,
waterscape pool installation shall provide sufficient drainage facilities to mitigate unanticipated
water leakage risk.

b. Structural loading of any addition or newly installed cold storage equipment in the premises shall
be installed and operated within building allowable structural loading. The inner parts of the cold
shorage shall provide anti-trapped mechanical door locking system and instruction marking. The
ceiling, wall and floor of the cold storage shall provide sufficient insulation to avoid condensation
creation arising from surrounding temperature difference accordingly.
16.11 Electrical Installation
a. Unify lighting luminaire of suspended ceiling and no shifting and dismantling of the lighting fixture without
drawing resubmission approval.

b. Tenant is required to design and construct all lighting installation of the premises. LED lighting and else energy
saving lighting fixture and equipment are recommended for use. Decorative lighting or spot light are
recommended to use 12V / 20W or 50W low voltage; However, track spotlights, neon light will not be
recommended due to safety issue and minimum adoption will be highly recommended.

c. Metal / G.I. conduit should be used for wiring work such that metal hose (within 3m (L)); Earthing work shall
be provided for all electrical facility under 2.4m (metal conduit) shall be properly earthed while all connected
conduit shall also be earthed.

d. Submission of total power loading calculation and brief description, power switch terminal and design loading
capacity shall be limited to provide rating of power isolator switch. The trip protection of current fault and
leakage shall be discriminatory arranged.

e. Provision of hidden wiring and working layout plan (include termination box position).

f. Ceramic terminal connection shall be used for lighting fixture and various wiring works.

g. Fire retardant cable or sheathed cable shall be used for any spotlights, metal halide lamp and else high heat
generated lighting fixture installation.

h. No Socket outlet inside Treasury and fitting room is not recommended. And all lighting fixtures shall be of
concealed type and shall comply with local GB code GB-50045. (F&B shall use water and explosion proofing
luminaires, switches.)

i. Emergency power only supplied to emergency lighting at common area, Tenant shall be responsible for its
own emergency lighting installation inside the premises and compliance with relevant fire services regulation.

j. All electrical work inside the premises shall follow relevant local regulation and satisfying to requirement of
Management Company and current practice in Changsha.

16.12 Extra Low Voltage Installation

a. All telephone services and installation shall be applied and coordinated to local Telecommunication Bureau
and Management Company respectively while the relevant cost shall be borne by Tenant. Telephone line and
network wiring will be, if applicable, provided in accordance with nature of the premises (No physical cut off /
disconnection of telephone and network wirings). The Management Company reserves the right to claim for
any cost incurred for any special request of addition/omission of wiring work. Cat 5 wiring for the Telephone
and Network is recommended.

b. The Management Company will provide 24 hours guarded security to the mall while all major entrance/exit,
evacuation plan, carpark and else loading and unloading area will be equipped with CCTV for mall security.
However, tenant is recommended to install self-guarding system inside the premises for security purpose.

c. Tenant is required to make application to and obtain approval from Management Company for any cable TV
services. The Management Company will provide relevant terminal at respective telephone room for
connection. However, all relevant cost shall be borne by Tenant.

16.13 Mechanical and Ventilation Air Conditioning Installation

a. Fan coil unit will be provided inside the premises but to be installed by Tenant. Tenant shall be required to
make application to Management Company for any special request (e.g. 24 hour air conditioning or additional
loading) while the Management Company will have the right of adjustment or allocation of services / facilities
of the mall in case of necessity but relevant cost shall be borne by Tenant.

b. Provision of access plan above the suspended ceiling for regular maintenance of installed fan coil unit inside
the premises such that sufficient space shall be provided for filter dismantles / cleaning works and other work
inspection and maintenance.

c. Cooling load calculation of general shop, food and beverage/ entertainment shall satisfy building design criteria
and provision. All mechanical air conditioning and ventilation works, including fan coil units, chilled water pipes
and etc. shall be properly installed and all duct work, air diffuser and associated control unit shall be rigidly
installed on solid wall or column of the premises.

d. Besides, centralized air conditioning system will be servicing all tenant of the building. To avoid adverse
implication to building cooling load, the Tenant is advised to minimal use of heat generated equipment and
spot lights accordingly.

e. Other relevant guideline for food and beverage shop refers to “Appendix 1” of ‹Fitting Out Guide Checklist›.

17. General Design Guidelines for Shop Front & Interior Design
- Retail and F&B

A. General Requirement

1. All fitting out works, material use, and method statement shall comply with local regulation and approval of
Landlord and Management Company.
2. Staff changing room should be provided inside the premises.
3. Allow maintenance access at the point of facility interface and for statutory inspection, including chilled water
gate valve, fire shutter, pipe duct room, fire hydrant, fire damper and etc.
4. Compliance to means of escape such that a min. 900(W) x 2400(H)mm clear passage leading to safety exit
should be provided within the premise.
5. Authorized background music should be allowed without adverse nuisance to any mall activities.
6. No alternation of building structural and architectural design, except with written approval from the Landlord
and local Authorities.

B. Hoarding Design
a. Projection
1. No more than 600mm from the lease line.
2. Full height white colored, smooth and flat hoarding.
3. Hoarding door opened toward the leased area.
4. No blockage to common facility (e.g. air diffuser and access panel of public facility).
b. Protection
1. Floor Carpet and wooden panel to protect marble of common corridor.

C. Shop Front Design


a. Signage and lighting
1. Shop front signage above the exit door with projection of 38mm (deep) from the lease line provided that
the signage has not adverse implication to public passage, maintenance, FS facility, blockage of air
diffuser or else common facility..
2. Projection is not allowed for those Shop front signages below exit door.
3. Shop front lighting should not be creating visual discomfort to the public such that:
i. Flash lighting not allowed.
ii. Spot light beam not toward public area and creating discomforted glare such that all direct lighting
sources must be fully concealed from the pedestrian view.
4. Timer control to match with mall operation hour for on/off shop front lighting control at a min. 2m
horizontal distance measured from the shop front.
5. The lighting (Lux) level of the premise should be sufficient for public safety.
b. Shop front glass panel and door
1. Modification to Landlord’s façade is not allowed, except Tenancy Agreement and Management
Company approved to do so. Typical shop front design refers to the following appendices.

2. Low Iron Tempered Clear Transparent glass panel in appropriate thickness to match with existing design and
FRP requirement of relevant local regulation.
3. The glass panels along the shop front should be evenly distributed without sealant and with minimum gap
between installed glass panels, except a fire rated protection glass panel sealant of max. 4mm width should
be so required for those shops (e.g. shops below L1) by complying with local FS requirement. For shop area
larger than 60m2, 2 exit doors of not less than 5m apart shall be provided according to GB50045-95 (Clause
5.3.8) and GB50016-2006 (clause 6.1.8) or relevant latest regulation.
4. Double leaf swing tempered glass door to be kept a minimum 1800mm (W) and 2600mm (H). Swing door
should not be located where they will cause potential hazard by projecting out into the walkway or common
area.
5. Opaque / semi-opaque portion of shop front design shall be submitted for landloard’s approval.
6. Shop front“T-glass panels”separation between shops of indifferent tenant shall be kept unchanged wherever
applicable.
7. Interior fixtures / furniture along shopfront should be set back from the shop front glass / lease boundary by
300 mm.
8. Full height glazing shall be constructed from finishing floor level to the soffits or ceiling, except for those open
shop front designs.
9. Open shop front design shall comply with local regulation and approval from Landlord and Management
Company
a. Open shop front design not applicable for shops at B2/F, B1/F and those shop along evacuation plan at
L1/F as depicted in Appendix D.
b. Open shop front design generally applicable for shops within the same fire compartment zone, subject to
the following recommendation at different scenarios for consideration.
i. For electrical driven vertical security shutter design and installation, not less than one permanent safety
exit door shall be provided and manually opened along the shop front for means of escape in case of
failure of the shutter during fire.
ii. For manual horizontal security shutter design and installation, the shutter along the shop front shall be
capable for manual open for means of escape during fire.
iii. For electrical driven horizontal sliding door design and installation, the sliding door shall be fail safe for
means of escape during fire (i.e. failure open)
iv. For mechanical vertical security shutter design and installation, the shutter shall be capable for
manual open for means of escape during fire.
v. Other than above scenarios generally not recommended but subject to local authority and FS
confirmation.
10. Safety Exit door relocation/modification/decoration shall subject to local regulation and approval of
Management Company, such that:

4. For those mechanical driven security shutters, the maintenance access panel should be built inside the

E. Flooring
1. Finished floor between Arcade and the Premises shall be leveled.
2. Water proofing work must be provided for those wet area including pantry, washroom, kitchen, aquarium
and etc.
3. No work damaging to existing structural slab.
F. Wall and partition
1. Concealing work, including cable conduit to existing structural wall and shop to shop partition wall is not
allowed.
2. No work damaging to existing structural wall.
G. Interior Suspended Ceiling Design
1. Provision of sufficient access panel for regular maintenance of common facility and those on/off or
interfacing terminals inside the shop.
2. Relocation / extension of existing smoke exhaust outlet to dominant location to liaise with suspended
ceiling level in applicable.
H. Façade Wall
1. No façade projection from the lease line, except approval by Landlord and Management Company.
2. All fixtures along façade wall should be set-back from the inner part of mullion of the facade wall by
300mm width and always keep free passage for interior glass facade wall cleaning activity.
3. Bare ductwork and pipework inside the premises should be invisible from outside of the mall.
4. TV broadcast along the curtain wall is prohibited, except approved to do so.
5. For those Kitchen and storeroom erected along the facade wall, a full height wall should be erected with
smooth and flat surface, white emulsion paint with invisible view from outside of the mall.
6. Oily fume from kitchen exhaust air should be pretreated and no exhaust louver should be installed on the
external façade unless approved by Landlord and Management Company.

q. No hoarding installation blockage to air diffusers at common area as such a gradient wooden panel in vertical
height of 600mm from ceiling should be installed accordingly.
r. Provision of rigid fixing and support but not supporting work at common area influential to public activities.
s. White hoarding finishes applied but any graphic and design on the hoarding shall require further submission
by tenant and approval from Landlord.
t. Hoarding finishes and poster material should be fire retardant.
u. Submission of total allowable loading information for proposed hoarding (including finishing/ temporary
maintenance access if any / temporary maintenance access ladder if any / structural framing, etc.).
v. The hoarding light should be controlled and managed according to Landlord’s regulation.
w. Hoarding exit door location should be clearly indicated. Size of exit door should be 1800(W) x 2450(H)mm.
x. Statutory required marking of “消防栓“ in compliance of all codes & regulations and free access shall be
provided and reserved for fire hydrant and hose reels to comply with local regulation.
y. Provision of temporary lighting, safety and protective measures, sufficient free passage for all fire escape
corridors or passage temporarily covered by hoarding.
z. Provision of sufficient space for normal operation of fire shutter and fire curtain during fitting out work and
normal business operation.

In case of any façade modification or alteration work, tenant is required to formally write to the Landlord for
undertaking of not less than 5 years (after reinstatement of façade) façade warranty and / or existing façade
warranty, whichever longer.
4.8 Tenant should provide façade lighting during night time operation such that no direct lighting along the façade Illumination along

Management Company for record.

7.2 Any modification and alteration of FS installation to facilitate fitting out work of the premises, including sprinkler General Guideline
head, fire hydrant, hose reel, smoke detector, emergency lighting, fire alarm, exit sign and directional sign and
etc. shall be done by Recognized Nominated sub-contractor and cost by tenant.
7.3 Tenant is required to formally inform Management Company for any FS system suspension in case of any General Guideline
alteration and modification / particular FS works so required for fitting out in the premises while each FS system
suspension period shall restricted to maximum 1 day with arrangement of competent person onsite until
completion of system restoration.
7.4 All evacuation directional sign and escape route shall be provided at prominent and eye catching location to General Guideline
facilitate for means of escape.
7.5 Provision and installation of sufficient fire extinguishers inside the premises in compliance to relevant FS General Guideline
regulation.
7.6 No blockage to any smoke extraction outlet and FS facilities inside the premises. General Guideline

7.7 All wooden decoration and material shall comply with relevant requirement of environmental department and General Guideline
FS department.
7.8 All FS emergency lighting installation shall comply with GB17945-2000 or the latest equivalent thereto, while Emergency lighting

10.3 Aquarium installation shall not exceed the max. allowable structural loading of building and relevant layout, drainage, Aquarium
flooding detection, floor water proofing work and else structural evaluation report and calculation of aquarium glass
tank shall be submitted for approval.
10.4 Appropriate overcurrent protection and current leakage device shall be provided and installed to every independent Overcurrent and
MCB distribution broad inside the premises for sake of ensuring any accidental mistaken and overload inside the leakage protection
premises not creating adverse implication to power supply of other occupants in building. device
10.5 Any installation of cold storage shall comply with requirement of GB50072-2010 and the latest relevant thereto. All Cold storage

City main water pipe shall not be directly connected to any water storage tanks inside the premises. In case of any
water supply from city main, anti-backflow valve / device shall be installed to the pipe of interfacing, including
networking pipework design, pump suction design and pneumatic tanking design to avoid contamination of city main.
All water pipework and valves shall be made of anti-corrosive, high pressured and common joint connection type
material including copper and/or stainless steel material. No drainage pipe installation pass across high level of food
preparation area and kitchen while any wall penetration installation, in particular to pipework penetrating
different fire compartment zone, fire wall and pipeduct, shall provide appropriate fire resistant device. (e.g. FRP
sleeve)
10.7 All kitchen ventilation and exhaust installation shall comply with requirement of JGJ64-1989 and the latest relevant Kitchen Exhaust
thereto. Grease and smoke filtering device shall be properly installed on the kitchen exhaust system on top of
pollution source while the relevant filter could be regular maintenance and cleaning by tenant. Besides, separately
small room should be provided for those particular vaporized food preparation areas for sake of avoiding creation of
condensation to other place.

10. F&B Shop Consideration

10.8 Kitchen and food preparation room shall be equipped with mechanical fan of sufficient air charge rate to balance the Kitchen exhaust
heat and smoke generated; the related air makeup rate should generally be the certain percentage of the air exhaust rate
rate to create an appropriate negative air pressure not greater than 5Pa.

Appendix 4 <Works by Recognized Nominated Sub-Contractor>
In order to enable the electrical, air conditioning, ventilation, plumbing, drainage, sprinkler, building
automation and fire detection / alarm systems in building to be effectively coordinated and controlled, all
the following alteration and additional works which will affect the facilities of common area must be done
by Recognized Nominated sub-contractors for the supply and installation of work at Tenant’s cost. Should
there be any alteration to the following services, the Tenant must strictly adhere to the following working
principles:

1. Temporary Power Supply

Temporary power supply will be available for tenant’s fitting out works subject to application and full
settlement of relevant cost of installation, demolition and electricity tariff to Management Company of not
less than 2 weeks prior to the power connection arrangement.

2. Addition / Alteration of Electrical Installation

Tenant is required to make any addition / alteration of electrical work application to Management Company
of not less than 4 ~ 6 weeks prior to the work and any additional power application shall subject to approval
from Landlord and building electricity allocation. Upon the approval from Landlord, the relevant electrical
work shall be done by Recognized Nominated sub-contractor at tenant’s cost.

3. Addition / Alteration of Air Conditioning Installation

Tenant may modify and arrange his own air conditioning equipment within the premises, including any
rearrangement of fan coil units or additional installation of air handling unit subject to the work not influential
to public facilities. However, all addition or alteration works of air conditioning installation at common area
such as chilled/hot water pipework, ductwork, valves, system drain off / refill or etc. shall be done by
Recognized Nominated sub-contractor. Tenant is required to make any addition/alteration work of air
conditioning installation application and settlement of relevant fee and charge to Management Company
of not less than 2 weeks prior to the work.

4. Addition / Alteration of Fire Services Installation

Any addition / alteration of fire services installation, including sprinkler, detectors / fire alarm, fire damper,
fire hydrant/hose reel, break glass unit, flashing light, system drain off / refill and etc. shall be done by
Recognized Nominated sub-contractors for the fitting out work. Tenant is required to make any addition /
alteration work of fire services installation application and settlement of relevant fee and charge to
Management Company of not less than 2 weeks prior to the work.

5. Temporary Water Supply

Tenant is required to make application and full settlement of relevant cost of installation, demolition and
water tariff to Management Company for temporary water supply at specific location during fitting out work.

6. Addition / Alteration of Plumbing and Drainage Installation

Tenant may modify and arrange his own plumbing and drainage equipment within the premises, including
installation of pipeworks, valves, grease trap and etc. subject to the work not influential to public facilities.
However, all addition or alteration works of plumbing and drainage installation at common area such as
pipeworks, valves, metering and else work between meter room and the premises shall be done by
Recognized Nominated sub-contractor. Tenant is required to make any addition / alteration work of
plumbing and drainage installation application and settlement of relevant fee and charge to Management
Company of not less than 2 weeks prior to the work.

7. Addition / Alteration of Security Installation

Any addition / alteration of building security alarming installation shall be done by Recognized Nominated
sub-contractor. Tenant is required to make addition / alteration of security alarm (e.g. panic alarm)
application and settlement of relevant cost to Management Company of not less than 2 weeks prior to the
work in the premises.

8. Work of suspended ceiling, floor finishes, glass facade, shop front glass panel and other reinstatement
at common area.

Any addition/alteration of public suspended ceiling, floor finishes, glass facade, shop front glass panel
and other reinstatement works shall be done by Recognized Nominated sub-contractor at tenant’s cost.

Appendix 5 <Tenant’s Lightbox Installation Requirement>

1. Design consideration of Tenant’s lightbox installation :

1.1 Tenant is required to make application to and approval from Management Company for any lightbox
installation prior to the work, while the application information shall include: electrical wiring diagram,
lightbox design structural and fixing details with specification of material use, methodology statement
and workmanship.

1.2 Tenant is required to connect the shop front lighting (at a horizontal distance of 2m measured from
shop front) and lighting for signage to the dry contact provided within the premises. This serves as
building's on/off control for shop front lighting and signage.

1.3 Back of lightbox shall be made of fire retardant material (e.g. zine / stainless steel metal sheet / etc.).

1.4 Provision of proper ventilation of lightbox installation so as to provide heat rejection hole of not less
than 10mm on the lightbox, keep a clear space of not less than 5cm on ceiling from the lighbox, keep
a distance of not less than 50cm between each heat rejection hole for example.

1.5 Any lighting and power equipment shall keep a distance of not less than 2cm from the fire retardant
backing sheet of lightbox to facilitate heat rejection.

1.6 All lighting lamp inside the lightbox shall be regularly and rigidly installed with the use of recommended
factory fixing methodology and prohibition of suspension and overlapping lighting lamp arrangement.
Between lighting lamps shall keep a space of not less than 5cm and all wiring work shall be housed in
G.I conduit of not less than 2.5mm2 and with cable size not less than 1.5mm2, rigidly fixed and
arranged with a distance of not less than 5cm between lighting lamp and wiring inside the lightbox.

1.7 Lighting of 12V LED / T5 of rated power not more than 40W, in the form of cold catholic type will be
recommended for any lightbox installation. The lighting fittings and material shall be non-wooden /
non-plastic made / fire retarded with factory tested and certified. The recommended brand of lighting
equipment includes Osram, Opple, NVC, Philips or else approved equivalent.

1.8 Prior to closing of lightbox’s bottom cover, the tenant shall require to inform Management Company to
inspect, take photo record for acceptance of satisfied work.

1.9 Lightbox closure plate must be fixed with flexible disassembly component and prohibited for the use
of fixed rivet or else fixing method deterring for regular maintenance work.

1.10 Electromagnetic transformer should be adopted for else standard LED lightbox installation.

2. Design consideration of Tenant’s lightbox installation :


2.1 All components inside the lightbox shall not be operated more than 8000 hrs and be replaced in
advancement if exceeding to factory recommended life cycle.

For sake of fire safety, fire prevention in building, the tenant shall be responsible to pay attention and comply, but not limited to the following, to the
following obligations of fire safety during fitting out work of the premises.

1. Tenant’s contractor shall make advance application together with this fire safety agreement and approval from Management Company for water
collection at designated location. The Tenant’s contractor shall submit workers checklist, clear photo record to Management Company for application
of fitting out work permit not less than 3 days prior to the work. The Management Company will onsite verify the adequacy of fire safety measurement
provided by Tenant prior to work commencement.
2. Tenant’s contractor shall be responsible for providing appropriate fire safety training to all workers and supervising all work safety provision and
ensuring successful implementation of fire preventive practices on each worker, work and place. All workers shall work in designated area.
3. Flames lighting, cooking, water boiling, smoking and etc shall be prohibited onsite. Tenant is required to make advance application to and approval
from Management Company for any fire work in the premises and ensuring sufficient provision of fire preventive and precaution measures prior to any
fire work commencement at designated work period.
4. Storage of inflammable and explosive materials onsite is strictly prohibited. A specific person shall be aligned for regular control, monitor and handling
of any inflammable or explosive materials onside in case of necessity of work but subject to limited use and prior approval by Management Company
(e.g. inflammable or explosive materials include chemical painting thinner, gasoline, alcohol and etc.)
5. Any installation and diversion of electrical work shall be done by licensed and qualified electrician subject to compliance of relevant rules. For sake of
fire safety, drag of any temporary cable and wiring will be prohibited and equipment overloading, current leakage and spark phenomenon shall be
avoided in all time.
6. All material use inside the premises shall comply with requirement of local Fire Services Department and relevant document of FS department
approved report and certification of proposed material shall copy to Management Company and otherwise, work permit will be rejected. Any decoration
wooden shall be safely stored, fire retardant pre-treated, kept away from other inflammable material and monitored by responsible persons.No over
storage of decorative wooden and inflammable material onsite in according to international standard.
7. Sufficient and effective firefighting equipment shall be provided onsite and all workers shall be well trained for the proper use of those firefighting
equipment at time of necessary.
8. Sufficient lighting shall be provided along the means of escape without any obstruction.
9. All construction waste and debris shall be cleaned and handled immediately for tidy workplace and safety purpose. Disposal of construction waste
inside or outside of the mall shall be strictly prohibited and properly carted away to place of appropriate by Tenant. Management Company will reserve
the right to assign other party to cart away all irregularity and mishandling of construction waste onsite and all cost incurred will be deducted from
fitting out deposit or claims compensation from Tenant’s contractor.
10. Illegal use of fire services equipment for unauthorized purpose will be strictly prohibited.
11. Unauthorized diversion, blockage or concealing work to any fire services facilities will be strictly prohibited.
12. Responsible persons shall carefully and daily inspect all site condition, including disconnection of power and gas supply, and ensuring the site is kept
away from any source of heat / fire / flame prior to leave the premises.
13. The Management Company shall have the right to access the premises for inspection at any time and will reserve the right to suspend any work of
the premises until full compliance of required fire safety in case of any irregularity discovered by Management Company.
14. Workers are strictly prohibited to accommodate onsite, carry out activities other than fitting out work and use of passenger lifts for the work.
15. Under particular circumstances, the Management Company shall have the right to inspect any personal items of any person who entering or leaving
the mall for sake of safety.
16. In case of any accident caused by mismanagement of the tenant’s contractor, the tenant’s contractor shall require to undertake all responsibilities
aroused while the Management Company may reserve the right to claim for any damage or loss direct or indirectly incurred.
17. Tenant’s contractor shall be fully understand and strictly enforced to above rules of any works at any time.

Any damage and loss arising from violation of above reasonably requirement and rules, the Tenant’s contractor shall require to undertake all liabilities
or responsibilities claimed by Local Authority or Chengdu Fire Services Department.
