GEORGIA, BIBB COUNTY NOTICE OF SALE UNDER POWER By virtue of the Power of Sale contained in that certain Real Deed to Secure Debt
from Goldstone Hospitality II, LLC ("Grantor") to State Bank and Trust Company ("Lender") dated July 13, 2011 and recorded in Deed Book
8548, Pages 191-197, Bibb County, Georgia records, and modified by that certain Modification of Security Deed recorded in Deed Book 9482,
Pages 371-372, Bibb County, Georgia records (the "Security Instrument"), conveying the after-described property to secure a Promissory
Note in the principal amount of Three Hundred Eighty Five Thousand Four Hundred Ninety Six and 35/100 ($385,496.35) Dollars, with
interest thereon (the "Note"), the undersigned, pursuant to said Security Instrument has declared the entire amount of said indebtedness
due to default. Further, pursuant to that Power of Sale, the undersigned will, on the first Tuesday in October, 2016, during the legal hours of
sale before the courthouse door in Bibb County, Georgia, sell at public outcry to the highest bidder, for cash, the following property described
in said Security Instrument, to wit: All that tract or parcel of land lying and being in Land Lot 346 of the 13th Land District of Bibb County,
Georgia, being known and designated as Parcel 1-B2, as shown on a subdivision survey for Ocmulgee Fields, Inc. prepared by Donaldson,
Garrett & Associates, Inc. dated December 7, 2005, and recorded in Plat Book 91, Page 919, Clerk's Office, Bibb Superior Court. GRANT AND
RESERVATION OF EASEMENTS: THE ABOVE DESCRIBED PROPERTY is conveyed together with and subject to, the following described
easements: An easement for ingress and egress, and passage of pedestrians and motor vehicles, over and across each of the driveways
crossing the above described property or crossing the Holiday Inn tract (3.858 acres) or the Macon Conference Center (Parcel 1-B1, 4.605
acre) as those driveways are shown and located on Subdivision Survey for Ocmulgee Fields, Inc. by Donaldson, Garrett & Associates, Inc.
dated December 7, 2005, recorded in the Records of Clerk of Superior Court of Bibb County, Georgia in Plat Book 91, Page 906. The above
grant of easements described above does not include a grant of parking rights to on[e] Parcel from another Parcel, and each Parcel shall have
the right to exclusive use and enjoyment of the parking spaces on that Parcel. An easement for use, repair and replacement of a sewer line
serving Parcel 1-B2 described above, shown on the above referenced plat as "10' Sanitary Sewer Easement". The grant of said easement also
includes an easement 20' in width, centered on the centerline of said 10' Sanitary Sewer Easement, for the purpose of access by construction
equipment for the repair and replacement of the sewer line described above. An easement for access to and use of all garbage and refuse
containers and collection points as the same are now located on any of the above described Parcels, to the extent that any or all of such
garbage and refuse containers and collection points are currently used by one Parcel, but located on another Parcel. All inventory, fixtures,
equipment, machinery, furniture, furnishings, accounts receivable, contract rights and general intangibles. Deed Reference: Deed book 8471,
Page 20, aforesaid records. Property Address: 107 Holiday Dr., N., Macon, GA Together with all rights, easements, appurtenances, royalties,
mineral rights, oil and gas rights, crops, timber, all diversion payments or third party payments made to crop producers, all water and
riparian rights, wells, ditches, reservoirs, and water stock and all existing and future improvements, structures, fixtures, and replacements
that may now, or at any time in the future, be part of the real estate described above (all referred to as the "Property"). The above-
referenced Property will be sold subject to the following: all, if any, outstanding ad valorem taxes and/or assessments; all, if any, other prior
liens, easements, covenants, restrictions, encumbrances, zoning ordinances or other matters of record to which the Security Instrument is
junior in priority; and all, if any, matters affecting said Property which would be disclosed by an accurate survey and inspection of said
Property. Said Property will be sold as the property of Goldstone Hospitality II, LLC and the proceeds will be applied to the payment of the
described indebtedness, attorney's fees, and all expenses of this sale. Any remaining proceeds will be applied pursuant to the Security
Instrument and the laws of the State of Georgia. The above-referenced Property will be sold on an "as is, where is" basis without recourse
against Lender and without representation or warranty of any kind or nature whatsoever by Lender with respect thereto. To the best of the
undersigned's knowledge and belief, the Property is presently owned by Goldstone Hospitality II, LLC who is the party in possession or a
