BACKGROUND

A survey of 7E Porchester Square, London, W2 6AL was carried out on


17 July 2018 at mid-day in good visibility conditions following the
instructions from Bright Building Solutions “Architect for this project”.
The project is to carry out internal modifications in one of the flats of
existing multi-storey building.
This 5 storey Victorian age building (basement + ground + first + 2nd +
3rd and 4th floor) consists of multiple flats probably one in each floor. This
flat number 7E Porchester Square lies at the top (3rd floor) of the building.
The proposal is to remove some of the existing internal walls. Internal
walls are timber studs. There is no power lift or elevator for access to any
floor of this building. In 2nd and 3rd floor, stair layout changes than in
lower floors.
Floor joists appears to span across. Since removal of stud walls does not
affect the floor layout / geometry, therefore, no change in existing floor.
Timber roof is a butterfly roof span across with valley in the middle that
extends front to rear.

OBSERVATIONS
Condition of this over a century old property is in accordance to its age.
All external walls are load bearing brick masonry walls. There is no sign
of cracks in the load bearing walls. There is no remarkable tree in the
close proximity that could potentially affect the existing foundations of
the dwelling. Therefore, over all, building condition is O K for habitable
purpose without any threat.
Current owner /lease holder of this flat arranged to expose the existing
Ceiling including some parts of the walls to determine the support
geometry of roof. Butter fly Roof spans across with valley in the middle.

All these butterfly roof rafters are supported on 2 Number 80x300
wooden joists in the ceiling. These joists span front to rear and supported
of by steel beams spanning across at some points. Roof geometry show
that the internal walls do not support top roof.

RECOMMENDATIONS

It appears that the butterfly roof is most unlikely supported over existing
partition walls. Therefore, existing partition walls can be removed to
create open space. However, for safety measures, at the time of removal
of said walls, presences of structural engineer recommended to deal with
any unexpected situation.
