AFFIDAVIT OF SELF- ADJUDICATION

WITH DEED OF ABSOLUTE SALE

I, DERRICK TARANGCO TABLAN, of legal age, married,

Filipino citizen, and with residence and postal address at Legaspi,
San Manuel, Tarlac, after having been duly sworn to in accordance
with law, depose and state:

1. I am the sole heir of the late MANUEL T. TARANGCO and

CRESENCIA D. TARANGCO, being his only biological child;

2. The late MANUEL T. TARANGCO and CRESENCIA D.

TARANGCO passed away on September 7, 2007 and
_________________, and died without any last will and testament;

3. At the time of death my father, he had no debts, liabilities or

obligations to any persons, agency or institution;

4. That the said deceased left a parcel of land located in

Barangay Legaspi, San Manuel, Tarlac, and covered by TCT No.
02088 with an area of TEN THOUSAND ONE HUNDRED SIXTY
THREE (10,163) SQUARE METERS; respectively, all of the Registry
of Deeds of the Province of Tarlac. Copies of the said TCT are hereto
attached;

5. As sole heir of the herein decedent, I hereby adjudicate the

above-mentioned properties solely for and in my name as well as any
and all liabilities arising from the said property;

6. I hereby execute this affidavit for the purpose of processing

the transfer of the said property in my name, the settlement of the
estates of the late MANUEL T. TARANGCO and CRESENCIA D.
TARANGCO, as well as for the release of any other claim or benefit
in relation to their death before any government/private office and
banking institution and for any other legal purpose this may best
serve.
 DEED OF ABSOLUTE SALE

That by virtue of these presents, I the only compulsory heirs of

the late deceased, for and in consideration of the amount of ONE
HUNDRED THOUSAND PESOS (Php150,000.00), Philippine
currency, receipt of which in full is hereby acknowledged to our full
and complete satisfaction from ANGELA TARANGCO SIMEON, of
legal age, Filipino citizen, married, and a resident of Legaspi, San
Manuel, Tarlac, DO HEREBY SELL, TRANSFER, and CONVEY by
way of Absolute Sale unto the said BUYER, her heirs and assigns,
the above mentioned parcel of land together, free from all liens and
encumbrances..

day of April 2018 in the City of Tarlac, Philippines.

The foregoing instrument relates to a AFFIDAVIT OF SELF-

ADJUDICATION WITH DEED OF ABSOLUTE SALE consisting of three (3)
pages including the page on which this Acknowledgment is written, has
been signed on the left margin of each and every page by the parties and
the witnesses.
