DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This instrument, made and executed by and between ROBIN S. TANIG, Filipino, of legal
age, marriage and a resident of #543 Tinajero St., Del Pilar, City of San Fernando, Pampanga
hereinafter referred to as VENDOR and LALAINE T. QUIAMBAO, Filipino, of legal age, single,
and a resident of #543 Tinajero St., Del Pilar, City of San Fernando, Pampanga, hereinafter
referred to as VENDEE;

WITNESSETH:

That the VENDOR is one the legal heirs of Sps. ________ Tanig and is by the virtue of the
provisions on the law on Succession under the Civil Code of the Philippines the absolute owner
of an identified portion (40 square meters more or less) including any and all improvements
therein of a still undivided parcel of land covered by TCT No. ________ more particularly
described as follows:

That the VENDOR hereby sells to the VENDEE who agreed to buy the above-described
property under the following terms and conditions, to wit:

1. That the total consideration of the sale is SIX HUNDRED THOUSAND PESOS (
P600,000.00);
2. That the VENDEE shall pay the VENDOR in the amount of P 15,000.00 monthly;
3. That in case of non-payment by the vendee for a total of 12 consecutive months,
all amounts previously paid shall be forfeited in favor of the VENDOR and this Agreement
shall be considered automatically rescinded;
4. That the VENDEE shall be entitled to the possession of the property including the
improvements found therein after payment in the aggregate value of P 300,000.00;
5. That until full satisfaction of the purchase price, the VENDOR shall bear all the
necessary and extraordinary expenses for the maintenance of the subject property;
6. That the VENDOR reserves his right of ownership over the subject property until
full payment of the purchase price;
7. That all expenses relative to this sale shall be shouldered by the VENDOR.
