Type of cement

1. RAPID HARDENING CEMENT: Rapid hardening cement is very similar to ordinary portland cement
(OPC). It contains higher c3s content and finer grinding. Therefore it gives greater strength development at
an early stage than OPC. The strength of this cement at the age of 3 days is almost same as the 7 days
strength of OPC with the same water-cement ratio. The main advantage of using rapid hardening cement is
that the formwork can be removed earlier and reused in other areas which save the cost of formwork. This
cement can be used in prefabricated concrete construction, road works, etc.

2. LOW HEAT CEMENT: Low heat cement is manufactured by increasing the proportion of C2S and by
decreasing the C3S and C3A content. This cement is less reactive and its initial setting time is greater than
OPC. This cement is mostly used in mass concrete construction.
3. SULFATE RESISTING CEMENT: Sulfate resisting cement is made by reducing C3A and C4AF
content. Cement with such composition has excellent resistance to sulfate attack. This type of cement is
used in the construction of foundation in soil where subsoil contains very high proportions of sulfate .
4. WHITE CEMENT: White cement is a type of ordinary Portland Cement which is pure white in color
and has practically the same composition and same strength as OPC. To obtain the white color the iron
oxide content is considerably reduced. The raw materials used in this cement are limestone and china clay.
This cement, due to its white color, is mainly used for interior and exterior decorative work like external
renderings of buildings, facing slabs, floorings, ornamental concrete products, paths of gardens, swimming
pools etc.
5. PORTLAND POZZOLANA CEMENT: Portland pozzolana cement is produced either by grinding
together, portland cement clinkers and pozzolana with the addition of gypsum or calcium sulfate or by
intimately and uniformly blending portland cement and fine pozzolana. It produces lower heat of hydration
and has greater resistance to attack of chemical agencies than OPC. Concrete made with PPC is thus
considered particularly suitable for construction in sea water, hydraulic works and for mass concrete
works.

6. HYDROPHOBIC CEMENT: Hydrophobic cement is manufactured by adding water repellant chemicals


to ordinary portland cement in the process of grinding. Hence the cement stored does not spoiled even
during monsoon. This cement is claimed to remain unaffected when transported during rains also.
Hydrophobic cement is mainly used for the construction of water structures such dams, water tanks,
spillways, water retaining structures etc.
7. COLORED CEMENT: This Cement is produced by adding 5- 10% mineral pigments with portland
cement during the time of grinding. Due to the various color combinations, this cement is mainly used for
interior and exterior decorative works.

8. WATERPROOF PORTLAND CEMENT: Waterproof cement is prepared by mixing with ordinary or


rapid hardening cement, a small percentage of some metal stearates (Ca, Al, etc) at the time of grinding.
This cement is used for the construction of water-retaining structure like tanks, reservoirs, retaining walls,
swimming pools, dams, bridges, piers etc.

9. PORTLAND BLAST FURNACE CEMENT: In this case, the normal cement clinkers are mixed with up
to 65% of the blast furnace slag for the final grinding. This type of cement can be used with advantage in
mass concrete work such as dams, foundations, and abutments of bridges, retaining walls , construction in
sea water.

10. AIR ENTRAINING CEMENT: It is produced by air entraining agents such as resins, glues, sodium
salts of sulfate with ordinary portland cement. 11. HIGH ALUMINA CEMENT: High alumina cement
(HAC) is a special cement, manufactured by mixing of bauxite ( aluminum ore) and lime at a certain
temperature. This cement is also known as calcium aluminum cement

Q Mechanism of Cavitations in Pipes and Drains?


A Formation of air bubbles in a fluid due to low pressure conditions lower than the saturation
pressure is known as Cavitations. It is considered to be a high potential damage condition
where the strength and durability of the pipes can be greatly reduced. Cavitation works on
principle of Bernoulli’s Equation
When fluids are at high velocities, the pressure head of fluids reduce accordingly. But since
fluid pressure is lower than the saturation pressure the dissolved gases get released from the
flowing fluid
These are bubbles suddenly collapse on entering a region of high pressure. This leads to
damage of pipelines as high level of dynamic pressure is created
Why should pumping be not used in case of concreting works/
During pumping operation, the pump exerted pressure must overcome any friction between
the pumping pipes and concrete and weight of concrete and pressure head when concrete is
placed above pumps.
As only water is pumpable, all pressure generated is from water present in the concrete
The major problem due to pumping are segregation effects and bleeding. In order to rectify
and reduce these effects, generally the proportion of cement is increased in order to increase
the cohesion, which leads to reduction of segregation & bleeding. A proper selection of
aggregate grading can vastly improve the concrete pumpability
Q Why should curing not be done by ponding & polythene sheets?
Primary purpose of curing – reduce the heat loss of concrete that is freshly casted
- Reduce temperature gradient across cross-section of concrete
Ponding isn’t preferred for curing as its method of thermal curing is greatly affected by cild
winds. In ponding, large amounts of water is used & has to be disposed off from construction
sites
Polythene sheets are used on basis that it creates airtight environment around concrete
surface, hence reducing chances of evaporation over fresh concrete surfaces
Usage of polythene can be a drawback as it can be easily blown away by winds
And water lost by self-desiccation cant be replenished

True slump It is characterized by general drop of concrete mass evenly without visible signs
of deterioration/ disintegration
Shear Slump Indicates that the concrete mix is deficient in cohesion. This kind of slump leads
to segregation & bleeding. Hence effect the durability of concrete in long run
Collapse slumps Indicates that the concrete mix is too wet. The mix is deemed to be harsh and
lean

Conditions of Subcontract
Defect liability period shall be 24 calendar months commencing from date of Certificate of
Completion and Compliance (CCC) to be issued by Archi for the whole project or issuance of Cert of
Making Good Defects by Archi to Main Con
Subcon to submit monthly progress claim to the PM consistently until final account signed regardless
of any progress of works at site for any particular month.
Honouring period for monthly progress claim is at least 60 days upon issuance of payment certificate
subject to receipt of valid Tax Invoice by Main Con
LAD RM 15000 per calendar day
Retention sum fixed at 10% of subcontractor’s certified work done as stated in the progress claim
until cumulative figure reaches 5% of whole contract sum. Subcon must submit in writing any request
for release of the 1st and 2nd moiety of retention sum

Subcon is required to submit to the Main Con in written form on any VO and schedule implication
within 14 days of receiving any written instruction from Main Con. Written instruction can be in form
of EI or AI or Construction Drawings or Instruction to Subcontractor.
To register VO and inter-charging bill on monthly basis.

Subcon is required to submit all rates and costs in breakdown format for any plant or machinery,
labour and material as per descriptions stated in tender BQ

Validity period for tender price is 90 days from date of final revised submission

Subcon shall submit duly completed statutory declaration form to the Main Con before issuance of
penultimate payment certificate by Main Con.

All costs under the clause shall be deemed to be included in subcontract

Subcontract rate/ sum shall include the followings


Subcon is required to submit to Main Con a performance bond in form of an approved banker’s
guarantee amounting to 5% of total subcontract sum.
The performance bond must be valid and also be enforceable until date of Certificate of Practical
Completion to be issued by Archi for the whole project

Kick Off Meeting – Before commencement of works

Subcontractor to submit relevant certificates & docs as required by by-laws (valid PMT cert for
compressors and PMA cert for cranes/ hoisting machine)

RC works
- Setting out of works to include verticality setting out & checking at every floors by subcon own
surveyor.
- Subcon to submit survey setting out report to Main Con on regular basis
- Mould oil for timber formwork. Water base form oil is for steel formwork
- To include intender price the bending, engineering lapping & manufacturing lapping for all
fabric reinforcement (BRC) installation
- Steel hollow section to be used as formwork to drops at toilet areas & scupper drains
- Clearing of debris and dust to erected formworks using air compressor
- All timber formworks shall be utilized not more than 4 cycles. Finished concrete surface must
achieve standard to satisfaction of PM
- All erected formworks must be properly sealed to prevent grout loss
- Flatness of bare concrete finish surface to floor & soffit – within tolerance of +- 10 mm for every
1.2 m span
- Unevenness of joint for off-form finish concrete at car park shall not be > 5mm.
- Subcon to make provision & include downtime due to tower crane breakdown. Any concrete
wastage due to breakdown shall be at subcon own costs
- To provide & stand by dumpy level & surveyor during floor slab casting
Plastering Work
- Subcon shall patch up with cement & sand mortar the gap between aluminium sub frame & brick
walls at least one day prior to plastering works
- Level pegs must be established at 1.2 m grids before commencement of any plastering works
- Transportation of plastering cement mortar from stocks at ground level to place of work shall be
by means of pumps. Pumps provided by subcon at own costs
- Subcon shall include & make provision for costs of pumping mortar from ground level to
required location of working stations
- All plastering (both internal & external) to brick wall, RC beam, RC wall shall be in 2 separate
layers. 1st layer must be left overnight before 2nd layer of plastering can proceed. Subcon must
wet the wall first before applying 2nd layer of plastering
- Toothing trowel for first layer of plastering shall be applicable to all RC surfaces
- All external wall plastering joint that end at straight cut joint at end of day or otherwise diamond
cut joint must be intro at all irregular plaster joints
- To provide & install vertical & horizontal corner inner & outer beadings at all internal & external
walls
- Plastering to walls at unit’s balcony, yard & corridor shall be considered as internal plastering

Waterproofing Works
- To provide 5 year product & workmanship. This warranty shall commence from date of Cert of
Completion & Compliance to be issued by Archi for whole project. The subcon shall submit
within 15 days upon receipt of CCC or otherwise the release of 2nd moiety (Meaning ~ each of
two parts into which a thing is or can be divided) retention shall sum shall be withheld
- All works under this subcontract shall be subjected to scrutinization by developer or Archi/ the
Consultant Engr or Main Con on:
- Quality of product
- Material performance & conformance
- Workmanship
- Time frame for completion
Upon commencement of works until the end of defect liability period. Subcon shall at own costs
replace, rectify & make good within a designated time frame as determined by Main Con the non-
conformance works acc to criteria as listed above
- Recommended procedures for surface preparations & water ponding tests:
To remove minor left over debris/ construction materials such as rubbish, timber pieces, broken
bricks, cement stains etc at own costs after handing over by other subcontractor & before
commencement of works

To thoroughly expose the bare concrete surfaces by means of own water spray gun at own costs
(Mandatory clause)

To remove & clear all laitances, foreign stains, oil stains, cement & concrete stains & any loose
materials to the satisfaction of Main Con at own costs

To wet & mob the surfaces for clearing the dusts in order to receive waterproofing compound

To patch up minor honeycomb with non-shrink grout & waterproofing compound


Apply waterproofing compound at all angles & epoxy at areas surrounding pipe sleeves

Upon enough time after drying of above stage that proper 1st coat of waterproofing compound
shall be applied for whole floor & upstand walls

Upon enough time after drying that 2nd coat of waterproofing agent shall be applied for whole
floor & upstand walls

Repeat same procedure until application of finishing coat

To seal up internal part of all pipe sleeves instead of sealing top portion of all pipe sleeves &
surrounding concrete surface

Perform water ponding test by filling up testing areas with water until top level of floor drop

Rectify water leakage areas if found leaking & repeat water ponding test again until no leakages
are found

All waterproof uprights on walls shall have a minimum height of 300 mm at areas such as
scupper drains, bathrooms, riser ducts

All rectification costs for water leakages inclusive of hacking & reinstatement of floor & wall
finishes at all sides shall be borne by the subcon if waterproofing compound applied is found to
be defective

Carting away of superfluous

Others
1. Any levy charges for disposal of unsuitable excavated material off site to Subcon’s own
dumping ground are deemed to be included in tender resubmission
2. Subcon is totally dispose of used formwork to own dumping ground at own cost
3. Secure all door leaves upon installation by means of timber wedging
4. All door leaves, doorframes & ironmongeries delivered to site shall be protected by
subcontractor upon acceptance by signing off DO. Subcon shall rectify at own costs any
damages/ defects/ missing items detected during site inspection & until handing over of
project

Plant, Materials & Facilities provided by Main Con


1. Provide safety netting & material handling platform solely for external use
2. Provide four corner & intermediate pegs for setting out works
3. Survey works such as building 4 corner & intermediate pegs, building verticality monitoring
& settlement monitoring
4. Provide safety signage at every constructed level
Additional Specs
Subcon must include these items in tender price
- Labourers and means for transferring diesel from storage tank provided by Main Con to tower
cranes at project sites
- Application & provision of the cement mortar to the pumps as lubricants each time before
operations and as & when necessary
- Provision & installation of starter bars for all RC structures at Tower 1 & 2 due to different
timing of work completion at podium & tower blocks
- To spell out in tender any constraints & requirements if fasa B for hotel & shop office is run
concurrently
- Communication equipments (eg: walkie-talkie for signalmen, supervisors & designated site
key-personnel)
- Supply & installation of GI props other than clause 1 under section G below
- Labourers for installation of edge protection

- Clearing of debris
- Project is subjected to CONQUAS/ QLASSIC & IQSAS quality assessment with the targeted
score of 75 marks & 80 marks respectively. So, subcon is responsible to ensure the quality of
works
- To achieve 78% of CONQUAS score
- To submit for type of internal & external corner bead selected in the revised tender
- Scaffolding for external plastering works shall be supplied, installed, maintained & dismantled
by subcon. The commencement of dismantling of scaffolding must be conducted after
completion of painting works & works by other trades as well as prior approval from Main
Contract
- All tenderers to specify clearly the number of pumps required for 3 diff work functions
(plastering mortar, concrete & sand)
- Construction of all weather throats shall comply to archi details provided in tender drawing
- Construction of cut off joint at the line where both internal plastering & external plastering
meet shall comply to archi details to be provided by Archi
- To supply & install fibre reinforced mesh diagonally at all corners of door & window
openings before plastering works

ADDITIONAL ITEMS TO BE INCLUDED


1. GI railings & HISEC mesh for edge protection & staircase railing shall be supplied by Main
Con but installed by subcon. Bolt & drop-in anchor & other necessary accessories for
installation shall be supplied by Subcon
2. Subcon shall quote the labour costs for installation in the revised tender submission
3. Supply & application of aluminium primer for timber door frames shall be by others &
excluded from this subcontract
4. Subcontractor shall supply & install all fish tails for timber door frames at own costs
5. To submit material safety data sheets (MSDS) before commencement of works at site
6. All tenderers shall be deemed to have visited, inspected & examined the project site & the
surroundings as well as the information in connection therewith & to have satisfied
themselves as to:
a) The form & nature thereof, including the subsurface conditions
b) The hydrological & climatic conditions
c) The extent & nature of work & materials necessary for execution & completion of
subcontract works & remedying of any defects therein
d) Means of access to project site & accommodation required

7. Subcon to provide sufficient no. of gondolas to patch up/ make good the external wall after
dismantling of external scaffolding & any other temporary platforms. The setting up, shifting,
maintenance & dismantling etc of the gondola shall be carried out by competent persons. If
subcon need to catch up & complete any own works (eg: defect rectification works due to
own delay), additional gondolas shall provided by Subcon at own cost
8. Subcon shall co-op at all times with Main Con to achieve environmental sustainability
standard established by GreenRE during construction as specified in tender
9. Subcon to provide temporary shoring for lift pit during sub-structure stage by using GI railing
as barricade
10. Sheet pile must be utilized when applicable & necessary subject to Main Con’s approval. The
subcon shall include the costs for PE design & PE onsite inspection
11. To provide concrete cube test curing tank by means of bricks & plaster at own cost
12. Floor trap & floor grating shall be installed by plumber at all areas
13. Subcon to provide pltform for construction of RC fins at external façade horizontally &
vertically
14. 50 mm lean con blinding to replaced with M sand

GENERAL CONDITION
PERFORMANCE BOND
a) Subcon shall as a condition precedent to commencement of any work under this Sub-
Contract, deposit with Main Con a Performance Bond in cash/ in form of approved Banker’s
Guarantee equal to 5% of Sub Contract Sum for due performance of this Sub-Contract
b) If subcon fails to execute Subcontract/ commits any breach of his obligations under the Sub-
Contract, the Employer may utilise & make payments out of/ deductions from Performance
Bond as per terms of Sub-Contract
c) Performance Bond (or any balance thereof remaining for credit of Sub-Contractor) shall be
released/ refunded to Sub-Contractor upon issue of Cert of Practical Completion, subject also
to fulfilment of all obligations stipulated in this Bill No.1
ISO 9001: 2000 QUALITY SYSTEM
Subcon shall comply with Main Con ISO 9001 standard for all works carried out on site

SAFETY REGULATIONS
Subcon shall follow:
a) Factories and Machinery (Fencing of Machinery and Safety Regulations, 1970)
b) Factories and Machinery (Safety, Health and Welfare Regulations, 1970
c) Occupational Safety and Health Act, 1994

PROGRESS PAYMENTS
All claims by SubCon for progress payments shall be remitted by SubCon to MainCon.
Subcon shall submit monthly progress payment claims to PM as per procedure & in conformity with
format specified by MainCon. Payments to SubCon shall be made progressively on a monthly basis
based on ISO inspection form submitted workdone & with consideration of tool box meeting minutes
of meeting which to be conducted once a week

Subcon claim for interim payments shall be properly prepared by Subcon with details:
a) Total of subcontract works properly executed as to date specified in Sub-Contract’s claims
b) Only 76% of total value of materials on site, properly supplied & sotred upon the Site &
ready & fit for incorporation into Subcontract Works
c) Deduction of total amounts previously paid

GENERAL SCAFFOLDING & STAGING TO SUPPORT FORMWORK

Provide all temporary cables, mains, sub-mains, wiring, fittings, etc. for the above, clear away &
make good on completion & pay all fees & charges

Extension cables & wiring should be over hang as per Main Con requirement

All fittings & lightings shall be complied with OSHA regulation

GENERAL SCAFFOLDING
1) Scaffolding & temporary work shall comply with the requirement of MS 10.1: 1975 Sirim
Code of Practice for Building Operations Code and etc
CCC must be complied

CONQUAS (CONSTRUCTION QUALITY ASSESSMENT SYSTEM)


a) Minimum score of 78% for all Works carried out on site
ISSUANCE OF NON CONFORMANCE REPORT
a) SO’s instruction shall be issued in accordance to COnditons of Sub-contract for defects that
require rectification
b) If Subcon is instructed to rectify a defect within a time stipulated by SO, NCR shall be issued
if the Subcon fails to rectify the defect upon expiry of stipulated time
c) SO may exclude items included in NCR from Interim Valuation until defect of the said items
has been rectified & relevant NCR cancelled
