RENTAL DEED

This RENTAL DEED is made and executed on this the 21st day of May ,2018 at Hyderabad,
Telangana state
BY & BETWEEN:-

Mrs. SARITA AGARWAL W/o Mr. KAMAL KUMAR, aged about 56 years,
Hindu, Occ: Housewife. R/o H.No. 1-8-450/1/A27, 2nd floor, Indian Airlines Colony,
Begumpet, Hyderabad, Telangana state. (AADHAR CARD No. )
“Hereinafter referred to as “LANDLORD” which term unless repugnant to the context shall
mean and include all her heirs, legal representatives, executors, administrators,
successors-in-interest, assignees and nominees etc., of the ONE PART”

AND

M/s. First Policy Insurance Brokers Ltd, represented by its authorized person Mr.
__________________ S/o. ________________, aged about _____ years, Occ: Business, R/o.

“Hereinafter referred to as “TENANT” only of the Other Part”

WHEREAS the Landlord herein is the absolute owner of the furnished Office Space on First
Floor having a plinth area of about 1500 Sq.feet forming part and parcel of main building
bearing Municipal No. 1-8-450/1/A27, Indian Airlines Colony, Begumpet, Hyderabad,
Telangana state and the same will be hereinafter referred to as “SAID PREMISES”.

AND WHEREAS the Tenant herein has approached and offered the Landlord herein to
obtain on rental basis the above SAID PREMISES to which the Landlord herein has agreed
to let-out the same on the following terms and conditions.

NOW THIS RENTAL DEED WITNESSES AS FOLLOWS:

1. That the Tenant herein has obtain from the Landlord the above SAID PREMISES
on a monthly rent of Rs.40,000/- (Rupee Forty Thousand Only) per month
exclusive of municipal taxes, electricity charges, maintenance charges.

2. That the Tenancy shall come into force from 01-07-18 and shall be for a period of
11 months only from the date of tenancy and the same is month to month as per
English calender month.

3. The rent payable here under shall be paid in advance on or before 5th of every
month.

4. That the Tenant shall pay all the electricity charges and shall handover the receipt
to the Landlord showing the payment there of every month.

5. The Tenant has agreed to pay a non-interest bearing security deposit of Rs.
1,60,000/- (Rupees One Lakh and Sixty Thousand Only) that is 4 months rent by
Cheque No.________, Dated. __________, drawn on _________________, for which the
Landlord acknowledges to have received the same. That the said deposit shall be
refunded by the Landlord to the Tenant at the time of vacating the above SAID
PREMISES after deduction of any rent/maintenance / taxes / damages / to the
said property / electric charges / telephone charges etc.

6. If the tenancy is continued for more than eleven months the rent charges will be
increased by 8% on the prevailing rent for the period of next eleven months.

7. That the Tenant herein has obtained the above SAID PREMISES for carrying on
the business M/s First Policy Insurance Brokers Ltd. and shall not use the same
for any other purpose and shall not give any part or portion of the said premises
to any one nor shall make any structural alterations of the said premises.

8. The Tenant shall keep the premises in good condition and bear all the day to day
maintenance of office including white wash, electrical and plumbing repairs etc.
and get the same painted at regular intervals at his cost.

9. That the Tenant shall permit the Landlord or his duly authorized agent to enter
the said premises all the convenient time for the periodical inspection.

10. That the Tenant shall deliver peaceful vacant possession of the premises to the
Landlord in the similar condition as on the start of tenancy with all Fittings &
Fixtures intact.

11. That in case of Theft or burglary in the SAID PREMISES, the landlord shall not be
held responsible at any time, The Tenant should take his own steps for security of
his portion and assets by way of insurance or otherwise.

12. That in event of default in payment of rent the landlord is entitled to terminate
the lease by giving 60 days notice. If the Tenant wants to vacate the premises
before the term of 11 months then the total advance will be forfeited. If the Tenant
wish to continue the tenancy he has to intimate the Landlord 2 (Two) months in
advance in writing.

13. All disputes arising between the parties out of or in connection with this RENTAL
DEED shall be subject to the jurisdiction of the competent courts within the city
of Hyderabad.

IN WITNESS WHEREOF THE LANDLORD AND THE TENANT BOTH HAVE UNDERSTOOD,
AGREED AND SIGNED ON THIS THE RENTAL DEED WITH THEIR OWN FREE WILL AND
CONSENT ON ABOVE FIRST CITED DAY MONTH AND YEAR BEFORE THE FOLLOWING
