I write to advise that as the property is a Category B Listed Building, Listed Building Consent
shall be required for any alterations to the historic fabric including partial or complete
demolition. As part of the Listed Building Consent process Historic Environment Scotland
would be a Statutory Consultee.
Where the application proposes the demolition of a listed building applicants will be expected
to provide evidence to show that:
d. the repair of the building is not economically viable and that it has been marketed at a
price reflecting its location and condition to potential restoring purchasersfor a reasonable
period.
I can confirm that Listed Building Consent has not been approved for the demolition of the
above property. In line with current guidance and best practice from Historic Environment
Scotland, I would encourage pre application discussions prior to the submission of any Listed
Building Consent.
