RISK ASSESSMENT

R I S K ASSESSMENT
In February 2016 a detailed independent risk assessment of the TTP was undertaken by Risk Frontiers.
Risk Frontiers is a leading independent research centre sponsored by the insurance industry to aid
better understanding and pricing of natural hazard risks in the Asia-Pacific region. The risk assessment
carried out by Risk Frontiers on the TTP site considered the following perils:

Earthquakes Wind Hail Riverline Flooding

Flash Flooding Dust Storms Bushfire Vehicular Impact

Aircraft Impact Incidents at

Risk Frontier’s Risk Management Report stated that there are no major risks
identified and confirmed that the TTP is an ideal location for a risk mitigation or
Business Continuity function. Below is an excerpt from the Risk Management Report:

“Assessing individual hazard risk, for earthquake, wind and hail, building performance is expected to be
adequate considering the SEAOC performance criteria. For riverine flooding, analysis of hydraulic flood maps of
the 2D Flood Study for Dry Creek (Charlton and Torrington) produced by the WRM for the Toowoomba Regional
Council show the Pulse facility to be well outside and above the modelled 1 in 100 annual return interval (ARI)
extent, the modelled PMF event and outside our inferred PMF extent. This implies that the riverine flood risk is
negligible and fulfils the building performance criteria. The likelihood of bushfires in the general area around
the Pulse facility is expected to be occasional or rare. However, the building’s distance from dense forest and the
ability of fire fighting in the area suggests the risk of impact on the Pulse facility is less than these estimates.”

Pulse DC consists of three stand alone data centres linked by a central security facility. Each data
centre contains two separate data halls spanning 840m2 and will house approximately 324 racks.
Each hall is designed to support, as a base, 1MW of IT load. The design allows for various density racks
and has the ability to support larger loads as required.

of external contractors will be limited to vendor and industry experts, under the direct supervision of
the overall Pulse facilities management team and in accordance with strict maintenance and security

The TTP is a 32 hectare site surrounding the Pulse DC facility. Apart from the Pulse DC, other initial facilities
of the Park will include a café, recreational facilities, outdoor collaboration spaces and a variety of office
spaces from 300m2 to 3000m2. Options within the office spaces will include collaborative hot desk style
open work spaces through to strata titled stand alone office buildings.

Local businesses, especially those enterprises relevant to technology, innovation and research will benefit
from the immediate proximity of the Pulse DC.

A dedicated Business Continuity Facility (BCF) will form part of the TTP and provide shared and dedicated
work spaces for both small and large teams. Integrated with the BCF is a hot desk and start up incubator
facility that will utilise the capability of the shared BCF during non-active periods. The BCF will be
supported by full generator back up power is supported by direct connectivity to the Pulse DC facility.
