Project Arrangements

Planning & Managing the Work


It is not foreseen that the project will exceed 500 person days in length, HSE has not been
The Principal Contractor is responsible for planning, supervising and carrying out the works.
The Principal Contractor is assumed to take on the client duties as well as their own as set
The Principal Contractor must prepare a Construction Phase Plan.

Comminucation with the design team is encouraged, by email, phone and regular site

Access Arrangements
The building is unoccupied and will be for the duration of the works.
The only access is from Colinton Road.
The street, gardens, and communal hallway must be protected and any damage made
good upon completion.

Site Hoarding & Security


The site is to be separated from adjacent properties and the public pavement and road.
The site must be secure. No unauthorised persons are allowed on site.
Visitors must make arrangements in advance, including clients and design team members.
A sign in & out policy should be operated by the Principal Contractor.
The site must be secured at weekends and at night.

Welfare Facilities
The existing facilities will either be removed as part of the work or are not allowed to be

Permit to Work Systems


Principal contractors are responsible for managing works on site.
No hot works are allowed due to the nature of the existing fabric.

Fire Precautions & Means of Escape


Fire extinguishers must be provided on each level.
Escape is via the main entrance or rear doors to street and garden level.

Smoking & Parking


No smoking is permitted within the site area.
No parking is permitted within the site area or on the street adjacent to the street.
Permit & metered parking is available on Napier Road.

An asbestos survey is to be carried out prior to work starting on site organised by the client.
All asbestos containing materials identified in the surveywill be removed and an air quality test carried out.
The air quality test results will be forwarded prior to the comencement or works.
