5. Design & Engineering

Gulf & Eastern believes in doing things right the first time and has invested
heavily in state of the art softwares for Design, Engineering and Operations in
terms of both monetary value and personnel. Latest in construction computer
technology, including CAD packages, 3D object oriented design, planning and
project management tools are placed at the disposal of our project teams. With a
computer population of over 80 terminals, linked over an ISDN based WAN, each
team has the means to stay on top of project planning, control and design
implementation. The entire operation is supported by an integrated ERP system
which provides instant and online access to process information and data.

Over the past 40 years Convrgnt Value Engineering has evolved into a diversified
multi-division contracting enterprise.

Convrgnt’s respective Specialist Divisions over the years carried out


constructional work and services such as Design & Value Engineering Services,
Construction of Commercial and Residential Buildings, Heavy Civil Engineering,
Pre-engineered and Hot Rolled Steel Fabrication D&B Works, Renovation and
Refurbishment through Rebuild Division, Wood Joinery Works, and engineering
supply of Plant & Machinery, Electro-mechanical Services, Assembly /
Fabrication of Electrical Switchgear & Panel boards.

Each of our divisions has their own management teams and resource pools that
thrive on the single-minded pursuit to provide the highest quality in construction
design and workmanship.

Some of the major projects using all these capabilities are:

2.1 Chalet Hill Side themed Luxury Chalet Development for Chicago Beach
Resort (Original cost US$ 19,000,000 Value Engineered by Convrgnt to US$
13,000,000 (Main Contract Price). The finished complex is of extremely
high quality.

2.2 One of the largest Design and Build contracts completed by Convrgnt was a
US$ 47,000,000 (Main Contract Price) multi-phased development for the
Chicago Beach /Emirates Hotel Group as well as a facility for the Hilton
Hotel. The Convrgnt team carried out an extensive Value Engineering
exercise and achieved cross savings in the excess of US$ 6,000,000 (Civil &
MEP both) whilst completing the project in record time.

We have also completed three contracts at:


1) Creek Golf & Yacht Club in Dubai, 92 villas, maintenance facilities, and
extension to the Club House.
2) A Design & Build project in Ras Al Khaimah for the RAK Government and
Hilton Hotel Group, 151 Key Luxury Beach Chalets, Restaurant & Spa, 3
Swimming Pools, one kilometer long site, including all infrastructures
3) Bus Staging & Maintenance Facility project at Dubai Airport. In 2010 we
completed Projects at Dubai world Central, Jebel Ali Airport. They were Fuel
Staging, Fire Stations & Police Facilities

Another completed projects as a main contractor (Civil, Structural & MEP) are
2B+G+22 Storied Tower at Tecom, Dubai (a high-end luxury residential
development designed by Dubai Consultants with a total BUA of 32,000 SQM) and
API Tower G+6 building at Al Raffa.

Overview

We in G&E consider construction as an art of coordination & management and undertake


any MEP contract, small or big as a challenge and are on our toes from day one. We
collaborate and closely coordinate with Main Contractor to integrate MEP activities into
his Overall Project Completion Program and suitably strategize, plan and deploy
resources with sole objective of delivering our obligated works in a hassle free and timely
manner.

We believe in doing things right the first time and accord high priority to detailed
engineering which is focal point of downstream procurement & constructional actions.
Our experienced design & engineering personnel use CAD packages, 3D coordination &
clash detection tools to produce coordinated and constructible shop drawings.

Pre-Tender Estimate

On select basis, we offered our valued clients with pre-tender estimate services on a
chargeable basis. This support enables them to modify/finalize the project design at a
very early stage and optimize their investments.

Value Engineering

When called for we carryout Value Engineering by examining performance and/or


function in relation to cost in a structured process and propose best alternative to the
customer. Also other than just reducing the initial costs, we carefully carryout detailed
analysis of the costs associated with maintenance and upkeep and appropriately select
plant, equipment and systems to reduce overall lifecycle cost of owning a project.

Design & Build

We were amongst the first few companies in the UAE and Middle East to adapt itself to
the international practice of design & build – an engineering strategy that ensures a
single point of responsibility for combining the principles of design and build with total
efficiency.

Benefits of design & build principles are:

 Compared to traditional project procurement practice, construction can start


earlier, reducing the overall project delivery time - from inception to completion.
 No tender time loss (normally 2 months) as concept planning and project costing
are done simultaneously.
 Client can fix a definite budget (lump sum) even before the design is complete.
 Saves tendering time and tender evaluation time as concept planning and project
costing are done simultaneously.

 Single point responsibility – no variations & claims


 No extension of time due to design / detail faults / delays in information.

Modular Construction:

To the extent possible and practicable we adapt modular construction methodology.

The pre-engineered assemblies are constructed in controlled environment supported


through use of 3D modelling (BIM/ Revit); significantly reducing wastages, rework etc.,
while increasing efficiency, accuracy, consistency and quality of finished installation. As
the modular construction (pre-fabrication) can be undertaken simultaneously or in
advance of commencement of site activity it eventually results in overall saving on
project completion time besides maintaining desired quality and standardization of MEP
installations.

Fast Track Construction

We have completed several design & build, fast track projects with reduced project
duration by overlapping the design & construction phases of the project.

We firmly believe that by embracing a partnering approach amongst the project


stakeholders; use of modular pre-fabricated assemblies and 3D modelling/ clash
detection software / processes (reducing reworks and wastage of materials, man-hours
& time); the pre-engineered projects (EPC) project completion time can be also be
reduced.
