1.5.1 PRÉSTAMO HIPOTECARIO
Producto para personas naturales que le permite disponer de la cantidad necesaria para
comprar o rehabilitar una vivienda u otro inmueble.
1.5.1.1 VENTAJAS

Todas las condiciones se aplican según evaluación y políticas de créditos.
(**) Opción aplicable sólo en el caso de ser trabajador que perciba ingresos de 5ta

Financiamos hasta 90% del valor del inmueble según el crédito solicitado (*).

3. FINANCIAMIENTO DEL DEPARTAMENTO
3.1 INTRODUCCIÓN
En el presente proyecto, mostraremos los requisitos, intereses, cuotas e información necesaria para
adquirir un departamento y financiarlo a través de un crédito hipotecario por el Banco Scotiabank.
Adicionalmente, utilizaremos nuestras habilidades obtenidos en clase para obtener información sobre
los intereses generados, el valor final de la deuda, etc.
3.2 MISIÓN
Utilizar todos los recursos obtenidos por cada integrante de nuestro equipo, en la gestión de
nuestro proyecto inmobiliario, debatiendo y aportando innovación, creatividad e ideas para su
desarrollo.

3.4 ANÁLISIS DEL CASO FINANCIERO
Una persona con ingresos mensuales de S/.7,000.00 desea comprar un departamento de estreno que
cuesta S/400,000.00 (cuenta con 3 domitorios), ubicado en el distrito de Lince. Para lo cual, le solicitan
una cuota inicial del 10% del costo del departamento desea y decide financiarlo a través del banco
SCOTIABANK y pagarlo en 15 años. Para ello, el banco le ofrece una TEA de 9.00% y
adicionalmente el pago de los seguros del crédito (tasa desgravamen 0.250%mensual y tasa de bien
0.0250%mensual). Además, el usuario no desea pagar cuotas doble ni en Julio ,ni en Diciembre.
NOTA: La constructora financia los departamentos a través de Interbank ,pero a petición del cliente
accede a financiarlo a través de Scotiabank .Para lo cual, pagará una carta fianza del 3% del costo del
departamento adicional.
