FACILITATION : OPENING OF HOUSING SCHEME/ PROJECT UNDER AWHO AND
PRIVATE INDUSTRY COLLABORATIVE MODEL FOR DELHI/ NCR
FROM 15 FEB 2018 TO 15 APR 2018

1. Please refer to the updations on inclination survey for Facilitation model uploaded on our
website dated 19 Oct 2016 & 17 Mar 2017.
2. General. AWHO has come up with a pragmatic model called the „Private Industry
Collaborative Model‟ in which AWHO will facilitate acquisition of houses from reputed private
Builders at discounted prices for Army personnel/Ex-servicemen and their widows and parents of
unmarried fatal battle casualties and unmarried fatal casualties who are in receipt of family pension
after due diligence.
3. Project Name & Location. The project of “Logix Blossom Greens” located at Plot No,
GH-01, Sector - 143, Noida has been selected by an independent consultant.
4. Project Details. A total of 501 Flats in 22 Towers have been offered by Logix Blossom
Greens at Sector-143, Noida @ Rs 3800/- per sq ft (Super Area). Out of which 116 Flats of 2BHK
variant in 08 Towers are „ready to move in’ which will not attract GST. Layout and details of
inventory as on date is available on the AWHO Website www.awhosena.in. The details of the
inventory are as under:-

 Flats under constructions will be handed over within 18 months. Details of timeline for
completion of each tower are uploaded on AWHO Website.
 The super area of under construction flats may increase maximum by 5% on final measurement
at the time of offer of possession and the differential cost shall be charged extra.
Notes :-

(a) One Car Parking with each Dwelling Unit which would be a mix of mechanical/ covered
Car Parking is included in the above mentioned prices.
(b) Central amenities like Clubhouse with Fitness Centre & Swimming Pool, Coffee Shop, Food
Court, Medical Centres, ATM, Outdoor Sports like Basketball, Open Green Space & Kids Play Area
are planned to be constructed later. No additional charges for these amenities.

5. Payment Schedule.

(a) Ready to Move in Flats/Towers. The booking amount will be 10% of total unit cost and
the balance 90% shall be paid within 90 days from the booking date.

(b) Under Construction Flat/Towers. The booking amount will be 10% of total unit cost and
the balance 90% shall be paid on offer of possession. Amount deposited by the allottees will be
kept with AWHO (No interest payable) and given to the builder only on offer of possession.
Financial clauses of default on timelines as per RERA would not be applicable as payment is not
construction linked. In case of default by builder beyond six months of Probable Date of
Completion (PDC), simple interest @ savings bank rate as prevailing in nationalized banks will be
paid on booking amount on withdrawal to an allottee.

6. Fixation of Seniority. The seniority will be fixed by a random computerised draw. To


be considered for the draw, it is mandatory that the completed application form along with
provisional choice of Dwelling Unit & parking and required amount must reach this office by
15 Apr 2018. Applications received after 15 Apr 2018 will not be included in the draw. Delayed
applicants due to any reason whether postal or otherwise will not be accepted. The draw for
specific type of DU will be held within 30 working days after the random computerized draw for
seniority and that too for the 100 successful allottees only.

Notes:-

(a) Applicants are advised to visit the project site prior to applying for dwelling
unit. They may also visit AWHO website wherein reports of all three diligences i.e
Financial, Technical and Legal are available.

(b) 100% reserves of the No of DUs being offered will be maintained by AWHO as
waitlisted applicants for duration of facilitation scheme. Until stated in writing by the
unsuccessful applicant to be retained as a waitlisted in the scheme, AWHO will return the
commitment money (less handling charges of Rs 4000/-) of all the other unsuccessful
applicants (less reserved) within 60 days from the end date of seniority draw.

(c) A simple interest @ savings bank rate as prevailing in nationalized banks will be
paid on commitment money to unsuccessful applicants by AWHO, only for the period
beyond 60 days of seniority draw.

(d) In the event of withdrawal by the successful applicants before signing builder-buyer
agreement, the following deductions will be made from the commitment money and
balance will be refunded:-
(i) Two bed rooms - Rs 20,000/- + GST.
(ii) Three bed rooms - Rs 40,000/- + GST.
(iii) Four bed rooms - Rs 50,000/- + GST.
(e) Withdrawal after signing of builder-buyer agreement up to 06 months beyond the
PDC assured by the builder in the builder buyer agreement will be governed by terms
& conditions laid out in the builder-buyer agreement as under:-
(i) In case of waitlisted applicant stepping in - As per Note (d) of Para 6 above.
(ii) In case of no waitlisted applicant available- 10% of the cost of flat.
(f) Withdrawal in case of default by builder beyond 06 months of PDC given out
in builder buyer agreement will be as per Para 5 (b).

(g) Govt levies & taxes as prevalent during the time of signing the builder-buyer
agreement would also be levied by the builder.
7. Application Procedure.
(a) For application form please send demand draft of Rs 500/- (through regd post/
NEFT) in favour of AWHO FACILITATION SCHEME payable at New Delhi or collect in
person from HQ AWHO on payment of Rs 500/-. Form can also be downloaded from
AWHO website www.awhosena.in in which case applicants will have to remit Rs 500/- for
subsequent despatch of AWHO Facilitation Master Brochure.

(b) Desirous applicants are requested to submit application form duly filled along with a
remittance of Rs 2,24,000/- (Rupees two lakhs and twenty four thousand only) vide
demand draft/ banker‟s cheque/ RTGS/ NEFT in favour of “AWHO FACILITATION
SCHEME”. The details for online remittance to be followed up with an email for transaction
details are as under:-
