The ZEDfactory strategies for reducing environmental footprint

Manifesto

The ZEDfactory believe that sustainable development is both

affordable and achievable within current market constraints.
Our design approach integrates as many building elements as
possible into construction. This results in fewer components
and finishes being needed. The associated cost savings allow
a higher specification for low-energy and low-environmental
impact components.

Renewable energy devices and passive energy features

are an inherent part of our design thinking. Structural
considerations and fixings are determined during design, so
that components can be added later as required, rather than
as an expensive after thought.

Using tried and tested technologies, ZEDfactory creates

designs that are stimulating and practical on a daily basis, yet
distinctive, economic and reliable in the long term.

Project Information
BedZED One of ZEDfactory’s biggest UK projects (2002) Client: Peabody Trust
Project Date: June 2002
Site Location: Beddington, London, UK
Project Status: Construction Finished
The Beddington Zero Energy Development (BedZED), an environmentally-friendly housing
development in Wallington, a suburb of London.
Bioregional reclaimed were very successful at reclaiming structural steelwork and
softwood walling studs from local demolition sites for remanufacturing into useful new
structural components. Most bulk materials and labour were sourced within a 50 mile
radius of the site, enabling the completed embodied carbon to compare favourably with
that of a volume housebuilder’s industry standard product - despite having thicker walls
and considerably higher thermal mass.
BedZED is just about large enough to merit its own on site water treatment plant and
woodchip fuelled combined heat and power plant. Biomass chp works very well on mixed
use zero heating specification developments, as the thermal demand is for hot water only,
and remains consistent all year, with oversize hot water storage tanks that can meet peak
demands whilst still allowing trickle recharging throughout the day. This allows the power
plant to more or less match average electrical demand, exporting to grid when surplus
power is generated on site - and importing to meet peak demand. The advantage of the
biomass chp system is that very similar amounts of biomass are burnt compared to a
conventional heat only boiler, as the electricity is generated from flue gases that would be
unlikely to have been harnessed to the same efficiency in a more conventional combustion
process. This make it much easier to stay within the national biomass quota, whilst still
inhabiting higher density urban infrastructure.

Hope House The first experimental ‘ZED‘ (1995) Client: Bill and Sue Dunster
Project Date: 1995
Site Location: London
Project Status: Construction Finished
This house was designed to sit on a flood plain, with a thermally massive and flood
resistant ground floor supporting a two storey timber frame. A two and a half storey
high south facing conservatory with balcony terrace connects all floors, with the upper
surfaces clad in solar electric panels and solar thermal collectors.

A planned set of environmental upgrades as they were afforded by the household,

culminated in a zero carbon specification by summer 2007.

Current technologies fitted include a small wood stove for space heating, an automated
pellet boiler for domestic hot water in winter, evacuated tube solar thermal collectors
providing all hot water from late spring to early autumn, a 1.1 kW peak photovoltaic
array, and a 600 watt wind turbine.
The house was designed to facilitate homeworking, with the ground floor being
designed with separate entrances, and was the original office for the ZEDfactory, with
the future potential conversion into a granny flat. The house was built using locally
sourced materials and labour, and provides an alternative aesthetic to the surrounding
neo Georgian or neo Tudor architecture. The house was designed to both provide
privacy from neighbours and harvest sunlight through the obscured glass sunspace, at
the same time as providing easterly views to the garden and surrounding landscape.

Earth Centre With a mostly transient occupancy, the design concentrates less
on heat loss, and more on pleasing and functional space (2001)
Client: Taylor Woodrow
Project Date: January 2002
Site Location: Doncaster, UK
Project Status: Construction Finished
The brief for the new building at the Earth Centre called for a stateof-
the-art, naturally ventilated and overtly sustainable design solution,
to complement the vision and aspirations of the Centre itself. It was
procured under a design and build contract, and within the parameters
of a strictly limited budget and tight programme schedule.
From the beginning, the design was driven by the functional demands
of the Centre, addressing their needs in terms of access, image and
education. The brief also called for an unique auditorium space to
create a memorable and flexible venue. The design solution offers level
access to all floors. Detailing and structural methods were such that
local labour skills and local sources of material could be used.
The Arrivals Building (shown on this page) is located to the south of the
site, across the river Don from main activities.
It welcomes visitors arriving by train or car, and offers ticketing
facilities, a shop, and a cafe area, as well as a viewing deck over the
river.
The structure is contemporary, and maximizes natural light and use of

communal stair tower. Finished to the high levels you
would expect for a modern urban ‘for sale’ development,
the building has also been built to ZEDstandards. This
means the levels of insulation and thermal mass are such
that no central heating system is required. The flats obtain
enough heat from occupants, the solar gain from south
facing windows, and incidental gains from cooking and
appliance use. This enables a single 15kW wood pellet
boiler to supply the whole block with hot water and back-
up heating.
This building reconciles 21st century concerns for fossil
fuel reducing use with those of fitting into an existing
historic urban fabric. A pallet of materials has been
chosen that attempts to meet both these concerns. Yellow
London stock bricks from the same brick works that
would have supplied the Victorian builders of the area,
have been combined with a modern yellow terracotta
block that reflects the smooth render details seen on the
terrace opposite. All other materials have been chosen
for their robustness in a hard urban street and for their
environmental performance and durability.

Jubilee Wharf provides certain community services that
were previously lacking in Penryn. The studios provide a
platform for local artists and craftspeople to showcase
their work. The nursery helps parents balance childcare
and employment. Affordable offices help small businesses
get established. The hall is used for a variety of events by
different community groups, for example band nights, art
exhibitions and town fetes. The cafe/ bar on the water’s
edge is a vital focal point and meeting place for all the
community.
As with other ZED buildings the first objective was to
reduce the energy the buildings consumed by super
insulating the envelope and high air tightness. By this
method the size of mechanical services was reduced so the
whole development only required a 75kW wood pellet boiler
for all its heating and hot water needs. Other systems such
as solar hot water panels and the use of low temperature
under floor heating helped the specification of such a small
boiler. The wood pellets were sourced locally and a large
pellet store meant only one delivery per year is needed.
The same principles reduced water consumption by using
low usage tap and shower fixtures. All electrical items
were specified on their energy rating so that all white

ZED POD Parking New Homes Shanghai Design Week (2016)
Concept
What is a ZED POD?
A ZED Pod is a small, low cost energy efficient starter
home intended for housing young people within city
boundaries over existing areas of parking or garages. This
avoids having to purchase land to create affordable homes.
It is built to extremely high energy efficient performance
standards, exceeding the building regulations in all
respects. It is a durable, permanent construction, but can
be easily relocated at low cost and with minimal wastage if
a site is redeveloped in future. By minimising the demand
for energy and water, and placing a translucent waterproof
solar canopy over the space between the homes, it
is possible to provide zero energy bills for the these
homes as well as providing zero emissions electricity to
charge points integrated in the parking spaces. This de-
carbonises the footprint of silent and non polluting electric
cars, scooters and e bikes that are becoming increasingly
popular for personal urban mobility.
Who is ZED POD for? Electricity
The occupancy will vary depending on the location of the
ZED Pods. The Pods flexible nature allows them to serve
as short term accommodation, such as for holiday makers,
as well as in a long term scenario for young professionals,
or single people wishing to get on to the property ladder in
an affordable manner.
Why ZED POD?
The development costs are reduced as there is no need for
land acquisition.
Furthermore, the high standards of insulation (surpassing Accommodation
current building regulations) and design of the ZED Pod
means that it has inherently low running costs. Further
benefits extend to the prefabricated nature of the pod,
which significantly increases speed of construction without E-bike
effecting the durability of the pod. A typical Pod community
can be erected and commissioned in under a month, and
within a week on sensitive sites.
The ZED Pods have integrated solar photo-voltaic panels
(ZED Roof) which can in enough numbers create a solar
farm without the loss of agricultural land. Over the lifetime Allotment
of the project it is anticipated that ZED Pods has no net
carbon footprint.

• Many cities expand from the centre outwards adding a
ring road every 15 years or less.

• As this happens the land value increases concentrically

on the inner rings, leading to large scale demolition and
rebuilding at higher densities.

• The construction materials needed for this urban

expansion cycle accounts for nearly 50% of an expanding
economy’s annual carbon footprint and nearly the same
share of GDP.

So instead of the regular demolition of large swathes of

urban territory, it makes sense to design buildings that
can simply be easily moved into the next available ring
following commercial pressures to develop each plot to
maximise land value.

The ZED POD proposes moving the dormitory suburb

direct to the workplace by building pop up workers
villages above parking areas.

More Cars
More Congestion
More Air Pollution

The most common typology to be moved outwards

away from the centre is light industrial with associated
workers housing. This is rarely served by public
transport networks necessitating very large car parks
to connect the workplace to large high rise dormitory
suburbs.

much needed green spaces into the city.
Intrusion from parking and vehicular access is kept to a
minimum by keeping cars to the edges of urban blocks
as much as possible. This increases the amount of space
allocated to pedestrian areas.
The internal layout of the ZEDpavilion model would allow
for a live/work community, with office space on the lower
two levels and maisonettes above.

Low energy strategy is used to both deliver a comfortable
well lit administrative hub for the community at the same
time as transforming the appearance of the new building.
Each piece of functional engineering logic has been
carefully composed to create a new aesthetic that reflects
the environmentally benign aspirations of
the new community.
The new office becomes a beacon low carbon
demonstration project, that visibly explains how it works
- expressing the flow of natural ventilation with colourful
low pressure drop ductwork integrated into the facade.
Carefully designed louvres both shade and reflect cool
daylight deeper into the office floors. The internal floor to
ceiling heights are increased by removing the conventional
suspended ceiling - exposing large amounts of low
temperature thermally massive soffit, and enhancing
passive cooling. The differential in air pressure across the
main facades drive the heat recovery ventilation system,
and the night time purge ventilation at the same time as
articulating the office interior design.

ZEdfactory designed a central atrium space that was predominantly glazed and clad
in solar electric panels on its southern surfaces. This structure cascades down the
mountainside like an abstracted dragon – its open mouth both swallowing the prevailing
winds and absorbing tourists from the existing car park at its base.

The visitors enter the building via a gentle ramp that connects all the activities in the
building – passing a café / bar and restaurant and up into exhibition space , past a library
and reading space – over the atrium and back down through the water museum and lecture
hall to the atrium market place. Almost every visitor will take this route because it is filled
with light, interesting views over the landscape and is fun without requiring too much
exertion. On the way they will learn about the village and the building, and leave ready to
make the best of the day ahead.

ZED Roof

Photo Voltaic Panel System

ZEDroof is a new roof system which combines a waterproof
surface with electricity-generating photovoltaics into a
single roofing product. The panels are based on conventional
EVA-backed PV panels with the panel edge extrusions
designed to interlink to provide a waterproof seal. The
panels have a clear finish which creates a dappled lighting
effect. The system includes condensation trays and vents.

The ZEDroof can provide an additional quality sunlit space

in both new buildings and in the replacement of roofs in
existing dwellings.

With weatherproof seals between the panels, the ZEDroof

system can be used in place of any other roofing system,
providing an elegant finish.
