DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and entered into this ___ day of
_________________ at the ________________, Bulacan, by and between:

ARNEL M. SALVADOR, of legal age, single, and a resident of 215,


Tilapayong, Baliuag, Bulacan, and hereinafter referred to as the VENDOR;

- and -

SPOUSES VILLAMOR P. CRUZ and ANGELA D.L. CRUZ, both of


legal age, and residents of 622, Tawiran, Panasahan, Malolos City, Bulacan
and hereinafter referred to as the VENDEES;

WITNESSETH, That:

WHEREAS, the VENDOR is the owner of a parcel of land situated at


the Municipality of Baliuag, Province of Bulacan, under Transfer Certificate of
Title No. T-296637, more particularly described as follows:

A parcel of land (lot 350l of the cons. subd. Plan LRC Pcs-11324,
Sht. 5, being a portion of cons. Of lots 2662, 2677, 4061 & 2672
Baliuag cad. LRC Cad. Rec. No. 787), situated in the Barrio of
Tilapayong & Sulivan, Mun. of Baliuag Prov. of Bul. Is. Of Luzon.
Bounded on the NE. pts. 1 to 2 by lot 349, on the SE., pts. 2 to 3 by lt
566 (Road) on the SW., pts. 3 to 4 by lot 578 (Road) and on the NW.,
pts 4 to 1 by lot 346, all of the cons. Subd. Plan. Beginning at a pt.
marked “1” on plan being N. 16 deg. 58’E., 1370.50 m. from BBM No.
20, Baliuag cad. Thence S.10 deg. 28’E., 22.39 m. to pt. 2: S. 80 deg.
22’W., 48.61 m. to pt. 3; N. 37 deg. 59’W., 22.68 m. to pt. 4; N. 78
deg. 01’E., 59.10 m.

WHEREAS, the VENDOR offered the subject parcel of land, including


the improvements thereon, for sale and the VENDEES agreed to purchase
the same;

NOW, THEREFORE:

For and in consideration of the sum of ONE MILLION SEVEN


HUNDRED TWENTY THOUSAND FIVE HUNDRED PESOS (P,
1,720,500.00), which had already been fully paid by the VENDEES to the
VENDOR, the VENDOR hereby SELLS, TRANSFERS and CONVEYS unto
said VENDEES, their heirs, assigns and successors-in-interest all his rights
and interest over the subject property;

The VENDOR hereby warrants legal title and peaceful possession of


the property herein sold and conveyed; that the same was not subject of
any mortgage or any other lien or encumbrances; and that they will defend
the same unto said VENDEES, their heirs and assigns against the lawful
claims of third persons whomsoever;
That it is hereby mutually agreed that the VENDOR shall bear all the
expenses for the execution and registration of this Deed of Absolute Sale, as
well as the transfer of title from the VENDOR to the VENDEES and all
expenses relative thereto.
