LUXURY CONDO
AT THE BRAVERN

The Dawes, a young, successful and vibrant Pacific
Northwest family recently purchased a condo in the affluent
Bravern Signature Plaza Residential Community in Bellevue,
Washington. Rowan, 37, is the CEO/owner of a Seattle-based
publishing firm. He spends a lot of time in the office, but
loves the Eastside. Shaw, 33, works as a regional manager
for Talyst, a pharmaceutical company. She oversees sales and
production for multiple smaller firms in Western Washington,
Oregon and Northern California and works predominantly
from home. The couple have one child, Jossia, 4 years old, who
attends preschool at Cougar Mountain Montessori School.
CONCEPT
Rowan and Shaw have stressful jobs, but love spending time
outdoors and appreciate the rugged beauty of the Pacific
Northwest. They prefer the informal formality common of the
region, and design to be modern and organic, yet refined.
They appreciate the arts and strive to incorporate it within
their home with their collection of local artwork. The couple
want a sustainable influence in the design of their living space.
The family entertains often. Storage is needed, as they are
moving to a smaller space.

PREDESIGN & INSPIRATION

A nature-inspired color scheme was selected with an
inspiring series of art chosen from their collection to develop
dramatic contrast: Adele Sypesteyn’s most recent mixed
media pieces are favorites of the couple. Warm neutrals,
inky gray-blacks, and earthy blues predominate the condo,
with natural accents. Wood is a focal point in the design,
especially in its rough, native form. Smooth, stone textures
were added for emphasis on accent walls and floors. Textiles
are sustainable yet luxurious.

The great room features a distinctly modern, northwest feel, with
natural-hewn woods, a one-of-a-kind tree-branch chandelier
over the dining area, an intimate seating area, and unobtrusive
window coverings. The master suite incorporates understated
luxury with a soft color palette. Four year-old Jossia’s room is the
one exception to the color scheme, with brighter, less austere
colors and ingenious use of built-in furniture. The den became
the Shaw’s new in-home office, though Rowan will sometimes
use it for the family finances and other organization. Storage
was addressed throughout with built-in bookcases.

Jossia’s bedroom features brighter tones
of the same accent shades as thoughout
the house. A favorite art piece of the family
is displayed on the wall abover her bed -
Sylvia Tur’s Organisms. Wood is influential
in the design, and used for all of the built-in

pieces. One of the major design elements of
the space is the rounded corner motif. The
ceiling itself was painted bright magenta with
a gradient applied to the lower wall, creating
a flowing effect. The room is easily adaptable
for Jossia, as she gets older.

LIGHTING CONCEPT
For the Dawes, I created a space that is lively and energetic,
welcoming and intimate. The can lighting in the kitchen both
efficient for tasks and inviting, particularly in the bar area.
There is under cabinet lighting, not on a dimmer switch.
The dining room features a stunning and artistic tree branch
chandelier and dimmable can lights. The living room features
dimmable can lighting and accent lighting in the built-in
bookcases. The hallways are well lit, yet dramatic. Track
lighting displays artwork on the walls. In one alcove, an
LED light splashes constantly changing color on a dramatic
sculpture piece.

The bathrooms incorporate side lighting and a fan-light
for circulation. The entry way has a simple pendant light
welcoming visitors and owners alike. The office has dimmable
can lighting, task and reading lamps, and accent lighting.
Bedrooms have a combination of dimmable can lighting, task
lighting, and accent lights. A dramatic, intimate environment
for the master suite, and a warm, cheery environment in
Jossia’s room was created, and all of the rooms accomodate
day lighting, and allow for adjustment when needed with
draperies and window treatments. All lighting specified is
environmentally responsible.

 DETAILS

The column in the great room is “wrapped” with

a wall graphic, showing the facade of a tree.
The column has preformed “feet” at the base,
creating the appearance of a trunk. The “tree”
details - trunk and branches - are fabricated out
of of aluminium, which is extremely thin and
lightweight, yet strong. The “branches” are
anchored at the ceiling and attached with 1”
furring strips to adhere the tree graphic. In order
to supply power, J-boxes and transformers are
hidden in the plenum above the branches
(where wires will extend through the hollow tree,
under the wall graphic if needed) and beneath
the “trunk” pieces, hiding them from view,
but easily accessible. Aluminium pieces are
custom crafted and lined for non-conduction.
The decorative lighted branch utilizes end-glow
fiber optic cable lights.
