Research about Pre-Construction Planning

Pre-Construction Planning are used in planning a construction project before the actual
construction begins. These services are often referred to as preconstruction or precon. It is a modern
practice, considered to be part of construction project management, which is the overall planning,
coordination, and control of a project from inception to completion aimed at meeting a client’s
requirements in order to produce a functionally and financially viable project.

4 Basic Rules for Construction Planning:

 The Construction superintendent should be included in the consultation at the very start of
the planning stage.
 Make a job breakdown into components
 Prepare a construction plan that will be consulted constantly.
 Take advantage of new tools.

1. What is Project Organization?

Project Organization is a structure that facilitates the coordination and implementation of project
activities. Its main reason is to create an environment that fosters interactions among the team
members with a minimum amount of disruptions, overlaps and conflict. One of the important
decisions of project management is the form of organizational structure that will be used for the
project.

• Programmatic based, in which project managers have authority only within the program focus or area
• Matrix based, in which the project manager shares responsibility with other program unit managers
• Project based, in which project managers have total authority.
1. What is Design Structure Matrix?

Design Structure Matrix (DSM) is a simple tool to perform both the analysis and the management of
complex systems. It enables the user to model, visualize, and analyze the dependencies among the
entities of any system and derive suggestions for the improvement or synthesis of a system.

The Design Structure Matrix (DSM) is also known as:

 The Dependency Structure Matrix


 The Problem Solving Matrix (PSM)
 Design Precedence Matrix

As a tool for system analysis, DSM provides a compact and clear representation of a complex
system and a capture method for the interactions/interdependencies/ interfaces between system
elements (i.e. sub-systems and modules).

The figure shows a simple process consisting of six tasks that are shown as a flow chart on the
right hand side and a DSM representing that process on the left hand side. There are numerous
algorithms to analyze the overall structure of the relationships within a DSM, e.g. tearing, banding
and partitioning, or the analysis for different structural properties.
