DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, ROMMEL B. CAJOCON, of legal age, Filipino citizen, married and a resident of


Owawon, Dapitan City, the owner and actual possessor of a certain parcel of land, situated at
Letapan, Polanco, Zamboanga del Norte which I acquired being a compulsory heir of Rolando
Cajoconby virtue of an extra-judicial settlement executed by and between among my brothers
and sisters before the faith of Atty. Jeneth C. Napigquit- Baje, Notary Public in Dipolog City, as
per Documents No. 104, Page No. 7, Book No. 124, series of 2011, of her Notarial Register, since
May 31, 2011, which land is more particularly described as follows:

“Known as Lot no. 4381-B-2-A, containing an area of ELEVEN THOUSAND SIX


HUNDRED NINETY (11,690) SQUARE METERS covered by Transfer Certificate of Title No. T-3903
known as Lot No. 4381-B-2-A PSD -09-027936 AR/VLT situated at Letapan, Polanco, Zamboanga
del Norte bounded on North. Along line 6-1 by Lot 4359, Dipolog Cadastre on the East., along line
1-2 by Lot 4381-B-2-B, Psd-09-027936-AR/VLT.,along lines 2-3-4 by Lot 4381-B-3 (LRC) Psd-
246387 on the South-West, along line 4-5 by Lot 4381-B-1 (LRC) Psd-246387 on the West, along
line

WITNESSETH

That, for and inconsideration of the sum of FORTY THOUSAND PESOS


ONLY.(40,000),Philippine currency, the receipt of which is hereby acknowledged from the
VENDEE, to the entire satisfaction of the VENDOR said VENDOR, thus hereby SELL, CEDE,
TRANSFER and CONVEY, in a manner absolute and irrevocable ,unto said VENDEE, portion
of the land Lot No. 5 with an area of 1,7019 square meters equivalent to 200 square meters
only which lot is part and parcel of the above stated lot 4381-B-2-A in accordance with the
proposed subdivision of sketch plan and made an integral part of the settlement and is covered
by Tax Declaration No.14-0013-00013.

That I hereby warrant undisputed title to and peaceful possession by the VENDEE and
shall defend the same against any claim by third parties.

That the VENDOR, thus hereby covenant and agree with said VENDEE, that he has
lawfully seized in fee of said premises; that the property is free from all liens and
encumbrances; that he has the perfect right to convey the same, and that he will warrant and
forever defend the same unto said VENDEE, his heir, assign and transferees, against the lawful
claims of third person whomsoever.

IN WITNESS WHEREOF, the VENDOR has hereunto set his hand this _________________

known to be the same person who executed the foregoing instrument of the Deed of Absolute
Sale of Portion of the above described land, and acknowledged to me that the same is his free
and voluntary act and deed.
