DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed this ___ day of
__________, 20____ at ______________, Metro Manila, by and between:

____________________, of legal age, Filipino, residing at


____________________________, hereinafter referred to as the
SELLER,

-and-

____________________, of legal age, Filipino, residing at


____________________________, hereinafter referred to as the
BUYER,

WITNESSETH: That -

WHEREAS, the SELLER is the registered and absolute owner of a


parcel of land located at ______________________________, consisting of
__________________________________ SQUARE METERS (_______________),
covered by Transfer Certificate of Tile No. ______________ of the Registry
of Deeds for the __________________, which particularly described as follows:

WHEREAS, the SELLER agreed to sell and the BUYERS agreed to


buy, under the condition therein set forth and for and in consideration of
the sum of PESOS: ___________________________ (P__________________)
Philippine Currency.

WHEREAS, the full consideration herein mentioned has been fully


paid to the SELLER by the BUYERS and the SELLER hereby acknowledge
receipt of said full consideration as evidenced by the execution hereof.

NOW, THEREFORE, for and in consideration of the sum of PESOS:

and of the herein premises, the SELLER hereby SELLS, CEDES,
TRANSFERS, and CONVEYS by way of absolute sale unto the BUYERS,
the BUYERs assigns and successors-in-interest the PROPERTY.

SELLER warrants valid title to and peaceful ownership over the real
property and further warrants that the said real property is free and clear
of any lien, encumbrance, assessment charges and taxes of whatever kind
and nature and that the SELLER shall defend the title and ownership of the
BUYER from any and all adverse claims of any third person whomsoever
and shall render the BUYER harmless from any such adverse claims and
expenses in connection therewith and related thereto.

Capital gains taxes (CGT) and the documentary stamp taxes (DST)
shall be for the account of the SELLER, while the transfer fees and all other
assessments incidental to the transfer of title to BUYERs name shall be for
the account of the BUYER.

IN WITNESS WHEREOF, the parties hereto have affixed their


signatures on the date and at the place first above written.
