I am sniffing and my eyes are so watery
it looks like Ive been watching the Lifetime
channel for days. What Gives? Miserable in

Dear Miserable:
Tis the season for swollen eyes, post nasal
drip and head fog. If New Mexicos second
round of allergy season snuck up on you
recently, youre not alone and thankfully
there are a few solutions. There are a number
of notorious pollen allergens in Albuquer-
que and Santa Fe, namely juniper, chamisa,
ragweed, mulberry, and cedar.
So whats the best way to combat this
abundant allergen? Though these usual plant
suspects have a bad reputation, they may
not be the ultimate cause of your symptoms.
In a perfect world, simply closing our doors
would effectively cut off the dry pollen and
dust-filled air. Unfortunately, the reality is
that your indoor air quality could be be-
tween 2 and 5 times more polluted than the
outdoors according to the EPA. Indoor con-
taminants include things like mold, pollen
growth, chemicals, pet dander, dust, clean-
ing solvents and viruses. All of these indoor
pollutants can contribute to asthma symp-
toms, headaches, sneezing, and congestion.

hen Lette Birn and her husband moved
to Los Alamos from Germany so he could
continue his career as a scientist more
than three decades ago, she was unable to
find the lighting fixtures she wanted for the home they
were building.
Our builder said, Why dont you import some from
Europe, which I did, Birn said.
From that simple suggestion, Form + Function was
born and has been a staple of alternative, decorative and
artistic lighting sources in Santa Fe for 34 years.
I actually went to Denmark and Germany and trade
fairs, Birn said of her search for lights that fit her ideal.
Over the years, Ive gone to trade fairs in the United
States and found all the different lights we now we carry.
A former middle-school equivalent school teacher in
Germany, Birn now does her educating every time she
speaks with a new client.
All the time, every single time, she said. Im into
lighting every day. Other people are into lighting the

that provides all kinds of lighting tips, updates on the

It also means developing a strategy
where the light source is not necessarily
the focus of attention, but rather helps
direct the focus of attention where it
needs to go.
Usually what we want is to create the
best environment for the people that live
there, and the different tasks they do in
each space, she said. We dont want the
light to stand out or the light source to be
seen, but you want anybody who enters
into the room to feel comfortable.
For instance, in an area designed to
showcase artistic pieces, its incred-
ible the colors you can bring out in the
artwork, Birn said. How you can make
things pop or how you make the kitchen
feel really inviting. Its not about show-
ing the light fixture, but what atmosphere
they bring.
And then in spaces where its appro-
priate, then choose some fixtures of an
artistic nature, she said.
Then you can have some sculptural
pieces where you want the fixtures to be
seen, Birn said.
According to Birn, theres been quite
a change since the companys start.
We opened the store in 1983. That was
the height, the boom of Santa Fe style and
local hand-crafted. We imported some
lighting from Europe and we had a clear
focus on locally hand-crafted. But that has
changed over the years.
It became clear as she began going into
peoples homes to discuss their lighting
needs that many people simply were un-
aware of the best ways to light up a home.
When we started doing more consul-
tations and homes, we got into all kinds
of track lighting, Birn said. It went from

selling artistic lighting, not only local
hand-crafted light fixtures that were very
cutting edge, but also sculpted items from
Europe. We were illuminating peoples
homes and their artwork at home. And
then we got into the more technical part
of it. How do you highlight artwork?
What can you do to really showcase the
piece? Weve just evolved over the years to
always keep up with the cutting edge and
whats going on in the lighting world.
In order to do that, Birn spent consid-
erable energy getting educated about the
lighting field from traditional and not-so-
traditional sources.
Were spending a lot of time gain-
ing knowledge and what lighting can do
for your health and well-being and the
feeling of your home, she said. Ive gone
to a lot of conferences. When you get into
that world it just opened up the pos-
sibilities. I went to different conferences
in the hospitality industries or medical
industries all looking at the well-being
of clients. That should be applied to your
home as well.
The company even works with
people who are designing their homes
from scratch.
We look at the lighting plans, but we
dont make the architectural plans, Birn
said. We definitely spend a lot of time
guiding people and designers as to where
to place the lighting and what needs to be
considered, how many lights to add and
where to add them. We also consult on
how to save money by planning smartly.
In our business, we start from the bottom
up; whats the least you would have to
spend in order to achieve what you want
to achieve.

GreatTraits to look for in
a Buyers Agent
Buying a home is different from selling a home.
Since buying a home is different than selling a
home, its obvious that the qualities you should
look for when hiring a real estate agent are going
to be different as well. Here are some things to
look for in a Buyers Agent.
1. The Ability to explain
Pre-qualified vs pre-approved. Agency disclosure.
Escrow. Absorption rates. Impound accounts.
Addendums. Counter offers. The list goes on
and on, the point is that there are a lot of aspects
to real estate that are not intuitively obvious for
many of us. Therefore, its imperative that the real
estate agent you decide to work with be skilled at
explaining each of these items in a manner that
resonates and is understandable by you.
2. Market Knowledge
The agent you choose to work with needs to be
able to demonstrate to you, at a minimum, their
competency within the market and niche you are
focused on.The more focused and unique your
needs, the more important it is to find an agent
with the corresponding expertise. Dont fall for
someone claiming to be an expert in foreclosures,
short sales, first time home buyers and investing
its simply not true! Make sure the person
you select has the knowledge required for your
situation.
3. Someone who is sensitive to your needs
Sensitivity to your desires is simply my way of
saying that your agent listens to you. If you tell
your agent that being able to walk to down-town
from your home is important, they shouldnt waste
your time looking at houses in the country club 5
miles away. Listening is such a simple task that we
often take it for granted.
4. Compatible Personalities
Buying a home is a lengthy process, it is
important to make sure you are compatible with
the buyers agent you choose.
5. Compatible Negotiation Techniques
When it comes time to write an offer, its
important to have an agent that approaches the
negotiations in a manner you are comfortable
with. The best agents can adapt their style to
meet your desires, and thats important when
you start to consider the potential levels of stress
you will encounter during the purchase process.
Everybody wants the best deal. Just remember
that there are often multiple ways to achieve the
same outcome. Work with the right agent and
youll get your desired outcome in a manner that
keeps you comfortable throughout the entire
process.
6. Willingness to see it through
Being a buyer, regardless of the market, can be a
lengthy process. From when you first decide the
time is right to buy a home until the day you close
and receive the keys; many months can pass in-
between. Unfortunately for buyers, not all agents
have the patience to see this through to the end
when the months start stacking up.
