TENANCY AGREEMENT

THIS AGREEMENT OF TENANCY is made at Karachi on this 24th July-2017

BETWEEN

MS. NIDA WAQAS WIFE OF WAQAS AHMED, Muslim, Adult, holding


CNIC No.42101-4974234-0, RESIDENT OF R-150, 15/A/4, BUFFERZONE,
NORTH KARACHI. hereinafter referred to as the Land Lord of the one
part)

AND

MR. MUHAMMAD IFTIKHAR ARIF S/O MUHAMMAD ARIF JAMIL, Muslim,


Adult, Holding CNIC No.42101-9411483-5, Resident of HOUSE NO: A-124,
BLOCK-13, GULISTAN-E-JAUHAR, KARACHI. Hereinafter referred to as
the Tenant of the other part).

AND WHEREAS the owner has fully seized, possessed and otherwise exclusive owner
of the immovable property viz: AL-KHIZRA HEIGHTS, FLAT NO.103, BLOCK-3,
GULISTAN-E-JAUHAR, KARACHI.

And whereas the Landlord has agreed to rent out and the Tenant has agreed to take on
monthly rent basis, on the following terms and conditions:-

1. That this tenancy shall be deemed to be effective from 01-AUGUST-2017 and


shall remain enforced for a period of ELEVEN (11) months i.e. 30-JUNE-2018
which may be extended on mutual consent of both the parties.

2. That rent for the said demised premises shall be Rs. 22,000/- (Rupees Twenty
Two Thousand Only) per month which shall be paid by the tenant to the Landlord
on Monthly basis on every 5th day of the month of each calendar month.

3. That the Tenant has paid Six Months advance rent of Rs.132,000/- (Rupees One
Lac and Thirty Two Thousand Only) which rent Landlord received an
acknowledged the same.

4. That the owner reserves right to revise the rent. The rent will be increased @ 10%
after One year of the agreement.

5. That the tenant shall pay electricity, Sui Gas, telephone bills, water conservancy
charges and Flat maintenance charges, to the departments concerned regularly and
record of paid bills shall be properly maintained and shall hand over original paid
bills to the Landlord every month regularly.

6. That the Tenant shall not sublet or underlet the demised premises or any part
thereof to any person or persons in any manner and under any circumstances
whatsoever.

7. That the tenant shall not make any addition, alternation or modification to the
structure of the demised premises without prior written permission of the
Landlord.

8. That the Tenant shall keep the demised premises and its fittings and fixtures
maintained in good order and in tenantable condition and all minor repairs as and
when necessary shall be carried out immediately by the tenant at his / her own
expense.

9. That the Tenant shall not cause any damage, whatsoever to the demised premises
or its fittings and fixtures in any manner and in any case whatsoever and at the
time of vacating the tenant shall hand over physical and peaceful possession of
the said premises to the Landlord and shall leave it in clean and tenantable
condition with all the fixtures and fittings in perfect working / usable condition as
they were at the time of possession taken over by the tenant subject to reasonable
wear and tear.

10. That the Tenant shall not carry out the unlawful business/activities there on the
premises neither shall store explosive or hazardous material in or nearby the
premises, but shall strictly use the premises for the commercial purposes.

11. That property tax in respect of the said premises shall be paid by the Landlord.

12. That either party shall serve One months written notice in case the demised
premises is being vacated or is required to be vacated.

13. That the Tenant will be ejected from the said premises he / she fails to pay the
monthly rent for continuously 03 months on the notice of 15 days from the
landlord / landlady.

14. That the Landlord of his authorized representative shall be entitled to inspect the
said premises during any reasonable hour of the day with prior appointment with
the Tenant.

15. That this Tenancy Agreement is renewable at the option of both the parties on such
terms and conditions to be mutually agreed upon by the both parties.

16. After 11 months, new agreement will be prepared with mutual understanding and
10% rent will be increased after One year of the agreement.

IN WITNESS WHEREOF the parties above named have set and subscribed their
respective hands at Karachi, they day, month and the year first above written.

Received with thanks a sum of Rs.,154,000/- (Rupees One Lac and Fifty Four
Thousand Only) from the TENANT: Mr.Muhammad Iftikhar Arif, Muslim, adult,
holding CNIC No.42101-9411483-5, TENANT being as ADVANCE SIX MONTHS
RENT & ONE MONTH RENT OF AUGUST-2017 in respect of my rent out property
a AL-KHIZRA HEIGHTS, FLAT NO.103, BLOCK-3, GULISTAN-E-JAUHAR,
KARACHI.
