onventional wisdom says to
use neutral colors or simple

permanent as kitchen cabinets.

blogs are changing that calculus by
showing colorful, painted kitchen
cabinets that look like a commitment
worth making. Lately, "the natu-
ral materials are just not satisfying
people," says designer and apartment-
therapy.com founder Maxwell Ryan.
"People are loving contrast right now,"
including kitchens with bold colors
and stark contrasts of black and white.
Designer Brian Patrick Flynn recently
filled the kitchen of HGTV's new
"Urban Oasis" giveaway house with
bright blue cabinets and a blue island
in the center of the room. This cheer-
ful color fills the room with energy in
a way that traditional stained-wood
cabinets couldn't.
"I think designers love painted cab-
inetry in kitchens because, as opposed
to wood, it's the strongest way to
create a defined palette," Flynn says.
"It's a great way to really add tons
of personality to a space that's more
about task than it is decoration." Here,
Ryan, Flynn and Massachusetts-based
designer Kristina Crestin offer advice
on how to fill a kitchen with on-trend
colorful cabinetry while still having a
room you'll love for years to come.

Crestin. Neutral cabinets, especially
white ones, remain a safe and popular
bet. But she says homeowners who
are drawn to bolder colors and use
them thoughtfully often end up happy.
Sometimes, the answer is putting
color on only half the cabinets. "Since
I'm a fan of going big, I can go with
fire-engine red cabinets all over and
never flinch," Flynn says. "However,
if a client is hesitant about that much
color in the kitchen, I'm a fan of doing
the lower cabinets or just the island
cabinets in a color, then going white or
gray with the others." This approach,
he say, "will balance out the intensity
of the cabinets and also make sure
there is some visual breathing room so
the eye can rest."

stone flooring and countertops can
also make this look easier to live
with long-term, says Crestin.

blue kitchen. Blue shades, espe-
cially navy, can feel "historical and
timeless," she says, but also a bit
more exciting than basic wood or
crisp white. A stately navy blue is a
safe bet that can then be enlivened
further in ways that are risk-free,
like "layering on a spring green or
chartreuse" through dishtowels
and curtains.

If you're ordering new cabinets,
ask about getting a custom paint
color for a slightly higher charge
(probably as much as a 20 percent
upgrade) rather than settling for a
shade you don't love, says Crestin.
If it's not possible to order the ex-
act color you want, consider order-
ing cabinets unpainted and hiring
a painter once they arrive. Or if
you're comfortable with ambitious
DIY projects, you could paint new
or old cabinets yourself. But Ryan
points out that while older cabi-
nets made of solid wood can be
sanded and painted successfully,
the results are often different with
cheaper ones.

raud in connection with home
mortgages is on the rise, rang-
ing from little white lies about
the intended use of the property
all the way up to much more sophisti-
cated schemes.

But what, you ask, does this have
to do with me? Maybe more than you
think, especially if you end up on the
wrong end of it and have no clue about
what's going on. Overall fraud risk in
the home mortgage field is up by 16.9
percent in the most recent 12-month
period tracked by data analytics firm
CoreLogic. Of all types of application
fraud, the risk of so-called "occupancy"
misinformation when "applicants
deliberately misrepresent their intended
use" of the property is rising the fast-
est. This includes cases in which bor-
rowers lie about whether they intend to
live in a house or rent it out. Applicants
who promise lenders that they will live
in the property generally qualify for
lower interest rates and down payments;
rental home investors get charged more.
Application fraud was found in one of
every 122-mortgage application during
the first two quarters of 2017, according
to Bridget Berg, CoreLogic's senior di-
rector of fraud solutions strategy. During
the same period in 2016, one of every
143-loan application had signs of fraud.
Among the varied types of fraud tracked
by Berg's company were misrepresenta-
tions on the sources of down-payment
money as well as on income amounts
and employment; undisclosed debts;
and games played with appraisals.
Other companies that monitor mortgage
fraud confirm that fraud has increased
and could be headed in worrisome di-
rections. Mark Fleming, chief economist
for First American Financial Corp., says
the recent massive hack of personal data
at credit bureau Equifax, where files on
145.5 million consumers were accessed,
could open the door to far more sinister
forms of application fraud.

In an interview, Fleming told me
that given the unprecedented range and
depth of the information stolen in the
Equifax breach, "the risk of identity-
based fraud and misrepresentation is
certainly elevated. To the extent that
more people have their information out
there," the greater the danger, he said.

That risk may be increased further by
the apparently slow-moving pace of
many American consumers to protect
themselves from potential mortgage and
credit card fraud by freezing or locking
down their files at the three major credit
bureaus Experian, Equifax and Tran-
sUnion as well at the fourth, albeit
smaller bureau, Innovis. According to
an estimate by one expert, Avivah Litan
of Gartner Research, only about 2 to 3
percent of consumers now have freezes
on their credit files, and only around 5
percent ultimately may be jolted into
doing so following the Equifax heist. A
study by Credit Sesame, which oper-
ates a popular online credit scoring and
monitoring service, found that as of
Sept. 25, less than half of a percent of
4.5 million TransUnion credit profiles
had a freeze on their reports, according

With the extraordinarily detailed and
sensitive information that hackers and
their customers may now possess on
millions of Americans Social Security
numbers, drivers licenses, credit card
numbers, home addresses and more
they may be able to create fake identities
that are credible enough to fool banks
and other lenders into granting home eq-
uity lines of credit and other mortgages in
their names, making off with thousands
of dollars in the process.

Consider the arrests last fall in New
Jersey of a team of alleged identity
thieves following an investigation by
federal agencies. The scammers alleg-
edly used stolen and fictitious personal
identities they created to convince lenders
to approve three home equity lines of
credit (HELOCs) and four mortgages.
The total reported take: nearly $1 million.
Though most major lenders have software
packages that are designed to spot signs
of identity fraud, cases like this keep pop-
ping up and could become more frequent
with the availability of so much detailed
information from Equifax files floating
around on dark websites whether now
or in the months and years ahead.
What does this all mean for you? At
the very least, be aware that any form of
mortgage fraud including falsehoods
about intended occupancy may consti-
tute bank fraud, which is a federal crime.
And get defensive if you haven't already:
Freeze your credit reports at all the credit
bureaus. Identity thieves should find it
much more difficult to take out a new
loan in your name if your credit files are
locked down.

a Budget
First things first, time to make a list
The first thing you need to do is decide
how much you can afford.Your budget is a
big decision! Be realistic about how much
you can afford. Many people purchase land
and then slowly pay it off before building
a house on it. Some people may live in a
small trailer on their land while they pay it
off. Others save up and pay cash outright
for their land. Did you know that land loans
and construction loans can be rolled into
one if youre prepared to begin building
right away?
After you get your budget figured out
decide on all the other factors. How much
land? 1/4-acre, 1 acre or more? Decide on
what you want the land for. Do you want to
have animals? Do you want some pasture
land? Do you just want a small backyard? A
garden? A pool? Write down on paper your
dream lot of land. Once you have your
budget and your dream lot you can start
researching to find your land.

(unless you are paying cash) so if the perfect
lot in your budget comes up you can be
ready. Great deals go super quick on land
sometimes.

of drinking water the lot has.Whether its
city water or if you must drill a well.You can
search your county listing for well listings of
properties near yours, how deep their wells
were and the pressure they get.Then take
that average and contact a well driller for
an estimate.Water development can cost a
pretty penny so add that into your budget.

TO CiTY SeWer: Something to consider
before you buy. if you need a septic system
get a quote on how much it will cost to
put that in. if you need a specialized septic
system costs can be a lot more.
eLeCTriCiTY: Check to see if you have a
connection to electricity or not. if you are
far away from any power poles or boxes it
could be an expensive addition.
STiCk TO YOur BuDGeT: its important
to be smart and realize how much you can
afford and not be swayed by higher priced
lots. Be wise and stick to your budget.

reAL eSTATe LiSTinGS: keep an eye out
for new land listings in your budget.You may
even call a real estate agent so they can
know you are looking and contact you right
away if something is in your budget and
meets your dream land list.
DrivinG ArOunD: Sometimes if you
just drive around the areas on your list and
look for land for sale by owner signs you
may find what you are looking for!
CrAiGSLiST: Search for words like land
or lot or acres and scroll through it
all. When people list land for sale they
dont always categorize them into the land
for sale area, it is better to search using
keywords instead of always in the land for
sale category.

hile the homebuilders are
trying to attract new clients
by showing off their work
that runs in the Parade of
Homes, theres more at stake. Most of the
builders also will be vying for three awards:
best bath, best kitchen and best overall,
which are determined by a vote from the
other builders.

The Parade, sponsored by the Homes
Builders Association of Central New
Mexico, features 38 houses built by 30 dif-
ferent contractors, with two topping out at
$1.9 million, said Lana McClure, HBA vice
president of operations. The remodel por-
tion marks the lower end of the spectrum
at $130,000, while the affordable homes
start at $257,957, McClure said. National
builder DR Horton has the most homes
in the Parade with three, she said, with
homes sprinkled across the metro area
from Placitas to Los Lunas. The awards
represent a nice feather in the cap of the
builders who secure them, but it is still
about driving traffic, McClure added. I
would say the biggest thing is there are a
lot of these custom builders who are not
building specs as much as they used to,
McClure said. So the parade is their big
premier marketing event to show homes,
especially if its presold. So for a short
time, its out there as their model home for
two weekends.
For production builders who do have
models, this really pushes a lot of traffic
their direction for these two weekends,
more than they regularly get in a regular
weekend, she said. The Parade first began
in 1991 and several years ago, a second
annual one was added making shows in
the spring and fall. The awards make for
some spirited and friendly competition
among the participants. You are judged
by your peers, other builders judge these
awards, said Scott Ashcraft of Las Ven-
tanas Homes. Thats the most important
thing about it. The recognition comes

from peers. Its not done by the public that
could potentially be swayed by fancy, eye-
catching piece of construction that doesnt
really have anything to do with quality
construction.

Ashcraft knows a thing or two about
awards, having swept the categories in his
price range during the spring competition.
That was a 2,400-square-foot infill project
on a North Valley lot that had somehow
escaped development. I purchased the
lot and built the home specifically to build
a home to enter into the spring parade,
Ashcraft said. That was the whole reason I
built it, but the first people to come to the
house, the day before the Parade opened,
bought it. That right there shows the
power of the Parade, he said. Really more
than anything its a testament, Ashcraft
said. The parade really has a great fol-
lowing of people who realize that its a
great opportunity to see work from several
builders and the opportunity to buy some-
thing. I think theres even people who wait
for that time of year to buy something.
So having the house so quickly was
just an added bonus, he said. The homes
are judged on the quality of your build,
Ashcraft said. The livability of your home
is also something else thats taken into
account. Its a great way for us to acknowl-
edge each other in the home builders shes going to try a little experiment with that, Short said. Now they have the
