Subject: Asian Plaza Bldg. HVAC Evaluation Survey Report

Dear Sir,

Based on the ocular surveys conducted at Asian Plaza and submitted


architectural plans, please find our report as follows:

A. Cooling Load

1. General Office Application

For general office application, the total cooling load is estimated at 100 TR per floor
(2nd and 3rd will have lower load since they do not have roof load as in the 4 th flr).
This is based on the floor area (estimated at 23,672 sq. .ft or 2,208 sq. m), building
envelope, projected occupancy (50 sq. ft/person and ventilation at 25 cfm/person),
equipment usage (1.5W/sq. ft) and general lighting at 2.0W/sq. ft.

2. Call Ceneral Application

Should the same area be used for call center application, the load will be
approximately 160 TR per floor. This time the occupancy density is estimated at 35
sq. ft per person and equipment usage at 4 - 5W/sq. ft).

B. Equipment and Installation Cost

1. Existing equipment and installation:

Based on the initial surveys, there are four 15 TR ducted units on each wing of the 2 nd
floor. The operational status of these equipment cannot be ascertained during the
survey since there is no electric power available. Visual inspections of the units
however indicate that they maybe still be serviceable. (The outdoor units could not
be evaluated since the key to the roof deck is not available at the time of the survey).
For general office application, we believe the existing 15 TR units and ductworks are
sufficient. The diffusers may have to be repainted though, the ductworks cleaned
and rehabilitated. The air conditioning units will definitely have to be repaired and
overhauled to bring it to par. If the 2nd floor is typical of all floors then for general
office application, the 2-3th floors can be air conditioned with relatively minimal cost.

There are numerous smaller units (ceiling mounted and approx. 3 TR cap.) in the 2 nd
floor. Again the operational status of these equipment cannot be ascertained. While
they may be used to augment the 15 TR units in case of the space is used for call
center application, they are not enough. (We need 13 of such units per floor).
Furthermore they are not ideal because of drainage and air circulation problems.
Instead we recommend the use of the brand new DX ceiling cassette with the
ACCUs located on the ledge of the open area. The ceiling cassette can be located in
the middle of the room (air circulation is now not a problem )and since these units
have their own condensate pump, drainage is not a problem too.

Attached is the mechanical plan for a typical floor for a) general office used, b) call
center application. We have also included a comparative cost for the different
options possible.
