taining wood can transform the look
of everything from fencing to deck-
ing. While wood can be beautiful in
its natural state, staining can protect
the wood and complement landscaping
and other home design elements.
the first steps
Staining can seem like a simple
project, and that is often true. However,
certain woods, such as pine, cherry,
maple, and birch, can be difficult to stain.
Boards with attractive grain patterns also
can absorb stain differently, resulting in
blotching and uneven tone. Before begin-
ning a staining project, it is important for
homeowners to test the stain chosen on
a sample piece of wood to see how the
color and absorption turn out. This gives
homeowners the chance to understand
what they're dealing with and time to
make any necessary accommodations to
achieve a more even look.
Begin by gathering the necessary sup-
plies. A pair of latex or vinyl gloves will
protect your hands. Drop cloths will catch
any drips or spills. Safety goggles and a
dust mask provide protection if sanding
is required prior to staining. If sanding is
necessary, homeowners will need an or-
bital sander, hand sander and sandpaper.
Start with the coarsest grit sandpaper
and move to a higher grit for a smooth

for oil-based stain applications. Synthetic
paintbrushes can apply water-based
finishes. Many do-it-yourselfers find
that foam brushes or paint pads are more

finish and there's no need to clean up
the brushes afterward. Many profession-
als recommend using wood conditioners
or pre-treaters so that the stain will not
leave blotches on the wood. This is es-
pecially important for homeowners who
determined their wood is prone to uneven
color absorption. Allow the conditioner to
dry according to product directions.
Stain should be applied so that it is
evenly coated. Wipe off the excess to get
the preferred color. Apply more stain as
necessary to get the desired color. Many
stains only offer color, so you'll need to
apply a finishing coat to protect the wood.
Otherwise, look for a product that com-
bines stain color and a finish to save time.
Remember to remove knobs, hinges, and
handles from a piece before staining, as
the stain may affect the color of any metal
hardware and damage it.

price.Although you may buy it slightly cheaper than
the market rates, you may even find that they are
more expensive especially due to all the expenses
home before finalizing the process, they are always
sold as is, meaning that you cannot request any
repairs as contingency of the sale.You therefore buy
the home at your own risk.
3) Tough competition
Today, many home buyers are attracted to the
foreclosure homes because again they are cheaper.
Because of this, the competition for these houses is
tough (especially for those located in prime locations).
4) Slow process with no guarantees
The process involved in buying a foreclosed home
is not only long, it can also be frustrating.Apart from
the paperwork, the whole process is sometimes very
slow and you may even end up waiting for many
weeks before you get a reply.Also remember that
the bank owns these homes, and they will certainly
attempt to get a good price to help recover some
portion of their loss. If they get a better deal, your

o most people, moving from their com-
fortable home requires incredible effort
and is usually avoided at all costs.
a constant move
For Terri and Mitch Yoakum, moving was
as regular as Leap Year, or a presidential elec-
tion it rolled around every four years whether
they want it to or not. The Yoakums own and
operate Altair Homes, a design-and-build
home construction company that has been in
Albuquerque for about 40 years. Their personal
home has served as their model and office, and
every four years they sell it and move in to an
ongoing project.
Theyve lived on the Westside, the North-
east Heights, on the backside of the mountain.
Now were back where we started on the
Westside, Terri says with a chuckle. Weve
been here four years in December. Weve got
some amazing views. But just when it seems
like another move may be imminent this latest
model just might be the one they call home for
awhile. This one we plan on staying with,
Mitch said with a smile and not a little touch of
relief. This house is a fresh look, we like it very
much. I was surprised how good Terri was with
moving because it is a challenge. But I think
were going to stay put for while now.

While the cycle of moving may have been
difficult, it also was important to the business,
he said. The exciting thing about moving
every four years is we could incorporate new
ideas and keep everything really fresh, Mitch
said. We can evolve with the changes. Set
on an acre, the home includes all the amenities
that the couple have found important over the
years, while still trimming a couple of thou-
sand square feet from the homes footprint. An

Where possible, rooms were created with dual
purposes in mind. For instance, the guest
bedroom doubles as a workout space, while the
laundry room is actually one of Terris favorite
spaces really. Mitch came up with a cute
name, he calls it my cararaft room, she said.
The laundry is there, but its a nice big room
thats multi-functional. For instance, its also
the dogs space where their toys and food are
stored and a mini-Murphy bed folds down
for them to sleep on at night. In one corner, a
wine refrigerator sits. As its directly behind
the kitchen, the pantry is incorporated into
the storage space. A center island above the
Murphy bed serves as table to fold clothes, but
Terri also uses it to do arts and crafts, or wrap
presents. The garage opens directly into the
room and uses the table for a convenient spot to
unload groceries or other items.

A closet holds winter items and a storage
unit just inside the door to the garage holds
items, such as tennis gear. Its usable in many
different facets of our life, which I think is im-
portant, Terri said. In speaking with prospec-
tive homebuilders, the multi-functionality of a
space is something thats featured. I work on
the design with him, she said. As we meet
our clients, were trying to glean what they
desire in their home, how their lifestyle is. We
really try to educate people as to what they can
live with or without. Its not saying Oh you

The business union of the Yoakums was forged
when the couple were attending the University
of New Mexico. I was in the UNM school of
architecture when I started my business, Mitch
said. The business actually started doing well
and it pulled me in that direction. I realized
I needed to be outside, moving from place
to place. The idea of going to the same place
everyday wasnt that appealing.
Thats one of my favorite things about
the building process is meeting new people,
designing different projects and seeing it all fit
together. Everything is new every single time.
We do not get bored at the job. Of course,
the business gobbled up a lot of time in the
beginning, so Terri sometimes had to be a little
flexible in order to see him. A lot of times, he
was so busy that I would visit him at the job
site, she said with a smile. That turned into
some hands-on training. I kind of started out
when he was doing small additions, Terri said.
I learned how to handle a nail gun, hammer, a
saw and also how to lay adobes. Ive laid adobes
by the headlights of the car. When his laborers
didnt show up, hed call and say, Were pour-
ing concrete and I need you out here now. Its
led to a fresh and invigorating partnership. It
was out of necessity at the time, but we didnt
realize how her working in the business could
actually improve our relationship, Mitch said.
She understood what I was going through out
on the job site. It can be stressful.
