PROJECT MANAGEMENT

Overall project ownership and client representation from pre-feasibility and concept through to
completion and close out.
CCL undertakes all aspects of communication, programme, cost and budget, quality, design, safety,
sustainability, change management and risk.

Duration: 40-45 months


Fees: 3.5% 4% of overall construction cost (est.)

CONSTRUCTION MANAGEMENT

On site management of the construction cycle of the project is essential to ensure the build phase is
delivered in a safe & quality controlled manner, on time and on budget and in accordance with the
agreed design and specifications.
Duration: 32 -36 months
Fees: 2.5% 3% of overall construction cost (est.)

DUE DILLIGENCE AND FEASIBILITY STUDIES

CCL can partner with 3rd party service provider to assess on client potential projects viability and
run various option analyses to establish the most suitable and commercially beneficial roadmap .
Common factors under consideration are: Renovation vs. New Built or Project Management vs
Design & Build.
Duration: 3-6 months
Fee: USD 100, 000

DUE DILLIGENCE AND FEASIBILITY STUDIES

CCL would recommend the client to carry out feasibility study on river bank construction due to the
close proximity to the river bank . CCL will partner with 3rd party service provider to provide such
services
CCL would recommend the client to carry out the EIA ( Environment Impact Assessment) studies as
this will be the pre-requisite on the authority requirement. CCL will partner with 3rd party service
provider to provide such services.

FEASIBILITY STUDY ON RIVERBANK CONSTRUCTION

Concept Design for the Basement Structure


Identification of possible structural solutions for the construction pit, foundation and basement structure
(if any) in general and based on locally available materials and methods in particular.

Selection of concepts for basement structure (if any) and construction method of basement (if any)

A comparison of the concepts with respect to constructability, construction time and risks.

Recommendation for further studies i.e. soil investigation

Definition of Design Input Parameter including but not limited to:


Structural interpretation architectural design (loads to be considered).

Environmental constraints and factors to be considered;

Interpretation of soil investigation

Duration: 3-6 months

EIA (ENVIRONMENTAL IMPACT ASSESSTMENT)
The processes of ESIA Implementation includes

Monitoring, field survey, remote sensing and collecting recent and historical data;

Quantitative or Qualitative prediction methods for potential environmental impact;

Developing a risk analysis summation and risk reduction;

Consultation and Public Participation (CPP)

Consultation with local authorized organization to ensure compliance with regulations

Provision of environmental and social management and monitoring plan by identifying the local, national and
institutional standards.

Duration: 3 months for report

We work to establish our clients project budgets in tandem with the project brief and concept designs.
Subsequently we align all costs to the scope of work and ensure cost & procurement options are well
planned and considered against original budgets/quality and time.

CCL QA/QC Group has witnessed a vast variety of construction problems and has helped identify issues
of construction defects.

Go/No Go
To avoid risk to Owners it is advisable to structure projects in line with these 3 Phases with a formal
Go / No Go review at the completion of each stage and prior to the commencement of the next.
Structuring consultant contracts in line with 3 Phases limits an owners contractual and financial
exposure as you proceed through the project, and minimizes the risk of abortive works claims.
