I
ve read a lot of articles on real estate
investment, but few seem to track a
deal from beginning to end. I thought
it would be interesting to see what
has happened over the years. Mostly to
look at how much a property appreciated.
Cash flow from rent is a very important
part of real estate investment.

Way back in June of 2002 a client need-
ed to buy a property because he wanted
to do a 1031 Tax deferred exchange to
save on taxes. I found him 2407 Com-
mercial NE as a replacement property
where the seller, Pameco, would lease
the property back from him for $4,528 a
month. This worked out fine for everyone
at a price of $486,000 and the buyer got a
loan of $248,000. Unfortunately, Pameco
did not mention they were nearly bank-
rupt and they moved out about a year
later on a 10-year lease. About this time,
the property was traded to his daugh-
ters for estate planning purposes. They
took it over and needed to spend about
$20,000 to get another tenant, Drive Train
Industries, in December of 2004 and have
stayed in the property ever since.

Here is where it begins to get interest-
ing. The loan payments were about $1,900
per month so over the years the rents
averaged about $4,300 a month, less than
the original amount but still pretty good.
That gives a cash flow of about $2,400 per
month for 12 years or, $345,000. The loan
was paid down to only $44,522 when they
sold it. That means the tenant paid off this
loan by $203,478. After all these years and
low interest rates, Drive Train Industries
decided after some prodding by me, to buy
the property for $550,000, and with costs
of sale the net is $504,373. This made them
only about $18,373.

So most people only look at what we
bought and sold, a property to determine if
it made any money. In this case it looks like
it was not very worthwhile, but take a look
at what happened over the time of owner-
ship and it tells a very different story. Over
time the total money made was $566,851.
The magic of cash flow and time is where
much of the benefit of real estates power
to create wealth really isnow thats a good
investment.
How Home
AppraisalsWork
Youve found your dream home.The asking price
is $300,000 -- an amount youve already been
pre-approved for by your bank. But is the home
worth that amount? The worth, or value of the
property, will determine how much a lender is
willing to give you to buy that particular piece of
real estate. A real estate appraisal is simply that
-- the expert opinion of a certified, state-licensed
professional who determines the value of a piece
of property. If your $300,000 dream home is worth
only $200,000, then the home is overpriced.
What Does a Home Appraisal Cost?
Your lender will typically arrange for an appraisal.
Generally, appraisal fees range between $450
and $750, depending on the size and location of
your property.Who will pay for the appraisal is
typically negotiated in the offer. Dont let this cost
stop you from making offers:The home appraisal
will only occur after your offer has been accepted
by the seller and you have begun to work with
a lender to finance your new home.You do not
need to complete appraisals on every house you
choose to bid on.
What Factors Determine a HomesValue?
There are several steps taken by an appraiser
to determine a propertys value, which include
visiting the property in-person and reviewing
recently-completed sales of comparable homes.
The data gathered by the appraiser during this
process is combined and presented to you in a
final report of value.
Viewing the Property
The in-person part of an appraisal often takes
over an hour.The appraiser will measure the
propertys square footage, check the number
of bedrooms and bathrooms in your home and

compare the findings with housing data provided
by local county records to ensure accuracy.
The appraiser also will check the status of the
major systems and structure of the house. During
a viewing, appraisals usually answer questions
such as,
Is there water, termite or mold damage?
Is the furnace in good shape?
Does the plumbing leak?
Will any major systems or structures need
replacement, such as the roof?
Appraisers will account for many home
improvements and upgrades as well.This is
perhaps the most confusing area for new buyers
and sellers, since remodeling and other home
upgrades may not have universal value. For
example, a new roof will be desirable to nearly any
buyer, but the costs and upkeep of a swimming
pool may not be. Its advisable to put in some
research before you begin a home remodeling
project to ensure your investment is worthwhile.
The Final Report of Value
The last step in the home appraisal process is
preparing a final report of value.This report will
provide you and your lender with a complete
property analysis. It will also outline how the
appraiser calculated your homes worth.
If there is a significant difference between the
agreed selling price and the appraised value of
the home, your bank may choose not to fund the
mortgage and the deal could fall through. Buyers
can typically solve this problem by bringing
additional cash to close, which is essentially
increasing your down payment by the difference
between the sales price and the appraisal value,
or negotiating the sales price.

aving stones can add beauty
to walkways, driveways and
backyard patios, providing that
eye-catching finishing touch to a
property while enhancing its curb appeal.
Even though the installation of pavers can
be a labor-intensive process, with the right
tools and tips, this can be a do-it-yourself
project for homeowners with renovation
experience. Consider these tricks and
how-to tips courtesy of The Home Depot,
DIY Network and Unilock.

To begin a paver project, homeowners
will need to stock up on some supplies
they may not already have at home.
Marking paint, mason line, wooden
stakes, leveling sand, paver base, and
more will be required. A manual tamper
can be used. However, for larger areas,
it can be worth the cost to rent a plate
compactor. The number of bags of sand,
paver base and paving stones needed for
the project depends on the size of the
area. For example, according to the Home
Depot, for 60 square feet, homeown-
ers will need about 30 12x12-inch paver
stones, 40 bags of paver base and 12 bags
of paver leveling sand. Spray or mark
the area where the paving stones will be
laid. Measure carefully so you can order
exactly how many stones you will need.
Have the materials delivered to reduce
heavy lifting and trips to the store. Be
sure to have all utility lines marked prior
to excavation to avoid damage.
prepare the base carefully
One of the most important aspects of
paver installation involves preparing the
base. If you cut corners in this process,
the finished results can be sloppy, weeds
can grow through and/or stones may
loosen. Its essential to grade the area
away from the house. That means that
the highest point of the patio or walkway
should be closest to the house and then
the incline gradually flattens out as it
moves away from the home. This allows
proper water runoff. Mark the height on
the stakes and adjust the mason line.
Remember to slope the area away from
your home with a drop-off of about one
inch for every 8 feet. The base of many

raking and tamping until the base is firm.
Lightly wetting the material can help it
solidify. Sand helps inhibit weed growth
and anchor the pavers together. Plastic
lining will not be practical.

to be swept over and settled between
the stones to help set them in place. It
