A. PRELIMINARIES

A.1 SITE

The site of the works is located at.

Amenities Block No. 4, located inside the Torquay Caravan Park

A.2 EXTENT OF CONTRACT

This Contract shall include but not be limited to the following:

Refurbishment of existing amenities block as indicated on Architectural drawings, Specifications and


Engineers Drawings.

A.3 DEFINITIONS

Terms used in the Specification shall have the following meanings assigned to them:

A.4 REGULATIONS

The Contractor shall comply with all statutes, regulations, ordinances and by-laws. The Contractor shall obtain
on Final Completion all necessary approvals, certificates, warranties and guarantees required and issued by the
relevant Authorities for submission to the Owner for the Owner to apply for a "Certificate of Occupancy".

All works are to be undertaken during the approved "hours of work" as set out by the Local Council By-Laws
unless approvals and certificates are sought to allow additional hours to be undertaken. Confirmation of work
hours will also be required to be compliant with the Torquay Caravan Park Management.

A.5 SETTING OUT

The Contractor shall set out all lines and levels for the project and establish proper bench marks and set out
points as indicated on the drawings and as necessary for completion of the works.

A.6 INSURANCES

The Contractor shall take out such insurance as necessary and as required by the Building Permit to indemnify
themselves, their company and the Principal against all claims for the duration of the contract.
Each Contractor shall allow for insuring the extent of works under a Public Liability Insurance Policy for a sum
not less than $10,000,000.

A.7 SITE NATURE

The Contractors are required to visit the site of the proposed works before submitting their
tenders/quotations and satisfy themselves as to the preliminary work involved and the nature and extent of all
work to be done under this contract. To the Superintendents approvals, as required, open up concealed or
hidden structure for inspection. No allowance for claim will be accepted for failure to do so unless accessing the
area was deemed impossible prior to tender submission.
Tenderers are to fully investigate the site in relation to determining if there is termite inhabitation or likely
inhabitation so as to take full protective measures against attack of proposed residences as required by local
responsible authorities.
No claim arising from neglect to satisfy this requirement will be accepted.

A.8 SITE ACCESS & CONCURRENT WORKS

As this contract is part of a larger site redevelopment the Contractor is to coordinate the location of site access,
site sheds and temporary safety fencing compound with the Superintendent. All site deliveries and storage
requirements are to be advised prior to delivery for coordination with the Superintendent and other concurrent
contracts taking place.

A.9 SITE COMPOUND

The Contractor shall supply and install temporary safety fencing to the entire building site area as required and
as agreed with the Superintendent to allow for deliveries and works to take place. The Contractor shall
maintain until practical completion or earlier as agreed with the Superintendent.

A.10 PROTECTION & DILAPIDATION

Prior to commencing works the Contractor will be provided with a Dangerous Materials Audit Report showing
the condition of all existing and surrounding conditions. Contractor is to provide adequate protection to all
areas during construction including to neighbouring properties and buildings. All damage occurring during the
contract period will be made good at the Contractors expense unless it can be proven beyond any doubt that
the damage was existing prior to commencement of works through a dilapidation report compiled by the
Contractor.

A.11 VARIATIONS TO CONTRACT

No extra work shall proceed with, nor shall any claim for additional payment be recognized unless the
Superintendent and the Contractor have reached prior agreement of the price and written authority for the same
issued by the Superintendent prior to works taking place.

A.12 PROGRESS CLAIMS & PAYMENTS

The Contractor shall be entitled to payment upon completion of the agreed scope of works and upon
submission and approval of any claims and invoices.

A.13 PROVISIONAL & PRIME COST SUMS

Amounts are to be as advised or sought in the Tender Submission or during the contract period. All quotations
and invoices are to be produced for these listed items prior to works being undertaken. The Superintendent will
manage the variations against the contract once written evidence of costs has been supplied by the Contractor.

A.14 PERMITS & FEES

The Principal will provide to the Contractor if applicable a town planning permit, the Principal will be responsible
for paying town planning permit fees. It is the Contractors responsibility to address all conditions of the permit
and to liaise with the relevant town planning department and local council authority to make sure all work is
carried out correctly.
The Principal will provide to the selected Building Surveyor the required number of documents for issue of the
Building Permit. The Principal is responsible for paying the fees for the building permit, with an allowance for
inspections. It is the Contractors responsibility to arrange all inspections on site and obtain the required sign-
offs all to the selected Building Surveyors satisfaction. If in the course of construction the Contractor requires
more than the mandatory inspections it will be the Contractors responsibility to arrange and pay all fees for any
and all additional inspections.
The Principal will be responsible to pay all other fees directly, also known as headworks charges, to the local
authorities, as necessary for all work to be carried out upon notification from the Contractor and provision of the
appropriate tax invoices from the Authority addressed to the Principal.

A.15 SITE LEVELS & EXCAVATION

Contractor is to ascertain all extent of site levels to determine exact amount of site cut for construction. All
topsoil is to remain on the property and stock piled for Principal, remaining clay is to be removed from the site
by the Contractor.

A.16 TIME EXTENSIONS

Contractor is to keep an accurate up to date record of time lost or additional time required due to inclement
weather, variations, etc. Supply with each progress claim any time extension claims up to this period. Failure to
supply time extensions means that no extensions occurred within this month. No retrospective claims will be
recognized or accepted. Should variations require additional time, this is to be notified at time of Variation
Quotation and approved/denied through the variation process. Generally only items on the Critical Path will be
considered for Extensions of Time.

A.17 INSTRUCTIONS

Accept instructions relative to this contract only from the Superintendent. Instructions issued by the others,
being both written or verbal, shall have no validity and the consequences of accepting any such unauthorized
instructions shall be borne by the contractor.

A.18 SUB-CONTRACTORS & SUPPLIERS

Prior to works being undertaken Contractor is to provide a list of proposed sub-contractors and suppliers with
contact names, addresses and phone numbers. This list is to be kept current and updated during the
construction process.

A.19 WARRANTIES

Contractor is to provide industry and supplier based warranties on all items used within the specified works
including Home Owner's Warranty Insurance for the statutory period of seven years. Copies of all certificates
to be provided to the Superintendent prior to practical completion.

A.20 PRACTICAL COMPLETION

Practical completion shall be deemed to have been met when the Contractor has obtained a written sign-off
from the Building Surveyor, and to the discretion of the Superintendent that all works have satisfactorily been
completed.

A.21 AS BUILT DOCUMENTATION

Upon completion the Contractor shall supply 3no. hard copies of "As Installed" drawings showing the exact
locations, runs, sizes and materials used in the construction. Also provide these documents in AutoCAD dwg
format on CD/DVD.

B. DEMOLITION

B.1 GENERAL

The Contractor is responsible for the work of demolition of all parts of the buildings and external site items such
as concrete paving and fencing as required by the works set out in the documents.

If when opening up work or operating on the site, any condition is found contrary to that expected, or for any
other reason is unsound or unsafe, the Contractor is to stop immediately that particular section of work and
notify the Superintendent for inspection and resolution.

B.2 SEAL OFF SERVICES

Unless noted otherwise the Contractor shall disconnect, seal off and make good electricity, sewerage, water,
gas, fire and any services back to the edge of the site unless reuse in the new works is required or possible as a
cost saving.

B.3 PROTECTION

All necessary precautions are to be taken to effectively protect all adjacent existing buildings and constructions
from damage of any nature that may occur as the result of these works. The Contractor shall make good any
damage so caused during the works to the satisfaction of the Superintendent.

B.4 WATERPROOFING

The Contractor must allow for and take all necessary steps to ensure that the work to remain is at all times
maintained in a waterproof condition during the carrying out of the work.

B.5 DEMOLISHED MATERIALS

All demolished materials, other than those noted for re-use or retained by the Principal, shall become the
property of the Contractor and are to be removed from site by the Contractor.

B.6 PERMITS

Any demolition works requiring a permit are to be applied for and paid for by the Contractor.

B.7 SCOPE OF WORK

In general the demolition work to be undertaken shall be as follows:

Allow demolition and removal of all items noted on the architectural drawings as necessary to carry out the
new works. This includes safely removing any and all asbestos materials identified to the relevant regulations
requirements including disposal.

Works include the complete removal of the concrete floor slab excluding under walls to be retained all to allow
for new infill slab to be installed to correct falls and rebates of new layout.

Items noted for reuse or to be retained shall be safely stored on site by the Contractor until
installation/completion.

Generally the works for this contract are for internal demolition only. The external shell of the building is to
remain intact and be modified for new doors where shown.

C. CONCRETER

C.1 SCOPE OF WORK

Any concrete work shall be carried out in accordance with the details and schedules on the working drawings
and structural engineers drawings. Structural Design and Specifications take precedence over Architectural
drawings and specification. Refer to the architectural drawings and spec for finishes required.

In general the concrete work to be undertaken shall be as follows:

New concrete infill slabs including edge beams, internal beams and dowels to allow for selected construction
methods.

All as per architectural and structural engineers drawings.

All floor finishes at door thresholds both existing and new are to be level and even with 'Zero'
thresholds for compliance with AS1428.1.

All other areas are to fall to new floor wastes at 1:80 1:100 max falls u.n.o..

C.2 AGGREGATE

Dense aggregate shall comply with the requirements of AS 2758.1 - 1998.

C.3 WATER

Water shall comply with Clause 2.4 of AS 1379 - 2007.

C.4 ADMIXTURES

Admixtures shall not be used without the prior approval of the Structural Engineer, in writing.

C.5 READY MIXED CONCRETE

Structural concrete shall be Grey ready-mixed concrete supplied by an approved manufacturer and shall be
mixed and delivered in accordance with the requirements of AS 1379 - 2007.

Site mixed concrete will not be permitted unless the prior approval of the Engineer has been received.
All concrete shall have the compressive strength at 28 days as noted or scheduled on structural drawings for
various locations.

Concrete not scheduled for compressive strength shall be minimum 20 MPa. of colour and finish as noted or
scheduled.

C.6 REINFORCEMENT

Steel reinforcement shall consist of:

a) Plain structural grade bars complying with AS/NZS 4671:2001.

b) Deformed structural grade bars complying with AS/NZS 4671:2001

c) Deformed cold worked bars complying with AS/NZS 4671:2001

d) Steel fabric complying with AS/NZS 4671:2001

All reinforcement shall be free from scale, loose rust, oil, paint, grease or other matter that may impair the bond
between the concrete and reinforcement or cause disintegration of the concrete.

C.7 FIXING REINFORCEMENT

a) Unless otherwise shown on the drawings or directed by the Engineer, measurements made in placing
the reinforcement are to be to the centrelines of the reinforcement.

b) Support and wire together reinforcement with a 5mm gauge soft wire or clips, or tack weld in
accordance with AS/NZS 1554 Set:2010, to prevent displacement by construction loads.

c) Use plastic-tipped chairs, metal hangers, metal spacers and other plastic, metal or concrete
accessories as required for supporting reinforcement.

d) Weld, tie, clip, or otherwise secure mesh reinforcement together with approved means at alternate
intersections and such other points as may be required.

e) If necessary, support footing reinforcement on concrete blocks of adequate strength and size to not
split under the loads they are required to carry.

C.8 SPLICES ON REINFORCEMENT

Splices shall be made at locations approved by the Engineer and shall have minimum lap lengths as shown on
the drawings or welded to develop the full strength of the smaller bar in accordance with AS/NZS 1554
Set:2010.

C.9 COVER TO REINFORCEMENT

Allow clear minimum cover to reinforcing as shown on Engineers drawings; maintain this cover during
concreting.

C.10 INSPECTION OF REINFORCEMENT

Building Surveyor prior to concreting will inspect all reinforcement. Give one working day's notice after
completion of the reinforcement fixing to allow for inspection of any sections.

C.11 TRANSPORTING OF CONCRETE

Convey concrete from the mixer to the place of final disposition without delays and by means that will prevent
segregation and loss of materials.

When necessary, transport concrete on substantial gangways or barrow runs supported on stools clear of
reinforcement.

C.12 PREPARATIONS FOR


PLACING OF CONCRETE

Do not place any concrete in any section of the work until the framework or foundation material for that section
has been inspected and approved by the Building Surveyor.

C.13 TOLERANCES

Unless noted otherwise on the Structural Engineers documentation install as follows:


Finish concrete slabs to uniform surfaces and conform to the lines, grades and cross sections shown on the
drawings, within the following limits:
A. CLASS A: Maximum deviation from a 3m straight edge: 3mm.
B. CLASS B: Maximum deviation from a 3m straight edge: 6mm.

C.14 MATERIALS

Concrete Selections

Concrete type 1 to all new internal areas - Standard grey with trowelled finish & waterproof finish in
preparation for new vinyl over.

Concrete type 2 to all external path areas - retain existing and make good should any damage or new
sections be required. Match existing if new is laid.

C.15 TERMITE PROTECTION

As required by Surfcoast Shire Council to all new concrete slab areas. Provide physical barrier. Chemical
protection only is not suitable and will not be accepted.

D. BRICKLAYER

D.1 GENERAL REQUIREMENTS

Sub-Contracts

It is the Contractor's responsibility to ensure that all sub-contractors are fully informed of the conditions and
requirements, which are laid out in this specification.

Approved Tradesmen

All masonry work shall be constructed by approved expert tradesmen or specialist sub-contractors who are
skilled in the type of work required under this Contract.

Scaffolding

The Contractor shall enter into agreements with contractors to the extent of all scaffolding and staging required
by them for the construction of the work.

Scaffolding used on the face side of the work shall be of well-braced freestanding type, which does not depend
on the masonry work for support. Put log holes shall not be permitted.

Wind Loadings

Masonry work shall be laterally supported during construction of the Works as necessary to ensure wall stability
without damage or displacement to masonry walls.

Predictable wind forces shall be calculated for the Terrain Category of the site in accordance with AS/NZS 1170
Set:2007 or as detailed by structural engineer.

Setting Out

All masonry work shall be set out accurately in accordance with the Contract Documents, with particular care
taken to ensure accuracy in detailing.

Works of other Trades

It is the Contractor's responsibility to ensure that the works of other trades (including the works of nominated
sub-contracts) are coordinated with the masonry construction, and that all services, fittings, fixtures, etc. are
correctly located and installed in correct sequence.

Where items are required to be built in, accurate information must be obtained from all other trades and Sub-
contractors before commencement of masonry work.

Protection of Surfaces

During construction of the works, all finished masonry surfaces shall be protected from staining, mortar and/or
concrete splashes, paint spots, and other contamination and damage.

D.2 SCOPE OF WORK

New infill walls where indicated on plans and elevations to be selected face brick with rolled mortar joints of
colour, size & texture to match existing in preparation for new paint finish.

Allow for articulation joints between existing and new materials to allow movement as per manufacturer
requirements and soil test information.

Where new openings are cut-out allow to do so at mortar joints, remove any half-bricks and replace with new
half-bricks with manufactured sides exposed i.e. key in new brickwork. Install galvanised lintel over to suit
opening widths required, supporting brickwork over as per engineers details.

For new external doors allow to make good rendered & painted finish to match existing.

Refer to plans & elevations for locations and extent of new brickwork.

D.3 STANDARDS

Where applicable, current editions (as defined in G.B.S. Sub-division A4) of the following Australian Standards
shall be deemed to govern requirements for relevant materials and workmanship under the contract.

AS/NZS 2350 Set Methods of testing portland and blended cements


AS 3972 - 1997 Portland and blended cements
AS 3700 Set - 2007 Masonry Structures Set
AS 1672.1 - 1997 Limes and limestones - Limes for building
AS/NZS 4455.1:2008 Masonry Units
AS/NZS 4455.3:2008 Segmental Retaining Wall Units

D.4 MASONRY

General Requirements

All masonry shall be hard masonry bricks which do not conform to specified requirements shall be rejected and
removed from the site at the Contractor's expense.

All masonry shall have a low characteristic expansion. Em _ 0.5mm/m.

Commons

Masonry, which is concealed in the completed structure, including by plastered or tiled finishes may be
constructed in pressed common bricks provided that:

(a) All common bricks have compressive strengths equal to or greater than structural design
requirements.

(b) The bricks are free from damage and defects, which could lower their characteristics below structural
design requirements.

(c) The reverse side of brickwork is not exposed as facework.

(d) The structural engineer has approved any weight loadings that may occur.

Ordering

It shall be the Contractor's responsibility to place orders for masonry as early as possible to ensure that the
Construction Program is maintained without delays due to late supply and deliveries. The quantities ordered
shall include all allowance for wastage.

D.5 MATERIALS

Brick Selections

Brick type 1 To match existing size and appearance where brickwork is exposed for painted finish

D.6 MORTAR

All glues & mortar used in masonry shall conform with the applicable requirements of the applicable Australian
Standards, and shall be mixed on-site to the approval of the manufacturers recommendations in approved
mixers. Ready-mixed mortar from offside sources shall not be used.

All new walls where indicated on plans and elevations to have rolled mortar joints to match existing.

D.7 CAVITY FLASHINGS

Cavity flashings shall conform to Australian Standards as applicable. Unless particularly specified or indicated
otherwise in the Contract Documents, the material used for all cavity flashings shall be super grade bitumen
coated aluminium, with metal thickness not less than 0.45mm, and supplied in long continuous lengths. Where
required to form anti-termite capping, special half-hard quality shall be used.

D.8 MASONRY FLASHINGS

Unless specified or indicated otherwise in the Contract Documents, all flashings built into masonry shall be
bitumen-coated aluminium as specified for cavity flashings.

Flashings to sides of openings shall be at least 150mm wide, dressed behind head flashings and over sill
flashings (where applicable).

Head and sill flashings shall be similar to cavity flashings, built into outer skins of cavity walls, carried up two
courses and turned into inner skins. Head and sill flashings shall extend at least 150mm beyond sides of
openings.

D.9 TIES

Unless specially designed ties are detailed by the structural drawings; all ties shall conform to the requirements
of Australian Standards and relevant specifications from the manufacturers including corrosion resistance
where in close proximity to the ocean i.e. within 1 km radius.

In masonry wall construction, ties shall be evenly staggered in alternate rows.


In cavity walls, the crimped drips into the ties shall be turned down over the centres of cavities, kept free from
mortar droppings, and set to slight falls outwards.

Lay ties at 430mm vertical centres and 600 horizontal centres maximum unless specified otherwise by the
manufacturer or structural engineer.

D.10 JOINT REINFORCEMENT

Joint reinforcement shall not be used in masonry unless specifically required by the structural drawings.

D.11 LINTELS

Lintel sizes and types are to be as indicated or as per structural engineers drawings all with fully hot-dip
galvanised finish.

D.12 MASONRY CONSTRUCTION

General Requirements

All masonry shall be constructed in accordance with the applicable requirements of AS 3700 - 2001, the
working drawings, the structural requirements indicated on the structural drawings, the manufacturers
specifications and as required for the satisfactory completion of the Works.

All joints and perpends (except where weep holes are required) shall be completely filled with mortar or glue.
Grouting of perpends after lying of masonry is not permitted.
Masonry manufactured with frogs shall be laid with frog upwards.

Wetting of Masonry

Mortar mix is to allow for the installation of dry concrete blocks and clay bricks. No wetting of blocks is required
unless required by the Manufacturer.

Cutting and Chasing

Cutting and chasing shall be avoided where possible and shall not be permitted in any facework.

D.13 ARTICULATON JOINTS

Horizontal Control Joints

Horizontal joints shall be constructed as instructed on the engineer's drawings as applicable to the requirements
of the project.
All such joints shall be straight with parallel sides, extend through the full thickness of the masonry, completely
free from mortar and other obstruction materials, and shall follow the line of the structural member.
Unless specified or detailed otherwise, widths of horizontal articulation joints shall be 20mm (permissible
tolerance -0 +3 mm).

Vertical Control Joints

Vertical joints shall be constructed as instructed on the engineer's drawings and as per the manufacturers
specifications, as applicable to the requirements of the project and in accordance with the soil report.

Sealing of Articulation Joints

Flexible sealants are to be installed in all control and articulation joints, prior to installation the joints shall be
thoroughly cleaned, prepared, and sealed.

D.14 DAMP PROOF COURSE

Allow to install a damp proof course slip joint membrane on all walls to allow for differential movement between
the masonry and the footings to break bond between slabs and walls, minimising any occurrence of cracking.
Lay thick bed mortar to allow first course to be level and plumb.

D.15 SUB-FLOOR VENTILATION

Generally, where a sub-floor cavity is formed, install standard brick sized aluminium powdercoated vents at
nominal 1500mm cts to comply with relevant standards where masonry base occurs.

E. RENDERER

E.1 GENERAL REQUIREMENTS

Scope

The work of this section includes but is not limited to the supply and installation of cement based render work
on new masonry and compressed cement sheet walls

Extent of work

Rendering shall be applied to the following locations as applicable to the requirements of the project:

New door openings in external brick walls as shown to match existing surrounding finish.

New sections of brick infill internally as shown to match existing surrounding finish.

Refer to plans & schedules for locations and extent of render finish.

Quality Assurance

Supply and installation of render base and surface treatment shall be performed by an approved sub-contractor
known for reliability, quality of work and performance.

Render Materials

2 x coats of Rockcote Concote premixed cement render to match existing bagged finish and texture both
internally and externally. Similar products will be considered providing the Contractor supplies all of the
required information for review and approval.

E.3 EXECUTION

Examination

Acceptance: Notify Superintendent of any discrepancy or unsuitability of substrate. Start of work means total
acceptance of conditions.

Preparation

Remove foreign material, dust, dirt, oil, nails and other material, which could reduce bonding of render to the
surface.

Application of Render

Refer attached specification and application sheets from manufacturer.

Movement Control Joints

A. Locate movement control joints to coincide with junction of differing wall materials
(brickwork/blockwork), at maximum 6 metre centres.
B. Form joints continuously to extend neatly and clearly up to adjacent abutting surfaces and form with
approved mastic sealant and an approved fully compressible joint filler or similar.

Internal Corners

Finish square internal (re-entrant) vertical corners of walls and columns.

External Corners

Finish external vertical corners slightly rounded to approximately 4mm radius.

Extent of Rendering

Extend rendering into recesses, jambs, returns etc.

Joints in Materials

Form covers over chases in walls and columns for pipes, conduits, cables, etc., with galvanized expanded
metal lathing lapped 150mm over recess, fixed with galvanized nails or power driven fasteners and washers,
spaces at maximum 300 centres. Fix lathing before first coat of render.

V-Joints

Form V-Joints in render where steel door frames are flush with render, also where insitu concrete beams about
brickwork or blockwork and, where concrete or masonry walls abut plasterboard or timber substrate.

Cleaning

Clean up and remove from site excess materials and debris resulting from operations. Clean and restore to
original condition adjacent materials affected by the work.

F. METALWORK

F.1 SCOPE

In general accordance with this section of the specification, provide and fix all metalwork required by any trade
for the satisfactory completion of the works.

F.2 STANDARDS

Materials and workmanship shall comply with the current edition of the relevant Australian Standards and
Codes and may be rejected if defective.

F.3 SHOP DRAWINGS

In addition to those considered necessary by fabricators, prepare shop drawings where so specified in this
Section.

F.4 INSPECTION OFF SITE

Any work fabricated off site is subject to inspection by the Superintendent, and reasonable and safe access and
facilities shall be provided for this purpose. Inspection shall not relieve the Contractor of his responsibility to
carry out the work in accordance with the Contract.

F.5 MATERIALS AND WORKMANSHIP

Use skilled tradesmen competent in the relevant field for all work. All fabrication and assembly shall be carried
out in the shop unless otherwise specified or permitted. Match colours of sheet metals and extrusions in colour
finished work. Use metals suitable to the process or finish specified, and as recommended by the manufacturer
where applicable. Mitred joints shall be accurately fitted to a flush hairline.

F.6 EXPANSION AND CONTRACTION

Make all necessary allowance for thermal movement in joints and fastenings particularly in sheet metals and
thin sections, and in the installation of assemblies such as frames, so as to avoid tearing, buckling, opening of
joints, undue stress or fatigue or other detrimental effects.

F.7 FINISHES

Protect all metalwork whilst on site, before or after erection by whatever means necessary (in addition to those
specified below) against damage by impact, staining, corrosion, scratching or other defacement.

F.8 GALVANIZING AND ZINC SPRAYING

Unless otherwise specified all steel both internal and external, built-in or exposed shall have galvanizing finish
by the hot-dip method.

Where dipping is impracticable the equivalent coating shall, subject to approval, be applied by hot zinc
spraying.

Welds shall not be made on previously galvanized members unless unavoidable in which case the weld shall
be hot zinc sprayed or the whole item re-dipped on completion. If neither is practicable the weld shall, subject to
approval be 'cold galvanized' with an approved zinc-rich epoxy based paint to manufacturer's direction.

All steel u.n.o. is to be galvanised with a minimum coating thickness of 100 microns. All steel to be painted
post galvanising shall be sandblasted using a maximum blast pressure of 40 p.s.i. at an angle of 45 deg. to
surface and a distance of 300-400mm. Use an abrasive grade of 0.2 0.5mm (clean ilmenite) and minimum
10mm venturi type nozzle.

Ensure finished product is free of all slag, drips and imperfections ready for specified paint finishes. Also
ensure all paints used are compatible with hot-dip galvanised off-gassing.

F.9 METALWORK FASTENINGS

a) Welding, Bracing, Soldering


Welding generally shall be a joining process in which a significant amount of the base metal is melted during
the operation.

Welding in structural steel shall be as specified in that section. Where joints made by any of the above
processes are visible they shall be properly finished in a manner appropriate to the class of work and before
any further treatment such as painting or galvanizing is carried out.

b) Connections Generally
All fixings, fastenings, anchors, lugs and the like shall be of approved type and shall transmit the loads and
stresses imposed and ensure the rigidity of the assembly.

c) Anchors
Unless otherwise specified masonry anchors shall be of the patent expansion type of approved manufacture.

d) Screws
Unless otherwise specified exposed metal thread screws shall have counter-sunk Philips finish dead flush.

F.10 STRUCTURAL MEMBERS

Metal Sections

Sections shall be of adequate strength and stiffness for their purpose. Extrusions shall be straight, with sharply
defined profiles, free from defects impairing appearance or durability.

Unless otherwise specified, details on drawings are given as indications of general requirements, appearance
and order of size. Samples of sections proposed to be used shall be submitted for approval, which will be on
the basis of general conformity with the details.

F.11 SHOWER SCREENS

If required generally semi-frameless anodised aluminium unless otherwise specified. Refer to Fittings
Schedule.

Not required this construction.

F.12 EXTERNAL & INTERNAL ALUMINIUM FRAMES

Supply and erect glazed frames as indicated on drawings, with all trims, beads, flashings and fixings, caulking
and gaskets etc., necessary for satisfactory completion.
All work shall comply with AS 2047 Windows in Buildings - Selection and Installation.

Not required this construction.

F.13 STEEL BENCH ANGLES

Supply and install fully galvanised steel angles as indicated on detail drawings to the base of all service front panels
of benches and vanities providing a shadowline/skirting. Seal to floor base with silicone seal for waterproof finish.

G. CARPENTRY

G.1 TIMBER

All timber used, including finger jointed framed studs, plates and nogging pieces shall comply with the
appropriate specifications issued by the Standards Association of Australia, where these apply. Structural
timber materials and installation shall be of certified Hardwood or Radiata Pine and compliant with AS 1684 Set
and AS 1720 Set.

All fixing timber, including pressure treated timber shall have a moisture content of not less than 10% and not
more than 15% at the time of fixing.

Any timber containing live borers, insects or other pests shall immediately be removed from the building site.

All structural timbers shall be of a stress grade as noted on the engineering and architectural drawings.

Install H3 treated pine stud framing to all new stud walls internally with malthoid strip under base plates to
prevent moisture penetration.

G.2 PROTECTION OF WORK

Provide and fix protective hoarding over or otherwise protect all finished work to timber sills, joinery, etc. and all
fittings liable to become damaged during construction of the building. Door and window frames, moulds and
other finished woodwork shall be prefinished or primed all round prior to or immediately on delivery to the site
and before fixing.

Seasoned timber and joinery shall be stacked under cover at all times and adequately protected from the
weather.

G.3 WORKMANSHIP

Structural timbers shall be of the sizes and spacings as set out in the tables of this section or as otherwise
indicated on the construction drawings.

Set out and construct timber framing having timber sizes, spacings and stress grades as set out in the Timber
Framing Code AS 1684 and/or structural engineers design. All fixings, fastenings, anchors, lugs and the like
shall be of approved type and shall transmit the loads and stresses imposed and ensure the rigidity of the
assembly. Timbers shall be bored for fastenings where appropriate and where necessary to prevent splitting.

Nails shall be of special type, e.g. blunt point, spiral, flat head, masonry etc. as appropriate for the purpose or
as specified by the manufacturer for the fixing of building boards or other manufactured sheets.

Patent fasteners if specified for tension connections between members or for butt joining ends of
members to sides of others shall be approved type. Where any part of a steel fastening is exposed to weather
(e.g. main heads in fascias) the fastening shall be galvanized.

G.4 WET AREA LININGS FOR WALL TILES

To walls where wall tiles are to be fixed, fix 9mm villaboard. Pack out to match adjacent surfaces where
necessary. Provide waterproof membrane to all surfaces prior to wall tiling being installed.

G.5 THERMAL INSULATION

Install all thermal insulation in accordance with AS 3999:1992.

H. JOINERY

H.1 SCOPE

The work specified generally in this section covers the supply and installation of all door joinery and furniture,
fitments and associated trims, all cupboards, benches, etc, owner supplied items unless specifically stated will
become the Contractors possession once delivered on site and shall all be allowed for installation.

H.2 JOINERY TIMBERS

Sizes specified in this section (Joinery) are finished sizes. Timbers used in door frames and jamb linings shall
be width to suit wall thickness and as detailed. All timber used shall comply with the appropriate current
specifications issued by the Standards Association of Australia, where these apply.

All timber including pressure treated timber but excluding recognized sill species, shall have a moisture content
of not less than 10% and not more than 15% at the time of fixing. Timber for doors, windows, frames, moulds
and cupboards shall be kiln dried and reconditioned and as approved by the Superintendent.

Workmanship

Do all framing, furring, housing, rebating and mitering of joinery components and fix all joinery as necessary.
The work shall be finished in a tradesman like manner and shall be in accordance with first quality trade
practices.

All exposed timber shall be brought to a good smooth surface before being fixed and shall be left free of
hammer and buzzer marks, bruises or other blemishes. All external door and window frames, and doors
including backs, glazing rebates shall be primed prior to installation.

H.3 JOINERY CABINET WORK

General

All work associated with the manufacture and installation of joinery items shall be carried out by approved
specialist sub-contractors.

Workmanship

The Contractor shall carefully read drawings and details, verify dimensions of joinery units related to structure
and all appliances, fittings, etc., to be built in. Any discrepancies should be identified to the Superintendent
before manufacture.

All materials shall be correctly used, joints neatly and accurately cut, fitted and securely fixed and surfaces
finished true to required plane without blemishes.

Materials

All materials used in joinery work shall be new undamaged and of approved high quality. All timber used shall
be structurally sound, well seasoned and reconditioned, free of cracks, splits, knots, twists or other defects.

Particleboard shall be Craftwood (MDF) of the thickness detailed, first quality, free from damage, scratches,
stains or other defects. Plastic Laminates shall be used in largest possible pieces in order to avoid jointing.
Where joints occur, location to be determined by the Superintendent. Laminates shall be neatly cut and fitted
closely butt jointed and fixed with approved adhesive strictly in accordance with the manufacturer's
recommendations and instructions.

General Construction

Generally, all joinery to be constructed as per the Internal elevations and joinery detail drawings in the
Architectural set.

All new front access panels to vanities and benches to be constructed of 13mm phenolic compact laminate.

Where plastic laminate finish is specified, all external surfaces to be sheeted with plastic laminate including
backs of doors and all edges. Use ABS edging strips of matching colour/pattern of face of sheets to all edges
u.n.o.

K.1 SCOPE

An approved firm using experienced tradesmen and the best materials shall carry out the whole of the work.
Any work showing cracking, crazing or other defects shall be removed and made good.

K.4 MATERIALS

Plasterboard

Plasterboard sheets shall be recessed edge as manufactured by Boral Australian Gypsum Limited or other
approved manufacturer. Generally, 10mm, to all stud walls and 10mm UNISPAN to all ceilings including
bulkheads.

Back Blocking Plasterboard and Villaboard

Back blocking of butt joints in walls and ceilings shall be carried out with plasterboard/villaboard strips of a
minimum width of 250mm adhered to the backs of sheets.

Jointing

All mitres, flush joints, butt joints and angles shall be reinforced with scrimming and then filled with stopping.
Nail heads and blemishes shall be similarly filled where rebated sheets are used, the rebate shall be partially
filled with plaster, the joint taped with jointing tape and then filled with plaster. All jointing shall be trowelled to
leave a flush surface in true relationship to the adjacent surfaces.

Beads

As required all exposed edges shall covered with folded galvanized steel profiles. Generally, corners to have
Rondo Exangle profiles or similar approved beads. Casing beads are required to all ends of plasterboard and
villaboard meeting with other materials as a finishing strip.

Cornices

Generally not required this contract. Install finishing beads to match existing where required.

K.5 WORKMANSHIP

Generally

All plasterboard and villaboard sheets shall be of lengths and widths to ensure the least amount of jointing.

Where sheets are joined clear of framing timbers, butt joints shall be back blocked. Plasterboard shall be
applied horizontally to walls, with the paper bound edges at right angles to the framing members for ceiling and
walls.

Screws shall be driven with a screw-gun adjusted to drive the screws to a pre-set depth, which leaves the screw
heads just below the plasterboard surface.

All surfaces to receive adhesive shall be free of dust, grease, oil or other foreign material.

Walls

Before fixing wall sheets the Contractor shall straighten and rectify all walls.

For cartridge gun application, apply 10mm dia. x 50mm x 75mm length beads of adhesive. Adhesive must not
be placed where nails will be driven. Locate 10mm plasterboard horizontally on studs and nail or screw at stud
centres 200mm below the ceiling line. Press by hand along each stud to ensure good contact at all points.

External angles shall be reinforced with metal corner beads, fixed in accordance with Manufacturer's
recommendations and with the beads fitted square and tight to ensure minimum distortion of the skirting line.

Internal angles shall be reinforced with jointing tape trowelled evenly on to the face of both sheets.

Ceilings and Bulkheads

Before fixing ceilings and bulkheads the Contractor shall ensure that all batten, joists and droppers are plumb
and set to true and even lines.

Wet Area Linings

Generally shall be 9mm villaboard. Refer to CARPENTRY section.

L. WALL AND FLOOR TILING & FINISHES

L.1 GENERAL

This section shall apply to the supply and installation of all ceramic wall tile and vinyl floor finishes.

Falls and Levels

Where falls are not required, lay level. Unless otherwise specified, maintain finished floor levels without step or
break at changes of floor finish, including carpet.

Cleaning

Clean all finishes thoroughly on completion. Generally use whatever method is appropriate to the case. Follow
manufacturer's recommendations where applicable.

L.2 SCOPE

Wall Tiles

As shown on internal elevation drawings. Allow for all laying costs and PC Sum nominated.

L.4 MATERIALS

Adhesives

Adhesives shall be appropriate to the tile and conditions of use. All adhesives must be used as per
manufacturer's instructions.

L.5 TILE FINISHES

Cut tiles neatly around fittings and at margins where necessary. Smooth cut edges by rubbing. Return tiles into
reveals and openings. Butt up to returns, frames, fittings and other finishes. Strike and point up beds where
exposed.

Brass angle strip shall be fixed to the concrete flooring before floor tiling. Height of the angle shall suit the depth
of tile and mortar bed and shall finish flush with the tiled surface and adjacent floor finishes.

L.6 SURFACE PREPARATION

Suitably prepare background or sub-base surfaces to receive finishes specified. Where surface finish is laid by
a nominated contractor, the Contractor shall leave the surface perfectly smooth, level and clean. Protect the
surface from contamination until time of laying of finish. Remove contaminants and leave surface dust-free and
clean. Ensure surfaces to receive cement mortars shall be hacked if necessary to give key, thoroughly
dampened and left free of standing water, or alternatively treated with bonding agent.

Allow for waterproofing of shower recesses to meet the requirements of the codes. Install Davco K10 Plus or
similar approved to achieve seamless water tight finish.

L.7 SETTING OUT

Set out to use only whole tiles where practicable, or to give equal margins of cut tiles, half tiles or larger. On
horizontal surfaces make trial set-out for each area and obtain approval before fixing. If it appears that minor
variation in joint widths or overall dimensions will avoid cut tiles, refer to Superintendent; do not vary unless
approved.

L.8 PREPARATION OF TILES

Tiles to be fixed shall be clean, dry and free of all dust and loose material. Tiles shall be soaked in water only if
required by the manufacturer's specification for application.

L.9 FIXING WALL TILES

Fix wall tiles generally before floor tiles. Mortar Beds: lay tiles in a bedding mortar or tile adhesive as
appropriate and as recommended by manufacturer of the product. Total thickness of tile plus bed shall be
approximately 20mm.

Thin-bed adhesives shall be applied as per manufacturer's specifications, combed with a notched trowel, and
the tile pressed on so that min. 75% of the back is in contact with the adhesive.

L.10 JOINTS AND GROUTING

Joint widths shall be constant. Fill open joints with grout as specified, flush with tile surface, and iron to a
smooth dense finish with flat iron.

Ceramic tiles shall not be laid with tight joints. Grouting shall not commence until at least 24 hours after fixing if
bedded in cement based mortar, or until adhesive has set. Ceramic tiles shall be grouted with Sanitized Davco
Colorgrout of selected colour or similar approved product.

L.11 CARPET

M. PAINTING

M.1 GENERAL

All painting works shall be carried out by an approved contractor. Prior to ordering of selected paint all colours
are to be test coated for Principal/Superintendent inspection and approval. Contractor to allow for a minimum of
four different colour finishes, both internally and externally.

M.2 SCOPE

The intent of this section is that all surfaces of the building, other than those specifically excluded, shall be
finished with an appropriate coating system, inclusive of all work and materials necessary to produce a
satisfactory result. No variation will be made for alleged additional necessary work or materials unless it can be
shown that the necessity goes beyond the intent of the Specification.

The excluded surfaces are:


- floors aluminium surfaces
- ceramic wall tiles laminated plastic
- mirrors, glass light fittings
- aluminium glazing bars door furniture
- hinges stainless steel surfaces

M.3 STANDARDS

Sealing preparation primers, oil paints, washable cold water paints, enamels and stains shall be prepared,
conforming to the relevant specifications laid down by the Standards Association and shall be brought on to
the job in their original sealed containers.

M.4 WORKMANSHIP

Workmanship shall be by competent tradesmen to first class standard and in accordance with this
specification. No painting shall be carried out in dusty conditions or unsuitable weather.

Before starting to paint in any section of the building, clean it out thoroughly and protect it against dust entry.
Use dust sheets and drop sheets wherever necessary to protect finished work and any surfaces or fixtures liable
to damage from painter's work. Carefully mask adjacent surfaces when spraying.

Remove paint spots and splashes from adjacent surfaces immediately, and restore any surfaces damaged
thereby.

Rectify any improper or defective workmanship. Ensure that all surfaces are in a fit and proper condition to
receive the coating specified.

Clean down, remove all foreign matter including grease, dust and dirt, fill cracks and holes, fine down and leave
smooth. The whole surface must be thoroughly dry unless otherwise specified before coating commences. If
there is mould or moss on the surfaces, treat it with an appropriate fungicide in accordance with the

Internal coatings on flat ceiling and wall surfaces may be applied by roller; otherwise apply all coatings by
brush unless otherwise specified, or unless approval is first obtained for alternative methods.

M.5 PREPARATION

Remove furniture, switch plates, light fittings, etc. before coating and replace on completion. Allow each coat to
harden thoroughly, then sand down and dust clean before re-coating. The applied coating system shall be of
uniform finish and acceptable to the Superintendent. Cutting in between different colours shall be done neatly in
straight lines.

To surfaces that are specified to be painted that have an existing stained, clear finish are to be sanded back to
raw timber and prepared as for a new door with undercoat and two finish coats.

Steelworks - Ungalvanised

Remove all rust and loose mill scale.

Plaster

Remove all dust, loose surface layers and particles, laitance, form oil, etc. from surface. Do not coat uncured
plaster surfaces unless otherwise specified. Treat efflorescence if present.

Timber

Stop knots and punch nails. Fill cracks, open joints and holes after application of the prime coat with linseed oil
putty of matching colour where necessary. Use epoxy filler if the finish is polyurethane to two-pack epoxy. The
receiving surface shall be clean, dry and free of all dirts, dust, grease, powdery deposits and all other surface
contaminants.
Dressed surface to be lightly sanded in the direction of the wood grain with appropriate grade "Free Cut Paper"
and all powdery deposits removed carefully prior to painting.

M.6 INTERNAL AND EXTERNAL


METALWORK

All metalwork where scheduled for paint finish shall be cleaned down and degreased
Prime with 1 coat of Dulux Quit Rust All Metal Primer.
Finish with 2 coats Dulux Quit Rust Waterbased Gloss Enamel.

M.7 EXTERNAL TIMBER

All new & existing timber doors, windows and door frames, fascias, barge boards, all to be primed with pink
primer before installation and with one oil based undercoat and two gloss enamel coats. This includes
repainting existing external doors to the outside faces.

N. ROOFING

N.1 GENERAL

Roofing Generally

Provide the whole of the building with a fully weather tight and bird proof roofing system of the types shown or
specified complete with all necessary accessories, trim and roof plumbing generally, including flashings and
satisfactory means of conveying roof water away from the building.

Acceptance of Substructure

The Contractor shall be responsible for ensuring that the sub-structure (roof framing, decking) is true & plumb
before commencing work. Defects due to existing faulty sub-structure shall require the Superintendent to be
notified, works to be inspected and rectification to be agreed prior to works proceeding.

N.2 MATERIALS AND WORKMANSHIP


Generally

The relevant clauses in other sections of this specification shall apply to MATERIALS AND WORKMANSHIP in
this section.

Tradesmen skilled and experienced in the types specified and in accordance with manufacturers instructions
shall install roofing.

N.3 METAL ROOFS

Existing roof to be retained including all clear panels and hot water service flues.

Reconfigure plumbing vent penetrations to suit new layout & make good any redundant penetrations.

Install new solar powered exhaust fans where shown with all flashings and seals required for water proof finish.

Generally: Install roof sheeting as per manufacturers specification.

Metal Corrosion Follow Table 2 of AS 1562 as a guide to compatibility of metals.

Ensure that direct contact between incompatible metals does not occur. Where necessary apply suitable
anti-corrosive, low moisture transmission coatings to contact surfaces.

N.4 TILED ROOFS (Concrete or Terra Cotta)

Tiles shall be of approved manufacture colour and pattern on all exposed surfaces. Unsound cracked or
distorted tiles shall be discarded.

Tiles shall be held to true straight even lines and planes with 75mm minimum end lap. Cut tiles neatly and to
straight lines at valleys hips and verges.

No cut courses shall be permitted except in the case of broken gables when the top course may be cut to
preserve unbroken horizontal lines. Every cut tile shall be wired clipped or nailed.

Roof tiles shall be fixed by one of the following methods.

Where tiles are manufactured for wire fixing alternate tiles in successive courses shall be wired to
battens, with 1 mm galvanized wire.

Where tiles are manufactured for nail fixing, every tile in every third course shall be nailed with 2.5mm dia
galvanized nails of length sufficient to enter battens not less than 14mm nor more than 19mm

Bed all ridges, hips, valleys and verge tiles on mortar comprising 5 parts sand, 1 part lime and 1 part cement
with fibreglass reinforcement added. Point up all ridges, hips, valleys and verge tiles in 3 to 1 sand/cement
mortar with integral permanent non-fading colouring added to match tiles. All pointing to be straight lines, and
hard trowelled and polished.

N.5 PENETRATIONS

Flash around steel flues and pipes with Colorbond steel flashings turned up around to a height of at least 50mm
dressed 150mm over roof. Covering all round and seal over roofing. Secure Colorbond overflashing around
flues with bolted Colorbond clamps sealed with waterproof silastic. Flash around PVC vents.

N.6 ROOF PLUMBING

Generally

Provide all necessary flashings, barge cappings, ridges, hips, outlets, downpipes and the like for the
satisfactory completion of the roof system.

Flashings, Linings, Generally

Flash all roof junctions, upstands, abutments and projections through the roof. Form flashings to required
shape. Mechanically perform mould or pre-fabricate where possible. Notch, scribble, flutes or dresses down as
necessary to follow profiles or adjacent surfaces. Rake to roof falls. Extend 100mm beyond jambs of openings.

Flashing materials shall be as follows: 0.62mm thick Colorbond sheeting to custom orb metal roofs

Flashings generally shall have a horizontal cover of 150mm and shall extend 150mm vertically. Flashings to be
shaped to suit location.

O. PLUMBING AND SANITARY PLUMBING

O.1 SEWERAGE

Unless previously discussed and agreed with the Client for an alternative Plumbing Contractor, GORCC have
nominated the plumbing contractor to undertake all sewer and water supply works.

All sewerage work shall be carried out in a similar layout to those performed in Lorne Kia Ora Amenities Blocks
and in accordance with the most recent by-laws and Regulations or Amendments to the governing sewerage
authorities.

The Contractor shall give all notices, arrange all fees including headworks charges and present invoices to the
Superintendent for direct payment by the Owner to the responsible authorities. Connect up sanitary fittings, left
ready for connection to sewerage drains.

All pipes including wastes and vents shall be grouped together where possible and all concealed within service
ducts or walls cavities. Reuse of existing system is preferred where possible and will be determined upon a site
visit and inspection.

Plumber to provide as built design to the responsible authority and an additional copy to the Superintendent
upon completion.

All design to suit the fixtures nominated in the Fittings Schedule unless noted otherwise.

O.2 CERTIFICATE OF COMPLETION

The Contractor shall obtain a certificate of completion from the Local Authority for approval of the installation.

O.3 FLASHINGS

All penetrations and roof flashings shall be compatible with existing roofing materials.

Flash wall back corners of vanity units, troughs, sinks, mirror junctions, bath to wall junctions, etc. with copper
or appropriate PVC flashings.

O.4 PLUMBING

Plumbing shall be carried out by plumbers who are licensed and/or registered in the classification appropriate
to the work being carried out and shall be to the rules and Regulations of the governing authorities.

O.5 WATER & SEWER SERVICE

All tubing shall be securely fixed with clips or saddled and shall not be exposed. Extra care is to be taken to
ensure that no "water hammer" occurs.

Where combination fittings are to be used the service shall terminate at a position suitable for connection to
taps and fixtures nominated. All hot water pipes to be properly insulated.

Where pillar taps are to be used the correct fittings shall be provided at the wall face position.

Allow to redirect and extend the existing water supply to all new fittings & fixtures.

Allow for individual service lines to each fixture/cubicle as per Kia Ora including all isolation valves,
thermostatic mixing valves and identification. Refer attached photo example of Kia Ora.

Allow to supply and install 1no. brass hose cock with anti-vandal fittings to each of the main areas i.e.
Male, Female, Disabled & Laundry. Only the laundry tap is to have a normal lever action and does not
require the anti-vandal cleaners fitting.

Retain the existing hot water services in their current location and redirect the service lines as per the
following photo example.

Allow for fall to all shower cubicles to a rear inset shower grate drain by Stormtech set into new concrete
slab. Include grated drain cover and falls around to inset sand trap in service duct. Refer attached
photo example of Kia Ora.

Set all new floor wastes to have falls of between 1:80 to 1:100 avoiding areas of ponding.

O.6 COMPLETION

Leave the whole of the plumbing works watertight on completion. All taps, pipes, etc., to be fixed true and
square, if pipes must be exposed, Superintendents approval must be obtained. To all basins where waste pipe

P. DRAINLAYING

P.1 SCOPE

The work to be done includes the installation of a drainage system for the effective removal from the works of
stormwater all to the local authorities requirements. Contractor is to liaise with local authority for position of
legal point of discharge. Reuse existing system and connect to existing stormwater mains as practical and lay
new if required. All drains to be fully sealed PVC. No overhead running of pipes will be allowed. All pipework
to run underground in sealed system to suit the existing system.

All existing stormwater drainage is to be retained. No works required to this system.

P.2 MATERIALS

PVC pipes and fittings shall be of the types and diameter shown or specified and provided with necessary
purpose made bends, junctions, inspection fittings and other specialties as required.

P.3 LAYING

Excavate for, provide and lay the runs of drains for the types and diameter shown or specified together with
required bends, junctions, inspection fittings and other necessary parts.

Where unsuitable materials are encountered or trenches are excavated deeper than necessary, bottoms of
trenches shall be backfilled to the level required with compacted clean sand.

Do not cover up finished work until approved by the Contractor and the local Authority.

P.4 JOINTING

Joint systems for pipes shall be of approved solvent based adhesive.

P.5 INSPECTION FITTINGS

Generally provide drains with approved inspection fittings at each change in direction and at 10m centres in
straight runs unless noted otherwise on Civil Drawings.

Where an inspection opening occurs beneath concrete, it shall be fitted with an approved sloped junction and
one-eighth bend carried up with straight pipe to finished surface level and then fitted with an approved cover.

P.6 STORMWATER PITS

No new stormwater pits required this contract.

P.7 SOAKAGE PIT

Not required this contract.

Q. ELECTRICAL

Q.1 GENERALLY

The whole of the electrical installation shall be carried out by the Contractor through a qualified registered
Electrical Sub-Contractor, in a manner and using materials in compliance with the regulations of the current
wiring regulations of the particular Supply Authority.

The Electrical Sub-contractor shall liaise and give notices required in connection with the work and shall
arrange for the invoices of supply authority fees including headworks charges to be forwarded to the
Superintendent for direct payment by the Owner. Allow for inspection and approval for the whole installation as
required by the Supply Authority.

Q.2 EXTENT

Supply and fix all new electrical wiring to points shown on working drawings where existing is not adequate or
cannot be reused or redirected efficiently. Fit off new light fittings, supply and fit off all items to be wired
including hard wired items and items nominated in the Fittings Schedule with required safety switches.

Q.3 SWITCHBOARDS & METERBOARDS

1. Allow for reuse of existing switchboard in its current position in the service corridor.

2. The contractor shall ensure that circuits are grouped to suit the electrical tariffs and meters that will be
applied.

Q.4 SYSTEM OF WIRING

All wiring shall be concealed and shall be fixed in position prior to fixing of internal wall linings.

Wiring shall be installed, either below floors, or above ceilings, and leads taken vertically to outlets or switch
points. Securely fix cabling to timber framing or floors and ceilings with non-ferrous clips.

The Contractor and the electrical contractor shall be responsible for determining the final electrical loads to the
building and shall provide cable of sufficient capacity to allow for minimum 10 per cent increase in loading.

Q.5 EARTHING

All power points, metal electrical appliances, and metal hot and cold water reticulation piping shall be earthed
with approved twisted copper earthing wire, secured at 300mm centres to timber framing and connected to an
earthing stake with compatible clip.

Earthing stake shall be metal of diameter, length and depth into ground as required by local authority. Stake
shall be located as close to external walls as practicable and shall not extend more than 150mm above finished
ground level.

Q.6 SWITCHES & OUTLETS

Switches to all light & power outlets shall be white plastic rocker type with flushplate covers. Allow for
waterproof fittings where required to meet regulations.

Allow to retain and reinstall the current timer switches for the showers in new locations nominated on the plans.

Q.7 CONSUMER'S MAIN CABLES

Retain the existing supply authority sub-mains as required as part of the contract. No works required for
upgrades to these in this contract.

Q.8 LIGHTING AND GENERAL PURPOSE


OUTLETS

Light and power outlets, switches including multi-way switches for controlling the lighting outlets shall be
installed in the position shown on the drawings.

Provide direct wiring to all fixed appliances as required by regulations.

Switches for controlling lighting outlets shall be mounted at a height of 1200mm from the floor, unless
otherwise specified.

General-purpose outlets shall be mounted a minimum of 300mm above floor and/or 150mm above bench tops.

Where groups of switches occur, provide multigang switch plates.

Q.9 HOT WATER SERVICE

Allow to supply & install a powered circuit and point to connect the instantaneous hot water unit.

Q.10 LIGHT FITTINGS

Contractor to allow for installation of all light fittings as nominated on the drawings in locations as indicated on
working drawings or directed by Superintendent.
Contractor to allow to supply and install all lights with light bulbs.

the works. No handover will be accepted until work is inspected and passed by supply authority.
