General
1. Do not scale from the drawings, if in doubt ask.
2. All drawing to be read in conjunction with relevant Architect's, Engineer's and
subcontractor's drawings and Specifications.
3. Contractor to check all dimensions on site prior to commencing works.
4. All temporary support work to be the responsibility of the Contractor.
5. All dimensions are in millimeters.
6. Details and positions of slab openings as M+E engineers builders work drawings.
7. Where service penetrations are to be cast into slabs, use not greater than 150 void.
Always check positions and sizes with structural engineer.
8. It is the Builder's responsibility to ensure all Government Approvals are in place prior to
commencement of works.
9. Waterproofing, sealing and tanking are to the Architect's details. If unclear refer to the
Architect for advice. Compressible joints will generally need to be sealed - seek advice
from the Architect.
10. Contractor must allow for local traffic weight restrictions and seek approval for deliveries
from the Highways Department.
11. There is no Party Wall act in Gibraltar. It is therefore the Client and Project Manager's
responsibility to ensure that all works at or adjacent boundaries have been agreed
between Parties.
12. All loads quoted on drawings are unfactored. Statutory load factors must be applied to

these loads.

Masonry
1. New infill masonry and fixings to Architects details. Details omitted from structural
arrangements for clarity. All masonry items to BS5628.
2. Movement joints will be required in masonry walls. Confirm placings and spacings from
the Architect and Engineer where not shown.
3. At wall corners, walls should be constructed in fully bonded masonry. Refer to engineer
for details of jointing.
4. External wall panels will typically require windposts. Contractor to allow for stainless
steel windposts and fixings to specialist fabricator details. In absence of drawn positions
allow posts at 4m centres.
5. Wall tie spacings and form to be in strict accordance with the Building Regulations and
BS requirements.
6. All mortar to be MD(III).
7. All blockwork to be 20N/mm2.
8. Allow for stainless steel head restraints at 600c/c to blockwork walls.
9. Provide bed joint reinforcement to masonry walls throughout in each course. Refer to
engineer for form and type.

Concrete

1. Cement to be CEM III B + SR


2. All structural concrete in foundation caps, beams and concrete topping to be in
accordance with BS8110 and to be 40N/mm2 cube strength grade C32/40 or RC40
designated mix to BS8500. Sulphate resisting cement to be used in foundations.
Cement type to be ordinary portland.
3. Curing times and procedures to be in strict accordance with the specification.
4. All concrete surfaces to be free from voids, honey-combing and other blemishes.
5. Concrete to be vibrated by mechanical means.
6. Minimum of six concrete cube samples to be taken for testing per pour, testing should
be carried out by an approved consultant. Testing recommended at 7,14 and 28 days.

8. Proprietary movement joints to be installed in strict accordance with manufacturers


details.
9. Water bars are required in construction joints for pools, retaining walls and liquid
retaining structures in this project. Submit product for Approval.
10. All concrete works to be in strict accordance with the NSCS National Structural Concrete
Specification, including tolerances. Where clarification on tolerances is required seek
confirmation from the Architect.
11. Fire protection to all structure is to be provided to suit Architects requirements for fire
rating.

Reinforcement
1. Reinforcement to be cut and bent to BS8666 (2005). All rod reinforcement to be high
yield deformed type 2 to BS4499.
COLUMN SCHEDULE 2. The characteristic strength of reinforcement to be 500N/mm2 Grade B500B.

Steelwork
1. All materials and workmanship to comply with BS 5950.
C1 - 2 NO. 200x200x6.3 SHS 2. Welds to be continuous 6mm FPFW U.N.O.
C2 - HEB 360 3. Allow for steel element splices to aid delivery and installation.
4. All columns to be continuous from ground to roof or spliced to be continuous.
C3 - 80x80x5 SHS 5. Unless noted otherwise all new steelwork to be grade S275 JO to BS EN 10025.
6. Bolts to be grade 8.8 equivalent and hot-dip galvanised unless noted otherwise. All
C4 - 120x120x10 SHS - height has to be confirmed bolts must have washers.
C5 - IPN 380 7. All internal hidden steelwork (C2 Risk Category) to be thoroughly cleaned by grit blasting
to grade Sa2.5 and primed with zinc phosphate primer to 80um. Fire protected to meet
C6 - HEB 240 Architects requirements. Visible steelwork then finished to Architects requirements.
8. All non-internal, partly internal embedded or external steelwork (C3 Risk Category) to be
galvanised to be marine grade and guaranteed to required lifetime specified by Client.
BEAM SCHEDULE Fire protected to meet Architects requirements. Finished to Architects requirements.
9. Steelwork fire protection to Architect's specification - intumescent coated, compatible
with primer / coating. X hour protection provided as per Architects requirements.
SUBMIT FOR APPROVAL.
B1 - HE360B 10. The Contractor must allow for tolerance in fabrication and provide all shimming and

11. All dimensions based on provided site survey and Architects drawings. Contractor &
