ot everyone dreams of
having a lush and sprawling
backyard. So playing down
diminutive outdoor spaces
in your listing could be a missed
opportunity to connect with a buyer,
says Meridith Baer, owner of Meridith
Baer Home, a staging firm based in
the Los Angeles area. Actually, its
sometimes easier to make a small space
charming, she said. Whether youre
dealing with a small backyard in a
singlefamily home or simply a balcony
or patio for a townhouse or condo, these
tips can help homeowners or stagers
make a bigger statement.

Decluttering is just as crucial for
outdoor spaces as it is the rest of the house.
Its important not to do too much and
overcrowd a small space, says Dennis
Hammett, sales associate with Ebby
Halliday, REALTORS, in Dallas. Too
many chairs around a table or even too
large a tree can make a smaller yard feel
confined. Placement and size of plants
becomes very important with a small front
yard. You want to make sure that none
are so big that they will block any of the
homes architectural features, says Jason outdoor plantingsif they, for example,

minimum, Evans adds.

Smaller spaces often benefit from an
attention-grabbing feature, such as a water
fountain, outdoor fireplace, or a restful
nook in a compact garden. If you have
a small space, pick a focus to start with,
says Justin Hancock, garden expert with
Costa Farms in Miami. You might want
to rent or borrow a small patio set or fire
pit to get buyers thinking about how great
the backyard will be for entertaining
or outdoor living. You can also draw
attention verbally to a focal point. For
example, call out the benefits to the homes

Turn a spotlight on what you do have,
from above and below. Outdoor lighting
is an easy way to showcase the entry
and complement your landscaping,
says Hammett. Solar lights can be added
affordably and without extra wiring. Point
lights up at trees, and places them along
the driveway and planting beds to create a
landscape with a soothing glow, Hammett
says. Also, consider wall-mounted task
lighting, such as sconces, to spotlight
outdoor cooking areas. Gas lanterns can
add a touch of elegance, Hammett says.

Use the colors of nature to add lushness
and texture to the space. Youll be in good
company with designers on this one, as the

of a condo can also help. Privacy doesnt
have to be expensiveeven a lattice panel
or two can do the job, Hancock says. A
hedge is the easiest and most affordable
way to add privacy in a yard, Baer says.
If you want to save money, get a younger

Connect the indoor space to the outdoor
space to make the living space feel larger.
Use the same colors you find inside the
home in the exterior color scheme, starting
with cushioned furnishings and outdoor
throw pillows for an easy match. Add a
waterproof rug to ground the space as
an outdoor room. Consider a pergola or
gazebo to extend the interior feel. Outdoor
structures can help define your space and
do not have the confinement of four closed
walls, so they are typically good choices for
smaller properties, Henriksen says.

Clean the house. if you dont have time to
clean, then at least hire a professional cleaning
service. its not always necessary to shampoo
the carpets, but thats a nice touch.Wipe
down cabinets, inside and out. it doesnt hurt
to make your last impression on the buyer a
good one by polishing sink fixtures. Leave your
home the way you, as a buyer, would like to
find it.

Turn off shut-off valves. if you have
disconnected a washer, for example, make
sure the shut-off value is completely turned
off because a small drip, drip, can eventually
flood a home. Some sellers shut off the valves
to all water sources such as sinks, toilets and
dishwashers, too. Leave a note for the buyers
so they wont call a plumber when the water
wont turn on.

Cancel your insurance policies.Wait until
you know the deed has recorded or title
transfer has formally occurred before you
call your insurance agent.You should receive
a refund from a prepaid premium for your
homeowners insurance.

Tip #4
Cancel utilities and stop the newspaper. Make
up a list of phone numbers in advance of each of
your utility companies. Not every utility is always
paid monthly, some are quarterly. if you subscribe
to the newspaper, you might have to order your
cancellation a week or more in advance to stop
newspapers from piling up in the front yard.
Tip #5
Leave house keys, remotes, gate keys, pool
keys, mailbox keys. Even though the buyers will
probably change the locks, find every house key,
remotes for the garage or ceiling fans, keys to
the gate and mailbox, if any, and put them in a
kitchen drawer.

Check cabinets, drawers and storage for
forgotten items.

Close window coverings, turn off lights and lock
the door.You would think this would be a given,
but youd be amazed at how many people forget
to close up the house. if nobody can see inside,
the odds of a break-in decline. if the home will be
vacant for a long time, consider leaving behind an

few years ago, outdoor kitchens
were considered a hot amenity,
but they began to fall out of fa-
vor. In fact, in a December 2015
survey by the National Home Builders As-
sociation, builders indicated that outdoor
kitchens would be one of the least likely
features to be added to new single-family
homes in 2016. Things have changed
since then and homeowners requests for
outdoor kitchens has increased.

Now, architects say homeowners and
prospective buyers are showing resurgent
demand for outdoor cooking spaces, accord-
ing to the American Institute of Architects'
most recent Home Design Trends Survey.
"Homeowners continue to find ways to
add value to their homes by creating more
functional space, which is apparent in the
rise in popularity of outdoor kitchens," says
Kermit Baker, chief economist of the AIA.
"Kitchens have become a hub for the home.
Now homeowners want to bring some of
that activity to their outside space."

Many buyers will even pay a premium
for outdoor kitchens, according to a realtor.
com survey last year. Researchers found
that buyers were willing to pay up to 26
percent more for a home with an outdoor
kitchen compared to a similar home with-
out one in the same ZIP code. The study
revealed Naples, Florida to be the most
popular metro for outdoor kitchens.

When it comes to indoor kitchens,
homeowners still continue to eye certain
upgrades to make their main cooking
area the heart of the home. With the
most desired being a charging station,
computer area, a double island, high-end
appliances, and sensory faucets, accord-
ing to the AIA survey.

espite rising home prices, its
still cheaper to own a home than
to rent, reports CNBC. But the
toughest part for those who want to
buy is actually finding a home.

Inventory levels in April dropped nine per-
cent compared to a year ago. Listings spent an
average of 29 days on the market before sell-
ingthe shortest timeframe since the National
Association of REALTORS began tracking
such data in 2011. One thing we added this

airtight wall systems available, Ballew
said. Among the main benefits are the
heating and cooling costs are reduced
dramatically, he said. Its super
insulated and the concrete core with the
polystyrene that is 2 5/8-inch thick--it
stops all air infiltration.
Additionally, between the polystyrene
and the concrete, its like living in a
recording studio, Ballew said. Another
advantage is sound, he said. Its got a
50-decibel rating, which is very good.
Its getting a lot of use in the theater
industry as the divider walls. The theater
industry is using it to build for them
because of the sound-proofing element.
What sets the Nudura product apart is
it has a patented snap on the top of each
block, Ballew said. Thats what I love
about the form, he added. This little
snap ties the blocks together so your
forms dont separate or move around. It
has a built-in furring strip that allows
you to attach drywall or stucco netting.

The reason its faster is when you put it
up, you have the framing, insulation and
sheeting all done in one swoop, Ballew
said. Youre done with everything. Its
easy to stucco and sheet rock the inside.
You can then finish it any way you want
with the plastic furring strip. Its just
like having a stud in a wall every eight
inches--you can screw or staple to it.
Once the footings and plumbing are
roughed in, an experienced crew can
snap together a standard home and
have the concrete ready to pour in six
to eight days. The day after, trusses or
roofing work and windows can begin,
Bellew said, which greatly reduces the
construction time.
Within a day, its strength is at 500
to 600 pounds-per-square-inch, and
within a week its at 2000 PSI, he said.
Thats plenty to start braces off and
start working on them right away. Its

would probably take an extra three or
