RENT AGGREMENT

This DEED OF RENT AGGREMENT is made at Mansa on this the day of January 2017,

BETWEEN

Smt. Swaran Kanta W/o Late Sh. Balraj Kumar, Water Works Road, Gera Street, HNO-125
Mansa (Pb.) 151505.
(hereinafter referred to as the Landlord which term shall where the context so admits include his legal heirs,
assigns, executors executors, successors, legal representatives and administrators) of the one part.

AND




(hereinafter referred to as the Tenant which term shall when the context so admits include his legal heirs, assigns,
executors, successors, legal representatives and administrators) of this other part.

AND WHEREAS the said Landlord is sole and absolute owner of Water Works Road, Gera
Street, HNO-125 Mansa (Pb.) 151505, He wants to rent out to the said tenant (hereinafter
described the premises).

AND WHERESE the said Landlord has agreed to give the said premises to the above said
tenant on rent on the following terms and conditions.

NOW THIS DEED FURTHER WITNESSETH AS FOLLOWS: -

1. That the Monthly rent of the above mentioned premises shall be Rs. /- (Rupees.
thousand only) per month payable in advance.

3. That the Rent is payable in advance by 7th day of each English calendar month, if the rent is
delayed, then interest @24% will be charged for the delayed period.

4. That the rent shall be increased @ 15% every year till the date of expiry of this rent deed.

5. That the electricity charges are exclusive in the above mentioned rent and the same shall be
paid separately by the tenants directly to the department concerned and in case of matter is
burnt; it shall be replaced by the tenant on his/her expenses.

6. That after the expiry of tenancy period i.e after 11 month tenancy can be continued if both the
parties agree mutually on the fresh terms and conditions and new rent deed will be signed between
both the parties.
7. That the tenant/s can vacate the said premises by giving one month/s advance written notice at any
time during the period of the tenancy by restoring peaceful possession of the demised premises in
a state of good repair and similarly the landlord can get the said premises vacated by giving one
month/s advance written notice to the said tenant/s.
8. That the said premises shall be used only for residential, purposes.
9. That the tenant shall be responsible to maintain the said premises in excellent condition during the
period of tenancy.
10. That the tenant shall not sublet the whole or part of the premises at all HOWEVER to any other
person or persons.
11. That the tenant shall not make any addition/alteration on the said premises or its fittings fixtures
without prior permission of the said Landlord in writing during the period of tenancy.
12. That the Landlord or his authorized agent(s) has full right to enter into said premises. In day hours
by giving verbal notice to the tenants to inspect the premises.
13. That the tenants has paid a sum of Rs.7200/- to the said Landlord as a security and this amount
will be carry no interest. This amount will be refunded only when the premises is vacated by the
tenant in proper and original conditions. The cost of any sort of damages will be deducted at the
then prevailing rates from the security amount at the time of refund security amount. This security
amount will not be adjusted in the rent.
14. That this deed of rent is made in duplicate, original will be kept by the Landlord and copy thereof
by the tenant.
15. This above said house is full of amenities i.e 1-Inverter, Fan, CFLs/Bulb, 1-Chimney,
2 -Electric Motors, 1-Mirror table, 1-Divan.

In WITNESS WHEREOF the parties here to have executed this deed of rent, in the presence of the
witness, on the date, month and year above mentioned.
