PROPERTY MODIFICATION FOR 7023 DICKSON WAY

RE WILLOWPARK COMMUNITY IMPROVEMENT ASSOCIATION - ARCHITECTURAL COMPLIANCE


COMMITTEE

This proposal being submitted to the Willow Park II Community Improvement Association Architectural
Compliance Committee will involve the following property modifications on the east side of the property
which borders the current residence at 7019 Dickson Way the existing side yard has an existing 8 foot
easement (property line border undefined but can be verified by the Fort Bend County Central Appraisal
District) where this section (which is being converted into a driveway extension) will be paved over with a
cement block (same as repaving a public right of way e.g. a TxDOT highway or a City of Houston street)
to comply with the City of Houston ordinance regarding parked motor vehicles on a paved surface. There
are a few houses which have a driveway extension previously constructed prior to the establishment of
the ACC although this proposal is being initiated in response to the City of Houston Parking Management
ticketing motor vehicles blocking the sidewalk.

The following pictures are of the existing side yard which will become the driveway extension:

The side yard (as of 4.8.13) which will become the future driveway extension to the backyard existing
A/C (HVAC) unit will be relocated to the backyard (1) for right-of-way clearance and (2) deterrence to
HVAC equipment theft (in response to scrap metal poachers who rip off A/C units for copper cores. An 8
foot extension to the left of the existing driveway is under consideration with the option of a 8.5 foot right
of way (the sideyard fence on the 7023 Dickson Way property side was constructed in 1980 with several
rebuilds after storm damage but if found in violation of the property line boundary it will be reconstructed.
The current side yard has 8.5 foot clearance wide enough to park a full sized sport utility vehicle current
fence door will probably require modifications where a split door will be likely used. Door in background
(right side of the picture left side is the entrance to 7019 Dickson Way) was rehabbed after Hurricane
Ike since it was damaged by recycling the boards while using new 2 x 4s from Home Depot.
Same as above overall width of the side yard to the 7019 property line is 8.5 feet (also have done an
estimate using both a 6 foot and 6.5 foot width driveway footprint if the B. Henderson-Triplett-Rogers
residence objects to the 8.5 feet proposal 2 avoid a civil suit). Some side landscaping will be retained for
asthetics.
