This AGREEMENT OF RENT is made and executed on this day of ‘st July 2016
Between
Mc. V.B. Janakiram S/o. V M Bhaskar residing in green glen layout, Hamilton bliss, flat no.601, bellandur sarjapur outer
ring road, Bangalore-103(Kamataka), Herein after referred as LESSOR, which expression shall unless excluded by or is
repugnant to the context include his heirs, legal representatives, successors and assignees on the one part.
AND

WHEREAS, the Lessor is the OWNER of the fully furnished house at one bed room Flat no.402~A, Fourth Floor,
Plot no. 101, LA BELLE MAISON, Green Glen layout, Survey no 86/3, Outer Ring Road, Bellandur,
Bangalore, which is more fully described as the scheduled property along with the fumiture & fittings as mentioned in
Annexure 'A’ of this agreement.
‘And whereas the Lessee interested in taking the scheduled property including the fumiture and fittings on a period of
11 months rent from the Lessor.(11 months is the lock in period),
‘And whereas the Lessor and lessee desire to record in writing the agreed terms of thelr aforesaid tenancy,
THE AGREEMENT THEREFOR WITNESSES AS FOLLOWS:
4, The Lessee shall pay Rs. 15000/-- Rupees fifteen thousand only as monthly rent (excluding tds if applicable), of the
schedule property along with the furniture, the list of which is enclosed. The monthly rent shall be payable in advance
on the Sth day of each month,
2. The Lessee has paid an amount of Rs. 40,000/- (forty thousand only) towards Security deposit in Cash to the lessor,
‘which in tum will be refunded without any interest, after the completion of due date of the agreement. If damages, if
any, as enclosed in annexure, the amount will be deducted from this refundable deposit! caution deposit, including
painting,
3. This agreement valid for 11 months only from 23rd May 2015, this period being the lock in period, and renewable on
mutual interest. If lessee wants to vacate the flat before the lock in period of 11 months, lessor should be informed 2
months in advance in writing. If the lessee on any reasons wishes to vacate the premises without giving two month
notice period, the lessee should pay two months rental as loss of rent to the lessor or arrange alternatively another
tenants to complete the lease period as per the terms and conditions mentioned in this draft, as earlier agreed with the
lessee. Lessee shall also give one month prior notice of cancellation of rental agreement.
4, The rental is exclusive of Electricity, diesel as per generator consumption of the metered on individual flat & water
charges, The lessee need not pay for any other amenities separately as required like for cable connection, usage of
gym. One car park /scooter park is provided to the lessee. The generator facility would be from 6.p.m to 10 a.m only,
except on week-ends, subject to minimum 50% of flats occupancy.
5. The Lessee shall keep the scheduled property in good and tenantable condition and will deliver furnished possession

of the same to the Lessor on the expiry of the period herein specified in accordance with the terms agreed upon. The
Lessee shall be liable for any damages that may be caused to the schedule property during the period of its
‘occupation, other than reasonable and normal wear and tear. The Lessee shall ensure that its use of the schedule
property shall not become a source of disturbance, noise or nuisance to the Lessor or any other neighbor.
6, The Lessee shall not assign, transfer or sublet the schedule property, any portion thereof or any interest therein to
anyone without obtaining the prior written consent from the Lessor. The maximum number of persons in 2 bhk is 4
persons only (two persons per room) and any more persons added for accommodation will be at discretion of the
lessor, with an increase of rent, which should be taken in written acknowledgement.
7. The Lessor shall be liable to pay its municipal property taxes and other dues of this nature and to keep the Lessee
effectively indemnified against any aims that may be made as a result of the lessor’s defaults
8, The Lessee complying with its obligation here under shall peacefully and quietly enjoy the schedule property without
any interruption by the Lessor or anyane claiming through, under or in trust for them.
In respect of matters not covered by this agreement the parties will be governed by the law-in force and as applicable
to such matters.
The lease of the lessee can be terminable at any point of time by the Lessor by giving one month advance notice in
‘writing. If tis found that the lessee had not complied with any one of the terms and conditions mentioned above or
any other reason.,along with two months rent deduction
9, In the event of any dispute, the parties shall be subject to the jurisdiction of the courts in Bangalore
IN WITNESS THEREOF, the Lessor and Lessee have this day have signed and executed this Lease Agreement in
duplicate in the presence of the following witnesses.
