Thisweek,thecommercialrealtytrustthatownsandoperatestheEmpireStateBuilding,announcedplansto
offerthepublicanopportunitytoownpartoftheiconicbuilding.Accordingtobusinessanalysts,thisinitial
public stock opening (IPO), might raise as much as $1 billion in capital, which will fund much needed
renovationsandimprovementstothe80yearoldlandmark.Heresalookbackatitstriumphantyetrocky
past.
The race to build the tallest structure in the world can be traced to a series of ambitious businessmen. In
1913,retailmagnateF.W.Woolworthshockedtheworldwhenheopenedthe792foottallgothicWoolworth
BuildinginlowerManhattanreportedlypaidforincashwiththeproceedsofhisfiveanddimestores.For
morethanadecade,thisremainedthestandardbearerforarchitecturalachievement.Withthearrivalofthe
technologicalandeconomicboomsofthe1920s,however,thefieldbecamequitecrowded.In1929,theBank
ofManhattanbuildingat40WallStreetbecamethenewchamp,butwasquicklyovertakenbyautoindustry
pioneer Walter Chryslers new corporate headquarters on 42nd Street. Very soon one of Chrislers fiercest
rivalsintheautomobileindustry,JohnJ.Raskob,aformerexecutiveatGeneralMotors,soldhisGMstockand
enteredtheskyscraperbusinessforhimself,formingtheEmpireStateCorporationandhiringthearchitectural
firmofShreve,LambandHarmontodesignhismasterwork,whichheplannedtobethetallestbuildinginthe
world.
OneofRaskobsfirstgoalswasfindingasuitablelocationforhisnewbuilding.ButtheplotRaskobchose,at
5thAvenueand34thStreetwashometotheoriginalWaldorfAstoriahotel,andbeforethathadbeenthesite
ofaGildedAgemansionownedbyMrs.WilliamAstor,orTheMrs.Astor,asshewasknownto19thcentury
highsociety.ThehotelwastheresultofafamilyfeudbetweentwobranchesoftheAstorfamilythatledto
the mansions demolishment and the construction of two separate hotel buildings, which were later
connected.Withitslinktothesocialpowerbrokersofthedayanditshighstandardofelegance,theWaldorf
Astoriasoonbecameoneofthemostpopularhotelsintheworld.Bythe1920s,however,thehotelandits
surroundingareahadlostitsappealasNewYorkssocialelitemovedfurtheruptown.In1929,thebuilding
was sold for over $15 million to John Raskob and his partners, and the current WaldorfAstoria was built
nearlyamiletothenorth,onParkAvenueand50thStreet.
Eagertodrumuppublicityforhisnewendeavor,RaskobturnedtoAlfredE.Smith.Smithwasathreeterm
governor of New York, who had become one of the leading lights of the progressive era and was the 1928
Democraticpresidentialnominee.Smithsdefeatinthe1928presidentialelectionlefthimwithoutajob,but
hisclosefriendandadviserJohnRaskobhadasolution:Onelectionnight,Raskob,whohadbeenforcedout
ofhispositionatGMinpartbecauseofhispublicsupportofSmithspresidentialbid,promisedthedejected
former governor that the two men would soon embark on a business venture that would change the city
forever. Smith, who had often spoken of his childhood memories of watching the construction of another
local landmark, the Brooklyn Bridge, from his Lower East Side home, became the public face of the
corporation.ItwasSmithwhodecidedthattheofficialgroundbreakingforthebuildingtakeplaceonMarch
17,St.PatricksDay,tohonorthecityslargeIrishpopulation,andSmithsgrandchildrenwhosubsequently
cuttheribbonopeningtheEmpireStateBuildingtothepublicin1931.
Designs for the Empire State Building began while the Chrysler Building was still under construction. The
EmpireStateBuildingsarchitect,WilliamF.Lamb,unawareofhowtallitscompetitorwouldbe,wasissueda
challenge.Accordingtolegend,developerJohnRaskob,wheninterviewingLamb,hadaskedhimmatterof
factly,Bill,howhighcanyoumakeitsothatitwontfalldown?Lambcamethrough,andjust410daysinto
construction,ithadalreadysurpasseditsrival.WhentheEmpirewascompletedinMay1931,itsoared1,250

feet in the sky200 feet taller than the Chrysler Building. It would hold the record as the worlds tallest
buildinguntiltheopeningoftheWorldTradeCenterin1972.
Despiteitsrecordbreakingstatus,SmithandRaskobstillfacedaproblem:Whenitfirstopened,theEmpire
StateBuildingwasconsideredaflop.Locatedrelativelyfarfromthecitystransithubs,andinapartoftown
thenknownmoreforitsresidentialpropertiesthancommercialones,thenewlyopenedtowerstruggledto
attracttenants.Theskyscraperbuildingboomthathadallowedforitsconstructionhadalsocoincidedwith
thefinancialturmoiloftheGreatDepression,leavingaglutofunusedofficespaceonthemarketincluding
morethan75percentoftheEmpireStateBuildingalone.Sowhatsavedit?Tourism.Itslocationmightnot
haveappealedtopotentialtenants,buttheunparalleledviewsavailablefromitsobservationdeckscertainly
did.Initsfirstyearofoperation,itpulledinmorethan$2milliondollarsinticketrevenuefarmorethanits
owners collected in rent. Eventually, the building found its financial footing and began to woo commercial
tenants,butittookalmost20yearsforthebuildingtoturnitsfirstprofit.
The building continued to suffer some economic downturns in the second half of the 20th century. Its
occupancylevelshavefluctuated,thehighpricedcommercialrealestatemarkethasrelocatedtootherparts
of the city and much of its office space and facilities have become outdated. In 2006, renovation for $500
millionhadsomesuccessinluringtenants.ThemoneyraisedinapublicstockofferingannouncedinFebruary
isbelievedtohelpcompletethesemuchneededrenovationsandmakethestructureadesirable21stcentury
businesslocation.
