EXTRAJUDICIAL SETTLEMENT WITH DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This DEED made and executed in the city of Bacolod, Philippines by and between:

1.MAGDALENA T. ERASMO, of legal age,widow, Filipino and with residence and

postal address at Victorias City; and

2. LITO T. ERASMO, of legal age, Filipino and with residence and postal address at
Bacolod City;

WITNESSETH:

That the parties are the direct heirs of WILFREDO ERASMO who died intestate in
Victorias City, Negros Occidental on April 13,2005, also his place and residence at the time of
his death.

That WILFREDO ERASMO died without any will and the parties hereto are the heirs of
the decedent entitled to succeed to his estate, being the surviving spouse and child of the
decedent.

That there are no known debts or obligations due against the estate of the said decedent.

That the estate of WILFREDO ERASMO consists of two parcels of land situated in
VIctorias City, Negros Occidental more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-227507

A parcel of land (lot 5, block 10) situated in the municipality of Victorias province of
Negros Occidental. Bounded on the NE by lot 2; on the SE by lot45; on the SW, by road lot 7;
on the NW by lot 30-B-l; and on the NE by lot l, consisting of an area of two hundred eighty
three (283) square meters, more or less xxx

TRANSFER CERTIFICATE OF TITLE NO. T-227622

A parcel of land (lot 6,block 10) situated in the municipality of Victorias province of
Negros Occidental. Bounded on the SE by lot 7; on the SW, by lot 7; on the NW by lot 30-B-l;
and on the NE by lot 5, consisting of an area of two hundred eighty three (283) square meters,
more or less xxx

That it is to the best interest of the above declarants, who are all of legal age, to
adjudicate the above described properties left by the decedent, extrajudicially pursuant to Section
1, Rule 74 of the Rules of Court.
That FURTHER, and for and in consideration of the sum of THREE HUNDRED FIFTY
THOUSAND PESOS (P350,000.00), Philippine Currency, receipt of which is hereby
acknowledged by us to our full and complete satisfaction, we do hereby SELL, CONVEY, and
TRANSFER by way of ABSOLUTE SALE unto ROGELIA B. AMODIA, of legal age, Filipino,
married to Lorenzo V. Amodia and resident of Victorias City, Negros Occidental, her heirs,
assigns and successors-in-interests, all our rights, interests and participation over the above-
described parcels of land;
