Project description

Historic Context
The project site is at the Historic
Heart of Badagry Town. It is in
close proximity to buildings of
great heritage importance, such 4
as: the Brazilian Baracoon which
served as a holding cell for the
captured slaves prior to extraction, 1
the first storey building in Nigeria,
Lord Lugard’s house and several
other examples of precolonial 2
architecture are situated on the
Marina road.

The site holds the reconstructed


slave jetty and the original boat
anchors installed during the slave
trade era.
1. The First Storey Building in Nigeria
The proposed masterplan aims to
preserve all the historic elements
- slave jetty and anchors- in
their original locations. It is also
important that the historic buildings

are restored as part of the overall 5
regeneration of the Badagry slave

Design principles

The Approach
The Masterpan form is derived
from the existing urban form.
The new shoreline profile is a
combination of the offset of the
Marina road and creating an indent
in the area where slave jetty and
the anchors are located. This
geometry ensures that the Slave
jetty area remains untouched and
also creates a counter point to the
alignment of the road. A bay area
in consequently formed at the point
adjacent to the baracoons. The
proposed marina profile will allow
the water’s edge to interact with
the slave port area (i.e. the Slave Previous proposal
Jetty and Anchor plinth) thereby
creating a Marina Bay.
The Vision
The bay area i.e. the slave port
should have a more distinctive
footprint. The idea is that the
trees would radiate concentrically
about the geometry of the bay,
terminating in seating and eating
areas along the waters edge.

This concept will form the anchor


for the entire masterplan design.
The main aspect and focus of
the slave port (the bay) will be
the water’s edge and the views
towards the Gberefu jetty (hence
towards the point of no return), the creating the Marina Bay
commercial zones flanking the bay
will assume a different geometry
with aspect and focus towards
the road, with drop off and limited
parking.

Public Realm
The area within the development
exclusion zone should be
dedicated to the public realm,
landscaped with local tree species
with the provision of seating areas
where the public can enjoy the
scenery and view the historic sites.

We believe that this spaces will


promote social interaction and a
sense of social wellbeing. This is a
crucial component for creating an
inclusive urban environment.

Design principles

Built Form
The scale and height of the
buildings set within the masterplan
should respond and complement
the context of the setting. It is
proposed that the maximum
building height be set between 4-5
storeys. The higher massing should
be towards the East and west
boundaries of the site.

The use of materials should


complement local techniques, but
employ world class standards in
finishing. The development must
source local sustainable materials.

Accsessibility

It is crucial to the success of the


development that adequate mass
transit system is provided to the
site.

The masterplan proposes a ferry


terminal towards the South West
end of the project site. It is key that
a ferry service is provided from the
Lagos Island to the site in order to
avoid the grid lock of the “Mile 2” -
Festac axis.

Access to Gberefu’s and the


”point of no return” ferry should
be provided via the local wooden
boats. This will ensure that human
traffic on the slave trail is controlled
and the journey in turn remains
a more personal experience.
it is suggested that the local
inhabitants are engaged to operate
this mode of transportation.

Core strategic themes


In summary, the core strategic themes of this proposal are as follows:
Design
• To commission stimulating architecture and urban design of the highest
quality.To create a strong identity and sense of place.

• To achieve public spaces and routes which are appealing, permeable,


legible and well managed.

• To devise an integrated and considered development framework.

Transport
• Improve public and private transport routes to the site, encourage the
use of the waterways . Provide pedestrian walkways and cycling paths
for the site and for further expansion and integration into the marina
development.
Land Use
• To secure integrated mixed use development

• To generate vibrancy and vitality in the day, evening and at the weekend.

• To complement and extend Marina Road, integrate the existing historic


centre to the lagoon front.

• To provide a range of retail and commercial uses.

• To provide the opportunity for local employment in Retail and


commercial areas of the site.

• To meet the needs of those living in Badagry

Socio-economic and Cultural


• To contribute to the town’s economy through tourism & commerce in the
long term.

• To spread the benefits of regeneration into the existing local community

• To create a new, sustainable community of people who live in, work in


and visit the new development.

• To support training and employment access initiatives.
