THIS TENANCY AGREEMENT is MADE THIS DAY OF 2006

BETWEEN ALHAJI USMAN ADEBAYO SALAMI OF PLOT 383, GEORGE


CRESCENT, OGBA, IKEJA, LAGOS STATE (HEREINAFTER REFERRED TO AS THE
"THE LANDLORD") OF THE ONE PART AND TAOHEED ISLAMIC MUSLIM YOUTH
ASSOCIATION OF 65, OLD OTTA ROAD, LAGOS STATE (HEREINAFTER
REFERRED TO AS THE"TENANT") OF THE OTHER PART,
WHEREBY IT IS AGREED AS FOLLOWS:
The Landlord lets and the Tenant takes all the premises, comprising of the
main building containing four (4) Nos 3 bedroom flat and a rear building
comprising of Two (2) Nos 3 bedroom flat at 65, Old O a Rad, Lagos State for
a term. certain of FIVE YEARS CERTAIN from the 1st December 2006 at an
annual rent of U400,000.00 (Four hundred thousand naira) net of withholding
tax and the sum U800,000.00 (Eight hundred thousand naira) representina
rent for the first two years having been paid on the execution of these presents
(the receipt whereof the Landlord acknowledge).
The Tenant and to the intent that the obligation may continue throughout the
term hereby granted covenants with the Landlord as follows:
To pay rent herein reserved on the day arid in: he manner aforesaid.
To bear, pay, discharge or cause to be paid and discharged a\\eAsting and
future water, Tenement, neighbarhood, improvement\evies\mposed or
charged upon the demised premises or upon the owner or occupier in respect
thereof.
To bear, pay and discharge the cost of the preparation of this Tenancy
Agreement, including stamp duties.
To bear, pay, discharge all bilis with respect to electricity consumed on the
premises.
To make available on a monthly basis or as the Landlord and or his agents may
direct the proof of payment of PHCN Bill(S) relating to the demised premises
To keep and maintain the interior nf the demised premises including all fixtures
and fittings whether Landlord's or Tenant's in good repair and conc, itions,
reasonable wear and tear and damage by or act of God generally excepted.

To be responsible jointly with the other occupiers of the demised premises for
serving the demised premises.

To permit the Landlord and or his duly authorised agents at afl reasonable
imes to enter and examine the state of repair of the demised premises and
cause forthwith to be repaired and amend in a riroper and workmanlike manner
any defects for which the Tenant is liable and of which written notices shall be
given to the Tenant.
Not to assign, underlet or part with the possession of the demised premises or
any part thereof without first obtaining the written consent of the Landlord and
such consent shall not unreasonably be withheld by the Landlord in the case of
a responsible tenant.
Not to make any alterahons in or add, tion to the demised prem, ses. Itho. t the
Landlord's written mnsent.
Not to erect or install any Radio or Television Aerials in or about the premises
without the written consent of the Landlord as to the type, situation and means
of installation and fixing in particular, the tenant shall be required to indemn

the Landlord at all times in respect of any damage to the roof or other parts of
the building or its environment and in respect of any damage to the interior or
contents as a result of weather-proofing caused direcuy by the erec!% on ot the

Landlord's policy of insurance.
Not to do or permit or suffer to be dohe upon the demised premises anything,
which may be or grow to be a nuisance or annoyance to the landlord and or
the other tenants or occupiers of the other parts of the building.
Not to store highly flammable or dangerous petroleum products on the demised
premises except diesel Oil premises for operating generating sets.
To yield up the demised'premises at the end of the Tenancy with fixtures
therein good and tenantable condition.

To pay the balance of N1,200,000(One million, two hundred thousand naira)
representing the rent for the period 1 st December 2008 to 30th November 2011
on or before the 31 S t day of May 2007.
LANDLADY HEREBY COVENANTS WITH THE TENANT AS FOLLOWS.
That the tenant paying the rent reserved punctually and observing ar
performing all the obligations under this Tenancy Agreement shall quieuy eni
the demised premises without any interruption by the Landlord or any persc
rightfully claiming under or in trust for him.
To keep the demised premises structurally sound wind and watertight and t
exterior thereof and all structural additions thereto and the boundary wal
fence and passages of the demised premises in good and tenantable rep
and condition.

WRITTEN SET THEIR HANDS.
