DECLARATION OF HEIRSHIP WITH SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I/We, Corazon F. Sanchez, of legal age, Filipino and resident(s) of Paraaque,
Philippines hereby declare as follows:

1. That I am a legitimate child and the only compulsory heir of the late Eduardo L.
Sanchez who died INTESTATE on 22nd day of February, 2010 at Davao,
Philippines.
2. That the late Eduardo L. Sanchez is the registered owner of a certain parcel of land
situated at Ilocos Sur, Philippines, more particularly described as follows:

A parcel of land (Lot-1, Pcs-01-005351, being a portion of Lots-165 and 166, PLS-1110,
Alilem Public Land Subd. L.R.C. Rec. No. 65393) situated at Brgy. Poblacion, Mun. of
Alilem, Prov. of Ilocos Sur, Island of Luzon. Bounded on the S. along line 1-2 by Guis-it
St. (10.00 m. wide); on the W. along line 2-3 by Lot-167, PLS-1110; on the N. along line
3-4 by Lot-164, PLS-1110 and on the E. along line 4-1 by Lot- 2 of the consolidation and
subd. plan. Beginning at a point marked 1of Lot-1 on plan, being S. 65 . 02 E., 348.29
m. from BLLM No. 1, PLS-1110, Alilem Public Land Subd. thence N. 77 42 W., 16.41
m. to point 2;

3. That pursuant to Sec. 1 of Rule 74 of the Revised Rules of Court of the Philippines,
I, Corazon F. Sanchez, hereby adjudicate to myself, the OWNERSHIP, TITLE and
INTEREST over the above-described parcel of land;
4. In addition, by these presents and for the reason that the above-described
parcel of land with an area of FIVE HUNDRED (250) square meters has
been offered to Alessandra G. Ramirez for an amount of TWO MILLION AND
THREE HUNDRED THOUSAND PESOS (P 2,300,000) and I, Corazon F. Sanchez,
have named, constituted and appointed and by these presents, do hereby name,
constitute and appoint Christoper Paul M. Quezon to be my own, true and lawful
ATTORNEY-IN-FACT, for me and in my name, place and stead to do and perform
the following acts and things:
a. To represent me and act in my behalf in the negotiation with Alessandra G.
Ramirez of the sale of above-described parcel of land and for him to
execute, sign, seal and deliver all pertinent documents or papers required or
necessary for the attainment of the purpose;
b. That he shall have full power and authority to act for and in my behalf, and
to bind me on any action or undertaking he may pursue, or agreements he
may conclude, and for him to consummate the transfer and
conveyance of the property, for and in my name, to include, but not limited
to, the process of determining what is just compensation and for him to
accept the valuation which he believes is beneficial and advantageous to me;
c. HEREBY GIVING AND GRANTING unto said Attorney-in-Fact full
power and authority to do and perform whatsoever act or things which may
be required or necessary to be done in and about the premises as fully to all
intents and purposes as I might or could lawfully do if personally present
and hereby RATIFYING and CONFORMING all that my attorney-in-fact
shall lawfully do or cause to be done under and by virtue of these presents.

IN WITNESS WHEREOF, I have hereunto set my hands this 3rd day of May, 2010 at
Ilocos Sur, Philippines.
