DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made, entered, and executed by and

among the following:

PIO F. CABIAO married to JOSIE OLANO (OLAO), both of

legal age, Filipino citizens and residents of Villa Coloma, Bagabag,
Nueva Vizcaya, hereinafter referred to as the DONORS;

-and-

LONNIE F. CABIAO married to LILIAN GUMIRAN-CABIAO,

of legal age, Filipino citizens and residents of
____________________________, hereinafter referred to as the
DONEES;

-witnesseth-

That herein PIO F. CABIAO is the registered owner of the

following parcel of land, more particularly described and bounded as
follows:

Municipality of Bagabag Province of Nueva Vizcaya, Island
of Luzon, Bounded on the SW., along line 1 to 2, by Lot
1700-C-5, of the subdivision plan; on the NW., along line 2
to 3, by Public Land; on the NE, along line 3 to 4, by Lot

That for and in consideration of the love and affection which the
herein donors, PIO F. CABIAO married to JOSIE OLANO (OLAO) have
for the herein DONEE, LONNIE F. CABIAO married to LILIAN GUMIRAN-
CABIAO, the said DONORS by these presents do hereby give, transfer,
and convey unto the DONEE, their heirs and assigns, all their rights,
interest, and participation over the above-described real property, free
from all liens and encumbrances;

That the DONORS do hereby state, for the purpose of giving full
effect to this donation, that they have reserved for themselves in full
ownership sufficient property to support them in a manner appropriate
for their needs;

That the DONEES do hereby accept this donation of the above-

described real property, and do hereby express their gratitude for the
kindness and liberality of the DONORS;

It is hereby understood that the afore-named DONEE shall

become the owner over the above-described real property including all
the improvements standing and found thereon;

IN WITNESS WHEREOF, the parties set their hands on this
