Annual Meeting and Owner involvement needed


Your home is likely one of the largest assets you have invested in and you have a responsibility to yourself and your
neighbors to be involved in the community to protect its value. Becoming involved, allows owners to ensure their dues are
being used most effectively, better understand why certain guidelines and rules are in place; and how to change them if
necessary.
The 2017 Annual Meeting will be held on Monday, May 1, 2017. Its not too early to start considering running for a
position on the Board of Directors. The Board is an important part of the Association and there is always a need for owners to
get involved by joining the board or a committee.
Take a moment and consider the idea of running for a position on the Board of Directors. The following primary
board responsibilities include; making decisions for the Association that preserve and protect the value of all homes. Review
and select vendor services, help to resolve homeowner issues, and monitor the Association costs and budgets. Consider
volunteering your time to protect one of your largest investments.
Not ready to join the board just yet? Thanks okay but please take an hour of your time and meet with us at the Annual
Meeting. Those that attend can attest that the meeting is informative and all owners are given a chance to speak to ask
questions or provide feedback.
Annually out of 213 homes in the subdivision the average number of residents who attend an annual meeting are 15 or
less. Thats not even 10% of the community. Please join us this year! Monday, May 1, 2017.

DFPN Newsletter

To ensure that the streets are plowed completely, we are


directing every resident to move all vehicles into their
respective driveway/garage during all snowfalls above 2
inches. This will allow the plowing company to clear the
entire street (curb to curb).
Vehicles left in the street require the plowing truck to
weave around thus causing unplowed sections of the
street. It usually requires extra plows to clean up after
these vehicles move. Please be considerate and help us
get the streets cleared quickly and on the first plowing.
Thank you for those of you who move your cars currently.
We appreciate it!
Finally remember that shoveling or snow blowing snow
from your driveway and sidewalks into the street is illegal.
It also kind of defeats the purpose of paying to have the
streets plowed.

This newsletter is going paperless which means that all


future newsletter will no longer be printed and mailed to
you. Instead, we will email you a copy of the newsletter and
post a PDF file on the Associations Facebook page.
Going paperless with newsletters will save approximately
$400 per year in printing & mailing costs alone. This doesnt
include any other communications that are mailed out
currently.

Modification Requests
Please remember that all modifications to the exterior of your home or Lot require Board approval prior to making any changes. Here are
the most common modifications that require approval:
Landscape plan alterations (major)
Driveway extensions
Patios, Decks, Gazebos

Plastic Sheds (no larger than 7 x 6 x 4)


Playsets, horse shoe pits, sandboxes
Roofing, windows, siding

Sheds and Storage


Sheds and storage containers have been popping up around the sub, which is a good thing to see but several have installed storage
containers without prior approval. To ensure that sheds/storage containers are kept within the permitted dimensions, the board requires all
sheds/storage containers to be approved prior to installation. Modifications such as poured concrete or brick foundation also require
approval by the board.
The rule for sheds states: Storage containers constructed of plastic material, not exceeding the dimensions of 7 X 6 X 4 and are stored
against the house or garage (rear or side) are permitted.

2017Annual Dues
The 2017 annual dues are $192.50 and are due by February 1, 2017. A late fee of $20.00 will be assessed to all overdue accounts on March
1, 2017. Payment will be accepted by check, money order, or debit/credit. Payments made with a credit or debit card incur a processing
fee.

Wetland Pond / Winter Use


We have received word that several children like to skate and play hockey on the pond on the wetland pond behind Deerfield Park. Please
note that this property belongs to the DNR and there are No Trespassing signs posted. If your children continue to use this area we ask that
you talk with them about the dangers of playing on ice and what the signs to look for thin ice. Additionally we ask that you remind your kids
to clean after themselves when they leave the area. Water, Gatorade bottles, wrappers, etc. are being left and a noticeable amount of trash
is being left behind. The wind carries this trash around the wetlands and when the pond melts the trash goes into the water. The board is
happy to see children out there using natures resources to have fun, but we ask that they respect the area as well.
In no way does the Deerfield Park North board endorse
endorse or approve the use of the DNRs private property.
