SBI - PRELIMENARY DESIGN

A. THE GEOGRAPHIC CRITERIA

As the main segments of customers are very different from each other
(individuals, groups, business, holiday, long and short stay), several locations
are possible: Town center, edge of town, business district, tourist site, etc.
these will all have an influence on the design of the hotel and the architecture
of the building.
The choice of a town and of a development site must satisfy the basic hotel
rule, that a suitable market must exist or must be about to exist:

Is there a potential market (at least 3 segments)?

What type of market (seasonal, segmentation, type of stay, frequency

of stay)?

How will guests gain access to the site?

What will be the main attractions of the hotel?

Is it possible to build a big enough building on the site?

Do main services exist or can they be provided?

What are the constraints from neighboring buildings and from the
environment?
The choice of layout must naturally take into consideration all matters in
connection with security and control over risks:

Access to emergency services

Danger of flooding

Risk of avalanches or landslides

Risk of earthquakes / Tsunami

Risk of cyclones

Atmospheric pollution
Visibility is a major element to be taken into consideration: Swiss-Belinn must
not be a building "enclosed" within a district but must, on the contrary, be an
outstanding or independent building. The notion of space is absolutely basic.
The construction of a hotel at the edge of a town must maintain large areas of
open ground.

Apart from that, there are no absolute criteria for the selection of a site or of
an existing building, but, above all, common sense and a certain amount of
intuition must be used.
The environment must be considered, but making allowance for the fact that,
by its very existence, the hotel will modify and enhance this environment,
constitute an area of attraction and will contribute to its expansion. Obviously,
areas which are considered to be dangerous or an unfavorable or unhealthy
environment should be avoided.
Whenever possible, for new buildings, it is desirable to provide a layout on the
site which retains possibilities for extension to the guest bedrooms and to the
public areas.

services guideline.

F. FIRE LIFE SAFETY

To meet SBI standards, all hotels must incorporate six basic requirements:
Construction materials, fire and smoke compartmentation which
prevent the rapid spread of smoke and fire.
A variety of means for detecting smoke or fire problems, including their
specific location, which immediately alert hotel management to an
emergency.
A means of advising hotel occupants as to the course of action they
must take in the event of a fire emergency.
Firefighting systems, including sprinkler protection systems, hydrants,
hose reels,
Firefighting system for special and specific applications as well as
portable extinguishers and the like.
Means of minimizing risk to hotel occupants by providing suitable
signage, protected means of escape, smoke control, emergency exit
lighting and the like.
Fully enclosed stairs as may be used for fire escapes shall incorporate stair
pressurization systems and smoke extractor.
As a minimum standard, which sets the framework for fire protection and
smoke control, the following codes and standards shall apply:
Legally adopted standards and codes of practice applicable to the
area or country within which the hotel is located.
Additional codes and standards as advised by the Project Manager,
as may apply due to contractual arrangements for the financing of the
Project.
Current NFPA 101 (National Fire Protection Association), where
standards identified above are less than NFPA 101 requirements.
