Barangay Telapatio, San Ildefonso, Bulacan, representative of the late
RODELIO MERCADO, son of LINO MERCADO, hereinafter called
the HEIR/SELLER; and
7. CARINA STO. TOMAS ROSINA, of legal age, Filipino, married,
residing in Barangay Calawitan, San Ildefonso, Bulacan hereinafter
called the VENDEE;

WHEREAS, RONALD MERCADO and RODELIO MERCADO JR., are the


legitimate heirs and representative of the deceased RODELIO MERCADO;
WHEREAS, LINO MERCADO and LOURDES MERCADO died intestate,
without Will or Testament, and without any outstanding debts in favor of any
person or entity;
WHEREAS, the legal heirs of the deceased LINO MERCADO and
LOURDES MERCADO extra-judicially settle among themselves a parcel of land
particularly described in Emancipation Patent No. 370097 located in
Barangay Telapatio, San Ildefonso, Bulacan, more particularly described as
follows:

A PARCEL OF LAND (Lot 8 of the subdivision plan, Psd03-027307 (OLT), being a portion of Lot 2933, Psd-52045 L.R.C.
Rec. No. situated in the Barrio of Tilapatio, Municipality of San
Ildefonso, Province of Bulacan. Bounded on the NE., along line
1-2 by Lot 5 of the subdivision plan; on the SE., along line 2-3
by Lot 2915, Psd-52045; on the SW., along line 3-4 by Lot 9 of
the subdivision plan; on the NW., along line 4-5 by lot 2506,
Psd-52045; and on the NE., along line 5-6 by Lot 7; along line 67 by Lot 5; and along line 7 to 1 by lot 6 all of the subdivision
plan. xxx containing an area of TWO THOUSAND EIGHT
HUNDRED THIRTY TWO (2,832) square meters.

WHEREAS, in view of the foregoing, ______________________,

RONALD MERCADO and RODELIO MERCADO JR., are the owners by hereditary
succession of a parcel of land located in Telapatio, San Ildefonso, Bulacan
covered by Emancipation Patent No. 370097;
WHEREAS, pursuant to Rule 74 Sec. 1 of the Revised Rules of Court of
the Philippines, and being with full capacity to contract, we do hereby
adjudicate unto ourselves the parcel of land described above;
THAT, we hereby affirm that we have executed the this instrument
out of our own free will without force, intimidation or violence upon our
person, and that we have hereby received our just and proper share and
have no more claim or demand against each other in connection with the
adjudication of the above-described parcel of land;

WHEREAS, the VENDEE has offered to buy and the SELLERS have
agreed to sell THREE HUNDRED (300) square meters of the above-mentioned
property under the terms and conditions herein below set forth:

1) The total consideration shall be ONE HUNDRED FIVE THOUSAND


PESOS (P105,000.00), Philippine currency;

a. FIFTY FIVE THOUSAND PESOS (P55,000.00) to be paid on the


date and time of signing of this document; and
b. The balance to be paid until the end of December 2016;

2) Capital Gains Tax and Real Estate Tax, shall be for the account of the
VENDORS;

3) Documentary Stamps Tax, Registration Fee, registration expenses, and


all other miscellaneous fees and expenses shall be to the account of
the VENDEE;

4) Possession to the subject property shall be delivered by the VENDORS


to the VENDEE upon full payment of the total consideration;

NOW THEREFORE, for and in consideration of the sum of ONE


HUNDRED FIVE THOUSAND PESOS (P105,000.00), Philippine currency,
hand paid by the vendee, CARINA STO. TOMAS ROSINA to the HEIRS, the
SELLERS/HEIRS do HEREBY SELL, TRANSFER, and CONVEY by way of
Absolute Sale unto the said VENDEE, her heirs and assigns, the certain
parcel of land together with all the improvements found thereon, free from
all liens and encumbrances of whatever nature excluding the real estate
taxes as of the date of this sale.
