RENEWAL OF LEASE CONTRACT

KNOW ALL MEN THESE PRESENTS:


This contract is made and executed by and between JUN P. WENCESLAO, of legal age,
married, Filipino with residence at Barangay 92 Apitong, Crisostomo Subdivision , Tacloban
City, Leyte referred to as the LESSOR;
and
THE PHILIPPINE RED CROSS, an independent, autonomous, non-governmental organization
duly existing by virtue of laws of the Republic of the Philippines, with its National Headquarters
located at Bonifacio Drive, Port Area, Manila, represented herein by GWENDOLYN T. PANG,
Secretary General, hereinafter referred to as LESSEE.
WITHESSETH
WHEREAS, the LESSOR is the owner of a residential lot with apartment building constructed
thereon suitable for residential use, located along Brgy. 92, Apitong, Crisostomo Subdivision,
Tacloban City, Leyte.
WHEREAS, the LESSEE is interested to occupy in lease the property as staff house of the
employees of Philippine Red Cross deployed for the implementation of Emergency and Early
Recovery Assistance to People Affected by Haiyan and agree to lease the same to them under the
following terms and conditions, to wit:
1. That the contract commences on March 15, 2015 and expires in 12 months therefrom
or until March 15, 2016 . Parties may however , renew the contract upon its
expiration on such terms and conditions as they may mutually agree upon:

That the contract covers the lot and the three-bedroom apartment constructed on it
including all the facilities therein (with toilets and baths);

3. That the LESSOR also allows the LESSEE to use for their own benefit the following
things available in the house prior to occupancy and subject to inventory in the
presence of both parties, to wit:

Wooden Bed
Mattresses
Curtains
Glass Table
Kitchen Wares

4. That the LESSEE must keep all these items including the house in good condition;

5. That rentals is hereto fixed at P30,000. per month payable in check only not later
than the 15th day of the month it is due : All rental shall be made only to the LESSOR
through the bank account that the LESSOR will give/provide.
6. That parties hereto expressly acknowledge that the LESSEE already paid the one
month deposit, one month advance equivalent to FIFTY THOUSAND PESOS
(P50,000.00) with further agreement that the deposit is not consumable but is
refundable and will be used to cover whatever bills the LESSEE may leave upon
vacating the premises or any repairs necessary for the damage caused on the account
of the LESSEE;
7. That maintenance repairs shall be done only by the LESSOR through his duly
authorized personnel not includes the replacement of bulbs and door knobs ;
8. That any matter of concern affecting the occupancy of the LESSEE shall be addressed
to the LESSOR through his duly authorized representative.
9. That the leased properties shall be used only for residential purpose and by the
immediate family member of the LESSEE. Only 5 persons, No boarders and no third
persons shall be maintained on the premises, except occasional visitors and household
helpers of not more than two persons;
10. That the LESSOR shall pay for all utility bills due the premises such as: electricity
and water bills consumed by the LESSEE during occupancy. Any unpaid bill due
upon termination hereof shall be paid by them as well; Further, that the monthly
rental of P30,000.00 already includes allocation for electricity amounting to
P2,000.00 only and the water bill for free.
11. That the LESSEE cannot sub-lease the property nor assign their rights thereon
pursuant to this contract;
12. That the LESSEE shall at all times keep the leased properties in good, clean and
sanitary condition at their own expense. No domesticated animals shall be
maintained on the premises;
13. That the LESSOR shall also keep premises safe and secure at their own expenses at
all times and the LESSEE on the other hand must also exercise the necessary
precautions and measures to keep the house from danger;
14. That safety of the LESSEE and all of things on the leased premises shall be the joined
responsibility of both parties;
15. That, any necessary and incidental repairs to be made on the building shall be
charged to the account of the LESSOR. No repairs shall be made by the LESSEE
unless damages caused upon the building or loss of any of the things thereon due to
fault or negligence of the LESSEE shall be borne by the LESSEE;

16. That any violation to the foregoing stipulations terminates the contract outright
without prejudice to the right of the LESSOR to close the premises upon a thirty-day
notice to collect whatever is owing his and to eject LESSEE from the leased
premises;
17. That parties may, upon termination of the contract, enter into new contract of lease
under such terms and conditions they may freely agree.
