DRAFT LETTER
Dear Ms Cook
We have been contacted by the above client in connection with parking issues in the area outside the
properties 14 Manor House Cottages, Blacksnape Road, Darwen.
We understand that you are currently renting out your property no. 2 Manor House Cottages. Our
client only knows your tenants as Sue and Eddie.
We are instructed that each property has its own allocated garage and own allocated parking area in
front of the garage.
We enclose herewith a copy of a plan which was attached to our clients Transfer. The Transfer
confers the right for our client at all times and for all usual and reasonable purposes to pass and repass with or without motor and other vehicles over and along the roadway coloured yellow on the said
plan, the transferee being responsible jointly on a pro rata basis with the owner and occupier for the
time being of the adjoining properties on the estate for maintaining the same in good condition.
We are instructed that your tenants are routinely parking a Ford Ka registration no. YT53 EJD in the
yellow area outside their property. Our client has asked if they can park the vehicle in the garage or in
the allocated area in front of the garage but has been informed that it is too much hassle.
As the owner of the property and the landlord, we would be grateful if you would use your best
endeavours to request that your tenants do not park in this area. The area is not a permanent parking
area and is a right of way and therefore your tenants are blocking a right of way. Our client is equally
responsible for the repairs and we are instructed that due to the parking the area is becoming
increasingly cut up and damaged and our client believes that he should not be responsible on an
equal basis in circumstances where the car should not be parked there.
There is a further issue that a previous resident at one point started to park in the area where your
tenants are currently parking the car. We are instructed that there is a downhill slope in that area and

on one occasion in the ice and snow our clients car skidded into the vehicle. Our client would not
wish this to occur again.
Our client has asked if this matter could be dealt with amicably as, despite assurances, unfortunately
the tenants continue to park in the area.
As stated above we would be grateful if you could use your best endeavours to ensure that the
tenants do not park on the right of way.
We look forward to hearing from you.
We enclose copy letters forwarded to the tenants and to the letting agents.
