monthly and in advance the rent in the first five days of every each calendar

payment the equivelant to 4 % over the amount due rent with shall be
demandable on the day following the day of payment (pay day) and daily
thereafter. D) Destination or Perpuse:
In arrears of the pay of the rent, the sublessee have to cancel the interest for
delayed payment, a equivalent amount of four percent (4%) monthly on the
amount of adequate income that will be enforceable the day and the next day
of daily payment;
d) Destiny: the sublessee is forgiven to fully or partially the property herein
leased; assign rights under this contract give the property the use other than
the one herein specified; permit the use of the property by other person or
entities other than the company; to store or briging to the properties
substances that are: salt petrous, corrosive, explosive, trade illicit or prohibit by
law, to make improvements on the property with shall in any case remain in

any damages to the property; F) Utilities: the payments for the electric power,

send monthly to the sublessor to send the fotocopy of the services duly pay; g)
the sublessee deliver to the sublessor the amount of one thousand and two
hundred and five dollars from of United States of America and thirty six dollars
to cover the payments of utilities repairs or for the other necessity except for
rent, that cover to make the payment or any other except the rent that the
sublessor leaves. The sublessor should return the unused part of the money
thrity working days after the property has being handed over legally; h) Early
termination: this contract could be deem due terminated and the sublessor
could claim the eviction of the property and collect the pay owed in any of the
caises establish of the law or if the sublessee ceased or fall to complaided or
prohibitions in this contract or under the law as of now the sublessee accept
faithful and acuretate the accounts presented by the sublessor as liquid and
demandable the amount change or collective and waives the jurisdiction of his
domicile abiding herself to the Courts of Justice in the department of
Guatemala, appointing address to recive notice the least property/ designating
or appoint the least property as address to receive notice where the same shall
be legally handed as long as there is not written notice to the sublessor as to
the change of address. If the sublesse to deam as terminated before the expiry
term: notice shall be given written to the sublessor with at in three months in
advance otherwise, pay an amount equivalent to twice the value of one month

rent and without predices to the pertinent rights to the sublessor to collect the
ended for other consents; I)Expenses: incure in regard to this contract as well
as those judicial or out- of-court debt collection if applicable or perminat shall
be under the account of the sublessee until the property is vacated, the keys of
the property or the copies of the same shall be return and non obligation are
full it the satisfaction of the sublessor. TRHIRD: the sublessor stays the property
is in abilable condition and subtable the use that the same has: three
bathrooms with new installations, water bomb, new white paint surfaces, ten
wooden and burnished doors and stairs, kitchen with cabinets, electric water
hitter; windows with balconies with no broken glasses all in which is in all good
conditions; and further shall be return in the same conditions that it was
received leaving to the benefic of the sublessor the improvements is made and
the all repairs is need it should be care it out so that the property remains in
good conditions / in good work conditions; that will be responsible for the
repair of the broken windows of drains and bathrooms and the water bomb
FOURT: the sublessee further stays that she will allow visits at least once a
moth in order to verified the conditions of the property at shall permitted
visitation with third paties on month before the expire term and in the
abovemention terms accepts the sublessee contract herein made; FIFTH: on his

the sublessee for each and that she assumes here andunder and for the
excentions thereof under edictions is legally verified and the obligations derited
