Mohali which is also known as S.A.S. Nagar, surrounds Chandigarh from three sides and forms part of Tricity Area
(Chandigarh Mohali Panchkula with a Population of more than 2 Million). The City, 18th district of Punjab is
undergoing through rapid Infrastructural, Commercial, Residential & Institutional Development .

A. Qualification Criteria :
Interested International / National Independent Legal entities including Joint Ventures, Consortia etc meeting the
following criteria may submit the Expression of Interest (EoI)
1. International Hotel Chain having experience in Development ,Operation and Management of at least two
Hotels with rating of Five Star or above.
OR
Real Estate Developers having experience in Development of two Real Estate Commercial projects with a
minimum completed built up area of 4 lakhs sqft each. However, such bidders are required to have a tie-up for
year with an International Five Star Hotel Chain,, while submitting

However, such bidders will have to demonstrate above criteria independently and are required to have a tie-up with
International Five Star Hotel Chain for minimum 10 years , while submitting the EoI.
In case of Joint Venture / Consortium,
Consortium the maximum number of Partners / Members allowed shall be Three.

Broad Scope of Work: The scope of work for the Private Sector Participant shall include Planning, Designing, Engineering,
Financing, Construction, Marketing, Operation and Management of Five Star Hotel cum International Convention Centre
and recover the investment by earning revenues through various revenue streams during the Concession Period.
Submission of EOI: The EOI should be accompanied with the audited financial certificates/statements and evidence of
experience like client certificates etc, along with the existing organization details including certificate of incorporation, letter of
association / JV agreement (if applicable).Interested bidders may send their EOI to the office of Punjab Infrastructure
Development Board on or before 6th August 2008 by (17:00 Hrs) along with a non-refundable Demand Draft of Rupees
10 000/ (Rupees Ten Thousand only) or US$ 250 (US$ Two Hundred and Fifty only) in favour of PUNJAB
10,000/INFRASTRUCTURE DEVELOPMENT BOARD payable at Chandigarh . The project briefing meeting will be held on 14th
July, 2008 at 3.00 PM in the Conference Room of PIDB, SCO: 89-90, Sector 34 A, Chandigarh-22.
PIDB reserves right to accept or reject any application and to annul the selection process at any time, without incurring any
liability and without assigning any reason thereof.
