RENT AGREEMENT

This Rent Agreement is made at Faridabad on this 20th day of May


of 2009 between Shri Amrit Lal Sharma S/o Late Shri Tirath Ram
Sharma , resident of House No-499, Sector -16-A Faridabad
-121002, Haryana , owner of this Flat number M-96, Rama
Krishna Vihar , Plot No-29, Patparganj, Delhi-110092, hereafter
called the First Party/Landlord ( Which expression shall wherever
contract so admits means and include his heir ,legal
representatives , successors and assigns ) and Mr. G B Singh,
President of CBS Memorial Viklang Sansthan , s/o Late Shri P N
Singh , and resident of 124 Rama Krishna Vihar, Patparganj ,
Delhi-110092, hereafter called the Second Party/ Tenant ( which

expression shall wherever contract so admits mean and include his


heir, legal representatives , successors and assignee )
Whereas the first party is the owner/landlord of flat No-M-96,
Rama Krishan Vihar, Plot No-29, Patparganj , Delhi-110092.
1. And whereas the first party has agreed to let Mr G B Singh ,
the second party flat No- M-96, Rama Krishan Vihar , Plot
No- 29, Patparganj Delhi-110092, comprising of two bed
rooms , one

drawing room , one kitchen , two latrines cum bath rooms on
monthly rent of Rs. 7000/- ( Rupees Seven Thousand only) in
advance towards this premises to the first party on or before the
1st day of each calendar month.
2. That the Tenancy shall commence with effect from 20-05-09
for the limited period of 22 months .
3. That the second party shall immediately pay a security of
Rs. 14000/- ( Rupees Fourteen Thousand Only) to the first
party. The first party will refund this amount ( without any
interest) at the expiry/termination of this lease period.
4. That the electricity ,water , cooking gas and maintenance
charges will be paid regularly by the second party to the
Society or appropriate authorities .
5. That the second party shall not sublet ,assign or part with the
tenanted premises in any manner.
6. That the second party shall not make any additions or
alteration to the tenanted premises .
7. That the house tax, any development charges or land charges
will be paid by the first party.
8. The cost of initial repairs of the fittings including
distempering , painting and polishing shall be borne by the
first party and thereafter all the day to day repairs such as

fuses, leakages of water taps/tank etc. will be effected by the


second party.
9. That after the expiry of 22 months period the second party
shall handover the said premises in good condition without
any terms and conditions otherwise the agreement will be
deemed as cancelled and in that event the second party shall
be responsible for all costs and consequences thereof .
10.
That for purpose of giving any notice or sending any
communication of one party to the other, the address of each
party as mentioned above shall be deemed to be the proper
address in which notice of communication will be made.

That second party shall use this premises for the
Peaceful residential purpose only and misuse the said
premises .
12.
That second party shall not file any suit against the
first party/landlord either for standard rent or for the
continuation of tenancy .
13.
That second party shall abide by all other rules and
regulations of the Society, DDA and bylaws etc.
14.
That second party will have the right to vacate the
premises during the tenancy by serving one month notice to
the first party in which the tenancy will expire at the end of
the notice period .

only) in advance towards this premises to the first party on or
before the 1st day of each calendar month.
2 That the Tenancy shall commence with effect from 01-06-09
for the limited period of 22 months .
3 That the second party shall immediately pay a security of
Rs. 22000/- ( Rupees Twenty Two Thousand Only) to the
first party. The first party will refund this amount (without
any interest) at the expiry/termination of this lease period.

4 That the electricity ,water , and maintenance charges will be


paid regularly by the second party to the appropriate
authorities .
5 That the second party shall not sublet ,assign or part with the
tenanted premises in any manner.
6 That the second party shall not make any additions or
alteration to the tenanted premises .
7 That the house tax, any development charges or land charges
will be paid by the first party.
8 The cost of initial repairs of the fittings including

is ready to let out the above said booth to second party on
monthly rent basis , on the request of the second party .

NOW THIS AGREEMENT WITNESSETH AS UNDER:1. That the rent of the said premises is fixed at Rs.
24000/-(Rupees Twenty four Thousand only) per
month.
2. That the tenancy shall be start from 20-04-2008 and it
shall be continued initially for a period of eleven
months.
3. That the period of tenancy may be extended for its
further period only on the option of first party and in
the event the rate of rent shall be increased at the rate
of 20% every eleven months.
4. That the second
party shall use the above said
premises only for stationary & Gift Gallery purpose.
5. That the second party shall not sublet part with
possession or assign the same to any person in any
manner and the premises will be used by the first
party only for own purpose.
6. That the monthly rent shall be payable by the second
party to the first party latest by the 10 th of each
English Calender month in advance.
7. That the second party shall handover vacant peaceful
possession of the rented premises in question to the
first party at the time of expiry of the tenancy period
positively.
8 That the second party shall pay the Electricity charges
extra than thesaid agreed rent as and when the bills
for such expenses/charges
Are produced by the concerned authorities.

premises at reasonable time for inspection purpose

for her own use .The second party should vacant the
shop.

RENT AGREEMENT
This Indenture of Lease is made at Faridabad on the 22 nd
day of February 2012 BETWEEN Usha Chugh Wife of Shri
R.P. Chugh resident of H.No.-2625, Sector-16 Faridabad
(Hereinafter called the LESSOR ,which expression shall
include his/ her heirs, executors successors ,legal
representatives and assigns )of the one part

SHRI NIKUNJ Son of Late SH. Sharwan Kumar resident of
H.No.-1041, Sector-17 Faridabad (Hereinafter called the
LESSEE, which expressions shall unless excluded by or
repugnant to the context be deemed to include his/her
heirs, successors, executors, legal representatives and
permitted assigns)of the other part.
WHEREAS the Lessor is the owner of a property bearing
H.No.-2625, Sector-16 Faridabad, and whereas the Lessor
has agreed and the Lessee has agreed to take on lease the
said premises which is consisting two bedroom with
Drawing Dining, Kitchen and two Bathroom of the property
on the following terms and conditions:-

1 That the rent of the said premises will be Rs. 8500/(Rupees Eight Thousand Five hundred only) per month.

2 That the Lessee shall pay Rs.8500/-as One month
advance rent and Rs. 7000/- as security to the
Lessor ,which will be adjusted /refunded at the time of
vacate the said premises after deducting all the dues.
3 That the tenancy will commence from 01-04-2012 and
shall continue for Eleven Months.
4 That the Lessee shall handover vacant and peaceful
possession of the said premises in question to the
Lessor at the time of termination of the above lease.
5 That the monthly rent of the said premises will be paid
by the Lessee to the Lessor in advance every month
latest by 7th of each English calendar month after
excluding the recurring expenses for the month.
6 That the Lessee shall not sublet in any circumstances
of the said premises in whole or its part thereof and
the said premises will be used by the Lessee only for
Residential purposes and not for any other purpose.

the
Lessee
shall
not
make
any
alteration/construction for any type in the said
premises as well as in the open space without written
permission form the Lessor.
8 That day to day repairs such as fuse .Leakage in
water taps etc. will be done by the Lessee at his/her
own costs, but the major repairs such as cracks in the
building etc. will be done by Lessor when informed by
Lessee.
9 That the Lessee shall permit the Lessor or any of his
/her authorized person to enter the said premises at
reasonable time for inspection.
10That one month giving advance notice by either side of
terminate the lease, during the tenancy of lease
period. That the Lessee shall remain bound by the laws
and bye laws of the local authorities and Government
as per rule.

11That the Lessee shall keep the premises in good


tenantable conditions and shall not cause any loss
damage to it subject to a normal general wear and tear
of premises in question .the Lessee at his/her own
expenses will replace any item damages.
12That the said house is having an electrical connection
from the concerned department .That the Lessee will
be responsible and liable of making payments, towards
electricity consumption during this tenancy period.
That the Lessee will also be liable for any misuse of the
said connection and also for any electricity theft if it
occurs. That under any circumstances the Lessor will
not be responsible for any theft/ department case
against the said electricity connection and it will be
sole responsibility of the Lessee.
13That the rent will be increased @ 10% per annum at
compound interest basis.
14That the terms and conditions of this Agreement are
stared above shall be binding on both the parties. The
terms and conditions are final and are irrevocable.

WHEREAS the Lessor is the owner of a property bearing, No.
2BHK NIT Faridabad and whereas the Lessor has agreed
and the Lessee has agreed to take on lease the said
premises which is consisting of First floor on the first floor
on the following terms and conditions:-

This Indenture of rent deed is made at Faridabad on the 30 th day

,which expression shall include his, executors shall include his
executers, successors,legal representatives and attorney) of the

Godrej Bhawan , Sher Sha Suri Marg, Okhla, Railway Station New
Delhi-110065. (Hereinafter called the LESSEE, the party of the
Second Part).
WHEREAS the Lessor is the owner of a property bearing H.No211, Sector-15 Faridabad Haryana and the Lessor has agreed to
give on lease three bedrooms, One drawing cum dining room,
two toilets, one kitchen and one store also one side portion
consisting of one room and one toilet to the lessee and the
lessee has agreed to take on lease on the following terms and
conditions a monthly rent of Rs. 12100/-( Rupees Twelve
Thousand One Hundred Only ).

1 That the tenancy period is further renewed for a period of
11 months and shall commence w.e.f. 13 th March 2009 to
12th February 2010 . Initialy the lease will be for eleven
months. It can be extended for two years more if the lease
so desired and in that case there will be hire in rent by 10%
of the present rent.
2 That the teanent shall pay the mutually agreed monthly
rent of Rs. 12100/- (Rupees Twelve Thousand One Hundred
Only) every month in advance on or before 7 th day of each
English Calendar month by cheque only. The tenant has
agreed to give to the land lord Advance Chdques every
month latest by 20th of each month.
3 That the tenant above named has paid a through cheque of
Rs. 22000/-(Rupees Twenty Two Thousand Only) being
equivalent to tow months rent in March 2008 as an interest
free security deposit to ensure timely and prompt payment
of monthly rent stipulated in clause 2 above and also as a
safeguard and adjustment of any damages/missing of
fitting and fixtures in house, arrears of any electricity bills
etc. during the tenancy period . The security deposit shall

be refunded by the first party to the second party at the


time of handing over vacant possession of the said
premises in entirely on expiry of stipulated tenancy period
unless extended
That the party of the second part shall be responsible for
timely payment of the electricity, water, sewerage And or
the other service charges etc. The tenant shall be
responsible to pay the electricity bill of the bill of the house
and or any other charges to the concerned authorities The
receipt shall be handed over to the landlord immediately
after the payment there of for his records , however the
tenant can keep Photostat copies of such receipts with him
for his record .
That and House tax shall be payable by the party of the
First part as levied by the authorities.
That the premises in question have been let out strictly for
residential purpose to the second party only not for any
commercial use.
That the party of the second part shall not sublet or part
with the said premises either in full or in part thereof or
allow any strangers to stay on in the premises.
That no structural changes shall be done by the party of
the second part to the premises in question.
That the tenant shall be responsible to attend day to the
minor repairs or leakage of water taps etc. and
repair/restore to the original condition all sanitary,
electrical and such other fitting and fixtures which may be
damaged/missing during the tenants occupancy at his own
cost and expenses and keep the premises in neat and
clean condition failing which necessary deduction from the
security deposit at the time or vacation of the premises will
be done by the land lord.

10 That the party of the second part shall permit the party of
the first part or his authorized agent to enter the premises
for inspection and or to carry out major repairs if any at
reasonable time as and when necessary.
11 That this tenancy stipulated therein can be terminated by
one month notice by the tenant during the period lease
agreement . The land lord can terminate the lease

agreement after expiry of the lease period by giving one


month notice.
12 That on expiry of his tenancy period unless extended the
tenant shall Peacefully and quietly handover to the landlord
vacant possession of the aforesaid premises together with
all the fitting and fixtures in the same conditions as existed
at the time of grant of this tenancy normal wear and tear of
course accepted. It is placed or records that all sanitary,
electrical Fittings fixtures and other fittings are in perfect
working conditions at the Time of executing this rent
agreement.
13 That in the event of failing to hand over vacant possession
of the house on expiry of the stipulated tenancy period, the
tenant specifically undertakes to pay with immediate effect
an amount of Rs.600/-( Rupees Six Hundred Only) per day
as damages for wrongful use and occupation of the said
house till date vacant possession of the demised premises
is handed over/Restored to the landlord.
14 Tenant will provide identity proof to the owner for police
verification for any unwarranted happening.

WHEREAS the Lessor is the owner of a property bearing, No.

and the Lessee has agreed to take on lease the said
premises which is consisting of one Cabin on the first floor
on the following terms and conditions:1 That the rent of the said premises will be Rs3000/(Rupees Three Thousand only) per month.

RENT AGREEMENT
This Rent agreement made at Faridabad on this
24th November 2008 between :Ravi Miglani Son of Late Shri Sunder Lal Miglani resident
of H.No-598, Sector-29 Faridabad (Hereinafter called the
LESSOR ,which expression shall include his/ her heirs,
executors successors ,legal representatives and assigns )of
the one part , Shri Man Mohan Khanna son of Shri Shyam
Chand Sharma resident of H.No-F-207, Sector-18B, Dwarka
Delhi (Hereinafter called the LESSEE, which expressions
shall unless excluded by or repugnant to the context be
deemed to include his/her heirs, successors ,executors,

WHEREAS the Lessor is the owner of a property bearing,
H.No-598, Sector-29 Faridabad and whereas the Lessor has
agreed and the Lessee has agreed to take on lease the said
premises which is consisting of One shop on the following
terms and conditions:1. That the landlord has agreed to let out the said
premises to the tenant w.e.f. and on a monthly rent of

regulations of the second and local authority .Noncompliance of this clause shall automatically terminate this
agreement and the second party shall vacate the rented flat
forthwith .
7 That the second party shall handover the vacant physical
possession of the rented flat to the first party at the time of
expiry of tenancy period of the agreement positively of
under automatic termination of this agreement given
elsewhere in this document .
8 That the second party shall use the rented flat only for
Residential purpose and no commercial activity shall be
carried for the rented flat . Non-compliance of this clause
shall mean violation of clause No. 6 above and consequence
thereof.
9 That the second party shall pay the electricity water
sewerage and maintenance charges extra to the agreed rent
to the said third party directly and regularly as and when
asked for by the third party through notice. In case of failure
to pay the above charges by the second party to the third
party consecutively for two months and/or cycle, this
agreement will automatically get cancelled and the second
party shall be bound to vacate the flat immediately .The first
party in the above event shall pay to the third party all
outstanding dues towards electricity maintenance, water
,sewerage charges.
10 The second party shall not damage the fitting and fixture
fitted in the rented flat and maintain the same in good
condition and shall also make arrangements for repair
and/or replacement of the fitting and fixture if required due
to the damages and/or worn out for use of the same
whatsoever at his own cost.

11 The second party shall not sublet/part-with the possession of


assign the same to any person in any manner.
12 The second party shall not make any construction addition
or addition of any nature in the flat without written consent
of the third party. Failure or non-compliance of this clause
and clause NO.11 above shall mean violation of clause No.
6 with consequences thereof .
13 That the day to day repairs such as change of electrical fuse.
leakage of water taps etc. shall be carried out by the second
party at his own cost for the rented flat. All major repairs of
the flat like in crack in wails damages of floor titles etc.shall
be done by the first party at his own cost when so informed
by the second party with prior written intimation to the third
party.
14 The second party shall permit the first party and authorized
representative of third party to enter the rented flat at all
reasonable time for inspection purpose.
15 The first party shall pay all municipal taxes and statutory
levies as assessed from time to time by the local authorities
in respect of the flat in question .the first party shall also pay
any balance amount towards cost of land and construction
of flat as may be asked by the third party.
16 The first party and third party shall not interfere in the
peaceful living and enjoyment of rented flat by the second
party during tenancy of this agreement .
17 That the second party shall given two months advance
notice in written to the first party in case he wants to vacate
the flat in question before the expiry of this agreement .the
tenancy by this agreement may also be terminated by the
first party giving one month notice to the second party for
vacating the flat excepting automotive termination of this
agreement given elsewhere in this document when the
second party shall be bound to vacate the rented flat within
48 hours.
18 The second party shall live in the rented flat with the
members of his family only. His guests are only permitted to
live in the rented flat for a limited period and to when the

members of the family of the second party are also living in


the flat. the second party shall live in the flat with clear
understanding that he and his family will not take parts in
the activates of the third party in any manner.
19 That the first two parties of this agreement have specifically
agreed that consideration the location accommodations and

party has accepted the rent as standard rent .
20 That the Second party will keep One month rent as security

any balance amount towards cost of land and construction of
flat as may be asked by the third party.

17 The first party and third party shall not interfere in the
peaceful living and enjoyment of rented flat by the second
party during tenancy of this agreement.
18 That the second party shall given two months advance
notice in written to the first party in case he wants to vacate
the flat in question before the expiry of this agreement .the
tenancy by this agreement may also be terminated by the
first party giving one month notice to the second party for
vacating the flat excepting automotive termination of this
agreement given elsewhere in this document when the
second party shall be bound to vacate the rented flat within
48 hours.
19 The second party shall live in the rented flat with the
members of his family only. His guests are only permitted to

live in the rented flat for a limited period and to when the
members of the family of the second party are also living in
the flat. The second party shall live in the flat with clear
understanding that he and his family will not take parts in
the activates of the third party in any manner.
20 That the first two parties of this agreement have specifically
agreed that consideration the location accommodations and
conditions of the said flat the agreed rent is a fair rent and is
consistent with the prevailing market rate and the second
party has accepted the rent as standard rent.
21 That the Second party will keep One month rent as security
deposit with the first party at the time of agreement which
will return to the second party after adjusting dues if any at

RENT AGREEMENT
This Rent Agreement is executed at Faridabad on this 17 th day of September 2007
between Smt Sushila Singhal wife of Shri Sunil singhal resident of G-1/172, Indira
enclave, sector-21D Faridabad,hereinafter called the first party /tenant (which
expression of the first party shall mean and include their ,heirs successors and assigns )
***AND*** Shri Sabir Alam son of Shri Manzar Haqual resident of village Bahadur

determination of the tenancy he shall l surrender the vacant possession of the
premise or said property to the landlord /second part in original conditions
subject of the normal wear and tear.
10. that the first party shall not carry out or caused to he carried out any changes,
additions alterations in the said premises without the prior written consent of the
second part.
11. That the rent will be increased 10% after Eleven months the expiry of the said
period with the option of first party.
12. That Electricity & other charges will be paid by first party directly to the
concerned department as per their consumption.
13. That first party shall comply with all the rules regulations and by laws to local
authority whatsoever with regard to the said premises.
14. The party of the first part agrees that they will not store any explosive or highly
inflammable articles of goods in the said property without ensuring the same.

made or anything is done or threatened to be done by any person
which if not stopped might confer on him a right of easement
against, the demised land. The lessee will forthwith give notice
thereof to the lessor and permit him and hi servant and agents to
enter the demised premises to inspect the same.
6. The lessee will not without pervious in writing of the lessor sell,
mortgage or sublet or in any other manner transfer or part with the
possession of the whole or any part off the office premises or his
interest in the same.
7. The lessor shall be liable to pay the house tax and ground rent,
Electricity Bill any other Govt. dues directly to the concerned

Notice in advance to vacant the premises.
9. The lessee shall be allowed to take their belongings i.e. Furniture,
Fixture etc. installed by them on expiry of the Deed.
