safe place to live.
The average home is filled with
various items that can be harmful
to pets. Just as parents baby-proof
their homes when welcoming
new children into their families,
pet owners can take inventory of
potential hazards to pets and take
steps to safeguard their pets from
home-related injuries. According to
the American Veterinary Medical Association, a few simple adjustments
around the house can prevent many
pet emergencies.

Take precautions around


the house to keep pets safe,
comfortable and secure.

Cats and dogs can be curious


animals, gaining access to areas of a
home pet owners never would have
imagined possible. If you cant store
everything beyond your pets reach,
then use cabinet and drawer latches
to prevent access to areas that are
off limits. Lock doors to basements,
garages and storage sheds as well.

is an often-overlooked, low-cost
remodelers remedy for common complaints
with interiors, offering the ability to lighten,
warm, enlarge, erase or attract attention.
Paint is a powerful tool that can enhance the architectural character and intent of space, says Minneapolis architect
Petra Schwartze of TEA2 Architects.As
you choose your paint, think about what
the experience in the room should be.
Schwartze also advises DIYers to sample
paint colors on a few walls. Dont be shy
about painting a few large swaths on walls
and trim to consider the effect of natural and
artificial lighting. Add samples to opposite
sides of a room to judge the paint color from
different angles. Check the space with the
samples in place and watch how the paint
color changes at different times of the day.
Evaluate your reaction to the proposed
colors and use the tips below to optimize
the space for you.

lure your gaze around the perimeter, making walls seem further away. Use similar
light colors for low-contrast stripes, and
your room will look even larger.

Selecting low-sheen or flat paint colors
also helps hide flaws. Unless walls are
smooth, avoid using high-gloss paint because it reflects light and calls attention to
an uneven surface.

Alliances 2015 Outdoor Furniture Trend Report,
out-of-doors areas on a property are the favored
venues for celebrations with family and friends.
While outdoor entertaining was once relegated
to the warm weather seasons, advancements in
technology have now made it more comfortable
and enjoyable to entertain outdoors for much
of the year. But hosts who want to extend the
outdoor party after summer has come and gone
should consider a few important entertaining tips.

property and how much money you are willing to
lose by holding your ground. Logically we would all
answer, not long and none. You will be more successful if you are receptive to professional advice to
attract a large buyer pool. Below are some common
pitfalls home sellers should avoid.

a small office working in an industry
that had recently been disastrously pummeled. It
was the national companys first foray into the state
and Vering not only helped get the newly launched
ship headed out into smooth waters, he helped it
thrive to the point that its blew an anchor tenant in
a sparkling business building.
Vering himself was coming off a whirlwind time
in his life as he got married, his mother passed
away, the company for which he worked went
bankrupt and the newlyweds were soon expecting.
Oh, and lets not forget that the real estate business was in the tank.I dont think I necessarily got
my feet wet,Vering said of that time period.I got
doused. It definitely made me quite a bit stronger as
far as understanding the mortgage world. How to

But it didnt take very long working with VanDyk
for Vering to know that things were going to get
better, he said. That confidence can be attributed to
founder Tom VanDyk, Vering said.After being with
VanDyk for about six months and seeing what an
amazing company it was and how it has the right
procedures and systems, I was sold, he said.Van-

Dyk has been around for 29 years. I believe thats


a true testament to Tom VanDyks work ethic and
ethics in general.
And thats what has enabled Vering to create a
stable and growing branch office for a company that
has some 40 offices in 34 states.He always viewed
that theres a right and a wrong way to do things
and if we do it the right way, everything will work
out,Vering said.After seeing that after about six
months and having full confidence and faith in the
company, Ive been able to build an amazing office
here in New Mexico.

There were positive vibes from VanDyk immediately, Vering said.Within the first year I flew up to
Grand Rapids, Michigan, where theyre based, met
Tom VanDyk and had lunch with him,Vering said.
Its understood that hes about doing whats right
for the borrower. And that philosophy really is part
of the culture and I try to project that here locally.
A big part of that, he said, is making sure the borrower understands the process and the responsibilities of home ownership.
Do the homebuyers understand what it means
to own a house? We want to set people up for
success and not for failure. Home ownership is
an amazing thing. But we also want to make sure

that people understand what that means,Vering


said. What that means at the VanDyk New Mexico
branch is the load originators have to ask questions
of the borrowers and listen to the answers to try
and meet their needs and circumstances, he said.
It starts with educating the borrower,Vering
said.We do a lot of first-time homebuyers products. Thats where it starts. If somebody has never
owned a home, they dont know. A lot of times,
what needs to be done whether its for an hour or
an hour and a half, is have a meeting and establish
an understanding of what the buyer wants. One
of the first questions I always ask is what can you
afford? Which is very different than what can you
qualify for.

Its also imperative, he said, to find quality, likeminded agents so that theres a synergy between
them. Working with realtor partners who have
the best interests of the buyer in mind is also very,
very important,Vering said. And knowing that
theyre educating the borrower along the way

something that I stress in our office: working with
the right people.

purchase it today with a 95 percent loan or
save another $30,000 in order to get an 80
percent loan without mortgage insurance.
If it took three years to save the additional down payment, the $200,000 home at
3 percent appreciation would cost $218,545.
A 20 percent down payment on the increased sales price would be $43,709, less
the $10,000 the buyers currently have leaves
them $33,709 to save which would amount
to $936.36 a month. They would secure
a $174,836 mortgage at the then current
mortgage rates, which in all likelihood, will
be higher than todays rates.

The alternative is for the buyer to purchase the home today with a 95 percent loan
at todays low interest rates plus approximately $85 a month for mortgage insurance
depending on their credit score. At the end
of three years, the unpaid balance would be
$179,548. Assuming the home will be worth
the same $218,545, the buyers equity would
be almost $39,000.
To reduce the mortgage to the same
amount as the first example, the buyer
would need to make an additional $125
a month principal contribution above the
normal payment. Then, the mortgage would
have an unpaid balance at the end of three
years of $174,775.
When there is sufficient equity in the
home, the mortgage insurance is no longer
required. Some lenders may drop the
mortgage insurance requirement with an
appraisal to provide proof. In other situations, it may require refinancing to eliminate
the insurance.
